You know what struck me first about this place?

You know what struck me first about this place? The name actually undersells it – “Holiday Above Dubrovnik” sounds pretty generic, but honestly, the location on Bosanka Street is absolutely perfect. I mean, you’re literally perched above the old town with these incredible views that’ll make you forget about whatever Wi-Fi issues you might have had back home.

The apartment itself feels like someone’s stylish Croatian aunt decided to rent out her best place. It’s got that 4-star comfort level without being stuffy – you know, proper linens and a kitchen that actually works, but with enough character that you remember you’re in Croatia, not some international hotel chain. The 9.7 rating makes total sense once you’re there because the owners clearly get what travelers actually want. They’ve thought about the little things, like having enough outlets near the bed and decent water pressure (trust me, this matters more than you think when you’re washing off a day of walking Dubrovnik’s stone streets).

What really sold me on this spot was how it sits in the residential area – you get authentic neighborhood vibes but you’re still close enough to walk down to Stradun when you want that tourist energy. The morning routine here is something else: you wake up, make coffee in your own kitchen, and step out to views that people pay good money to see from restaurant terraces. And here’s the thing about being “above” the old town – yes, it means a bit of a climb, but it also means you escape the cruise ship crowds by literally being above them. Plus, parking is way more manageable up in this area than if you tried to stay closer to the walls. The bus connections are decent too, though honestly, walking down through the winding streets becomes part of the daily adventure. I’d definitely recommend this place, especially if you’re the type who wants to feel like you’re living in Dubrovnik rather than just visiting it – though fair warning, you might find yourself extending your stay once you settle into the rhythm of the place.

We were two families of four who have just returned from a fabulous break in Dubrovnik. This accommodation is exceptional and the host, Mrs Tea, who conveniently stays in the adjacent property can't do enough to ensure your stay is a memorable one. The location might not suit everyone but as long as you are aware of where it is situated and are happy with that (as you will be having read the numerous reviews) then you will be fine. In the little hilltop village of Bosanka, the views over Dubrovnik old town are stunning. There is a bus stop right outside the property which takes you into the old town for a couple of euros. Alternatively, Ubers are very cheap and plentiful. Also, you are only a 10 minute walk to the top of Mount Srd where you have the Panorama restaurant and the cable car which takes you down to the centre. And a couple of hundred yards from your front door you have a traditional Croatian restaurant Konoba Dubrava which is hugely popular with locals. They also have live music on a Saturday evening. We didn't dine in but they kindly agreed to give us food to take away one evening. All in all this is a great base to explore Dubrovnik and beyond.

What could be improved: Everything was perfect

This apartment was very well equipped and very clean. It was a short drive out of the dubrovnik old town. A car would be very useful but we were absolutely happy with the break from the hustle and bustle of the old town and an uber into the city was relatively cheap. The pool was a huge hit with the kids and the space and facilities in the house were hugely appreciated. It was a haven to relax and switch off. There is a beautiful walk across the road down towards the old town.( not for the faint of heart!!) But amazing views at sunset. Would have no hesitation staying again in the future. ( would rent a car)

This apartment was absolutely stunning, very spacious bedrooms and bathrooms, great sized pool and lovely area out the back for a BBQ in the evening.

What could be improved: Property was amazing, very short Uber ride however we noticed that some Ubers cancelled due to the location

The house is pleasant and comfortable and just great for a family stay in Dubrovnik. It is walking distance from the old town but also very suitable for relaxing and enjoying the summer. The views near the house are breathtaking. We particularly loved the way Tea helped us make the most of our time here. She recommended great restaurants, helped us with day trips like kayaking, a private sunset boat tour and a day trip to the island Lokrum. When we needed to visit a doctor she was so very helpful. Would definitely recommend staying here!

Wonderful stay at this apartment! We were met at the apartment and greeted by the host. There was a bottle of alcohol and a bowl of fruit as a small gift on our arrival. The apartment was clean and spacious for us as a family of 5 (all adults) - the pool and the BBQ were great perks!!! Quiet location but within reasonable travelling distance of the Old Town (30 minute steep walk down a rocky path) or 15 minute taxi ride (we used Uber). There is also a local restaurant (3 minute walk away) served delicious food. Srd Grad is a short walk (10-15 minutes), stunning views of the Old Town, beautiful for sunrise and sunset. I would 100% recommend this apartment!

What could be improved: Nothing for us.

Just be aware that individuals less able would not be able to do the walk down to the old town, Uber cost up to €10 one way.

It was modern, clean and roomy. There was more than enough space for our group of 7 with 4 bathrooms and toilets. The pool looks exactly like in the pictures and there is a lovely back terrace with a grill if you want to barbecue. There is a nearby restaurant that was amazing, a must visit for sure and it’s a 3 minute walk from the property. Our host, Tea, welcomed us and she was super nice! She recommended restaurants (that were exactly as described) and was quick resolve the WiFi issue when the router broke. The location is on the mountain above the Old City and I can assure you that view from there gave us incredible pictures. I highly recommend and would definitely stay there again if I can. Thank you to Tea for everything!

What could be improved: I loved everything. Some Uber drivers did not like to drive to Bosanka from the old city but recommend you get the contact of a driver and arrange pick up and drop off whenever you want. Much more convenient and cheaper ;)

House located in the mountain, 20min walk from the famous panorama restaurant - you will be able to hike down to the old town (30min) or see the sunrise/sunset close by the house. The host was very flexible with check-in and check-out time and offered us couple welcome bottles. The house was extremely clean and well equipped (barbecue, 4 bathrooms/showers, tv in all rooms and storage/shelves). Overall, we can only recommand this stay for anyone coming to Dubrovnik.

It was great to be just a 20 minute walk (down hill) to the old town and a 12 Euro Uber ride back. The apartment was exceptionally clean, with plenty of room for our party; 5 adults.

Tea (the host) was exceptionally friendly and helpful, providing guidance of how to make the most of the area and quickly answering the few questions we had during our stay.

What could be improved: Only (very) minor issue is that the kitchen had a limited of amount glassware and plates.

Beautiful apartment, host was very attentive and advised us on a lot of things for our stay. The apartment was so clean and the pool was so nice to cool off in. Plenty of bathrooms that are very modern and clean.

What could be improved: Location is on a steep part of the mountain, so walking in and out of old town is difficult, but not an issue is uber in the area and never had to wait for a taxi.
