Hotel Description

You know what struck me first about Anika Apartment? It’s tucked right on Zrinsko-frankopanska street, which honestly sounds intimidating to pronounce but is actually one of those perfectly positioned spots that locals use as a shortcut. I mean, you’re literally a five-minute walk from the Old Town walls, but far enough away that you won’t hear the constant clatter of rolling suitcases on cobblestones at 6 AM.

The building itself has that solid, lived-in feel that a lot of Dubrovnik accommodations try to fake with rustic décor – but this is the real deal. The apartment units are surprisingly spacious for what you’d expect from a 3-star place, and the owners clearly know their stuff when it comes to what travelers actually need. There’s proper counter space in the kitchenette (not just a tiny corner), decent water pressure in the shower, and – this might sound small but trust me – really good blackout curtains. The whole place has this comfortable, unpolished charm that makes you feel like you’re staying in someone’s actual home rather than a sterile hotel room.

What really sold me on the location was discovering that tiny café about thirty seconds down the street where locals grab their morning coffee for a fraction of what you’d pay near Stradun. Plus, if you’re planning to explore beyond the old city walls, the bus stops are way more accessible from here than from most places inside the historic center. The walk to the main attractions is actually pleasant – you get to see residential Dubrovnik, with laundry hanging between buildings and old men playing chess in doorways. Parking can be tricky (let’s be honest, it’s tricky everywhere in Dubrovnik), but there are some spots nearby if you’re driving, and the owners are pretty helpful with directions. During summer months it gets busy around dinner time with people cutting through to avoid the main tourist routes, but it’s never overwhelming – more like a gentle reminder that you’re in a living, breathing city rather than a museum.

The 8.1 rating makes total sense to me. It’s not trying to be fancy or Instagram-perfect, but everything works well, it’s clean, and you’re getting genuine value for money in a city where that’s increasingly rare. I actually ended up extending my stay an extra night because the whole experience felt so… normal? In the best possible way. Sometimes you just want a comfortable base where you can make coffee in your pajamas and plan your day without feeling like you’re disrupting some carefully curated hotel aesthetic.

    Beautiful grounds and location. Boris was really helpful and the whatsapp messaging was brilliant to get things sorted. We had transfers to and from airport all organised by the company and they were best value for money as taxis are expensive.
    The shower in the apartment was amazing – it's more of a wet room but we loved it. It was perfect for our break in Dubrovnik.

    What could be improved: Not a complaint but to be mindful if you have mibility issues – Dubrovnik has a lot of steps to the old town. But the sights and the experience is really worth the work out.

    10 minutes by foot of the old center city of Dubrovnik. Very peaceful and calm. The access of the Anika Studio was well indicated.

    What could be improved: Be careful of pics on booking.com because there are 2 facilites showed on the page. So Anika appartement is different w/ Anika studio. Toilets and shower together (not enough space). Multiple key looker for the check in. Be careful of parking. We have no choice to pay all along our stay. Really expensive in Dubrovnik. We used Bmove app w/ zone 3.

    – even though we didn't meet her, the host was very accomodating and helpful as we arrived early and she made sure to message me when the studio was ready, very easy to get the keys and good explainations to get to the place

    What could be improved: – not the host's fault but BE AWARE of all the steps leading to the apartment, it's very difficult to get back from the city center in the summer when it's super hot

    An ok studio apartment, in a good location near the old town. The bathroom really needs an update though. Lots of stairs to climb to reach it, so being reasonably fit is preferable . The view from the roof terrace was stunning but again, overlooked so I didn't venture up there often.

    What could be improved: Surrounded by owner occupied properties so I felt like I was invading their personal space, which left me feeling uncomfortable. It's their home after all and I doubt they like random strangers invading their space.. They were lovely people but I felt awkward.
