It’s tucked away on Od Nuncijate street, which honestly made me wonder if my GPS had led me astray. But you know what? Sometimes the best places are the ones that don’t need to shout about themselves. This four-star property has that understated confidence that comes from knowing guests will figure out pretty quickly they’ve stumbled onto something special.
Here’s the thing about Dubrovnik — everyone talks about staying in the Old Town, but the reality is you’ll spend half your time dealing with crowds and the other half searching for parking. Apartment Dvina sits in this sweet spot where you’re close enough to walk to all the main attractions (we’re talking maybe 10-15 minutes to the city walls), but far enough away that you can actually breathe. The fact that they offer free private parking on-site is honestly a game-changer — I mean, try finding a parking spot near Stradun during peak season and you’ll understand why this matters so much.
The apartments here feel more like staying at a well-appointed friend’s place than a typical hotel room. Mine had this lovely terrace that caught the morning light perfectly — great for coffee before the day gets too hot. The kitchen was actually functional (not just for show), which came in handy since Dubrovnik restaurants can get pricey fast. What struck me most was how quiet everything was, especially considering you’re still very much in the city. The soundproofing is solid, and the neighborhood itself has this residential calm that’s hard to find closer to the tourist center.
I loved how easy it was to slip into a local rhythm from this spot. There’s a small market just down the street where I’d grab fresh produce, and the bus connections are actually quite good if you want to explore beyond the Old Town — Cavtat or even the islands are totally doable day trips. The walk into the historic center takes you through some lovely residential streets where you’ll see how people actually live in Dubrovnik, not just the postcard version. Plus, coming home after a long day of sightseeing, you’re walking uphill away from the crowds rather than fighting through them to reach your accommodation.
The 9.5 rating really shows, and I can see why couples especially gravitate toward Apartment Dvina. There’s something romantic about having your own little Croatian hideaway — complete with that private parking I keep mentioning because it’s genuinely that valuable. The hosts clearly understand what travelers actually need: reliable wifi, proper air conditioning, and enough space to spread out after days of exploring. It’s not trying to be flashy or over-the-top; it’s just thoughtfully done in a way that makes you want to extend your stay by a few extra days.

The property was fantastic and the hosts were really friendly and could not do enough for you. It was well equipped along with tea, coffee etc. getting into the old town was easy by uber and only cost around €7 much cheaper than parking charges. I would have no hesitation in staying here again. Thank you both so much!

Bozena was a wonderful host. even though she was working her own job she was always in contact. again that's what you want with the host absolutely accommodating.

A beautiful apartment very clean and fully equipped with everything we needed. It was very hot during our stay and we were given extra fans when asked for. A good supply of cleaning products.
We were greeted by the hosts sister who was very helpful and kindly arranged our taxi to and from the airport. Always happy to help and very friendly.
The apartament absolutely exceeded my expectations. We were there 2 nights, when we left I felt it was too short!
Kitchen is well equipped, bathroom looks good, furniture and all utensils are new.
It is nice there is a parking spot available, it is priceless in Dubrovnik. The apartment is 15min drive from the Old Town.

The apartment is very cosy, it has everything you need. The owner is living in the house next to the apartment, available (at least) by phone at all times. Very helpful!. The garden is beautiful, flowers, trees, everything! There is also a friendly Akita dog nearby! 🥰 Good advises on restaurants/ beaches, etc.
What could be improved: Not so much in the center, but easily accessible by Uber, at about 10 eur/ trip.

ARRIVAL AND HOST
We looked up the location before we drove, so we knew it is a steep road uphill, challenging and yet exciting. We were met by our host at our arrival. She speaks fluently English and showed us around explaining everything in and around the house. She also gave us tips what to do and visit during our stay. We received fruit from her dad, fresh from the garden too!
THE HOUSE
The house is situated above the house where our host familiy lives. You get the whole top floor with separate entrance (stairs). Everytime I would arrive or leave the appartment, I was met by the friendly dog of the owner, so nice and adorable!
The house is modern, has a large and well equipped kitchen and living room with airconditioning, 3 bedrooms and 2 bathrooms. On one side theres a balcony with small seats and a city/sea view. Everything we needed was there.
CITY AND DIRECT SURROUNDINGS
Each evening we would turn left from the house, where you'll have a paronamic view of the sunset over the city and sea. Unforgettable.
On the lower end of the city there's a big supermarket, market, butcher and bakery. As it's steep and quite a distance, a car is recommended (about 10-minute drive). There's a tiny supermarket by foot (15-minute walk downhill).
As Dubrovnik is a real tourist destination, we left our car during our visits to the city center. We bought ourselves a 3-day pass on our arrival day which includes 2 busrides each day and entrance to the city wall, fortress and museums. We took an Uber (only €8) back to the apartment when it got too late for the bus.
We went to the mountain top to enjoy the breathtaking views and had some drinks and dinner there as well. A visit to Kotor (Montenegro) is also worthwhile (but beware of heavy traffic and slow border crossings during high season!)

What could be improved: NOTHING REALLY!
Just an idea: maybe install an awning at the balcony so you could sit on the balcony on a sunny day to enjoy the view from there.
