Hotel Description

Look, I’ll be honest – when I first saw “Apartment Ikana” on Vara ulica, I wasn’t expecting much from a 3-star place. But you know what? Sometimes the best finds are the ones that surprise you, and this little spot in Dubrovnik’s Old Town absolutely delivers.

The thing about staying right on Vara ulica is that you’re literally steps from everything that matters. I mean, you walk out the door and you’re already weaving through those polished limestone streets that make Dubrovnik so damn photogenic. The morning light hits the stone walls just right around 7 AM – I’d grab coffee from the little café two doors down (locals go there, not tourists) and just watch the city wake up. What really sold me on this place, though, was how quiet it gets at night. You’d think being smack in the Old Town would mean dealing with restaurant noise until midnight, but Vara ulica is just tucked away enough that you actually sleep well. The apartment itself feels more like staying at a friend’s place than a hotel – there’s character in the old stone walls, and honestly, the modern touches they’ve added work perfectly without trying too hard to be fancy.

The space is bigger than most Old Town accommodations, which matters when you’re dealing with summer humidity and need room to actually unpack your stuff. They’ve got AC that works (crucial in July), and the little kitchen setup is surprisingly functional if you want to grab ingredients from the Gundulić Square market – about a 3-minute walk, by the way. I loved being able to make proper coffee in the morning instead of hunting for an open café. The bathroom’s compact but well-designed, and the shower pressure is decent, which you can’t always count on in these old buildings. Check-in was refreshingly straightforward – no corporate nonsense, just real people who know the neighborhood and can tell you which restaurants are worth your time. They pointed me toward a tiny konoba tucked behind the cathedral that I never would’ve found otherwise. That 8.9 rating makes total sense once you’ve stayed here – it’s not trying to be luxury, but it nails everything that actually matters when you’re exploring a place like Dubrovnik.

Reviews

  • Great place to stay to see the old city. Host very friendly – Chris from Australia – 5 July 2025 (10/10)

    Great location and quaint accommodation

What could be improved: Shower not easy to use.

  • Charming Old Town Accomodation – Agnieszka from Poland – 10 June 2025 (10/10)

    Amazing central location.
All you need is nearby – cafes, market, churches, landmarks, bars, restaurants.
    Clean and practical.
    Air conditioning.
    Very helpful owner.
    Charming.

What could be improved: A lot of stairs but it is typical for this location.
Outdated furniture but we did not mind it – it is somewhat stylish after all.
Better range of cosmetics in the bathroom, extra bottle of water and tea bags would have been a plus.

  • Location is perfect. Host is welcoming. Felt right at home. – Jennifer from Australia – 30 May 2025 (10/10)

Location was just perfect- easy walk from either Pile or Ploce gate with no stairs before you get to the property. This made it easy to quickly drop back into the apartment during the day for bathroom stops etc. However, like all apartments we’ve stayed in throughout Croatia there are stairs in the apartment building.
The elderly gentleman next door who cares for the apartment and his dog are so welcoming and friendly. The shower head is low but the place has a homely feel to it. We loved our stay here and would come back.

    What could be improved: Nothing

  • It was a short 3 night stay with my son so we needed 2 bedrooms. The apartment had all the facilities needed and was an – Ann from United Kingdom – 15 May 2025 (9/10)

location – excellent for just walking out of the door and being in the middle of the city.

What could be improved: The amount of stairs – two sets of stairs – each with curve at the top. The rugs on the wooden floors slid on occasion- but hazardous. The sloping roof above the shower means you have to kneel in the bath or use it as a hand held shower. I hit my head twice on the bathroom wall cabinet.

  • Excellent place to stay in Dubrovnik – Thuy from Vietnam – 10 May 2025 (10/10)

The apartment is located in the heart of Dubrovnik old town, and is nicely decorated. It also has fully equipped amenities. The owner is super nice and helpful.

  • Exceptional – Miriam from United States – 4 March 2025 (10/10)

The owner's brother met us to give us the keys and to show us around the apartment. He was very kind and helpful. The location of the apartment was very convenient to Old Town. We were very pleased with the accommodations.

  • Beautiful, convenient apartment in Old Town, steps from everywhere! – Karl from United States – 22 October 2024 (10/10)

There was a miscue in the communication with Direct Broker who wasn't checking messages in Booking, and we ended up waiting outside, while the owner was waiting for us inside! The location was ideal and it was a lovely place, squeaky clean, quiet, with everything you needed. The location was right in the middle of Old Town and in close proximity to everything: site seeing, groceries, good restaurants. Our host, Joseph was wonderful. He had been born in this home and shared stories about the Homeland war and his family. We really enjoyed our stay. We would go back and highly recommend this property.

What could be improved: The apartment was fabulous, a beautiful old apartment in Old Town, centuries old, but beautifully remodeled and kept up – but, it required access via steep steps. The internal stairs are narrow (pie shaped around corners) with limited railings, if you are a 'larger' person, or have mobility issues, then this particular unit may be difficult for you. We loved the unit, it was one of a kind, and original to the Old Town and we would return at any opportunity – but we are both fit and have no issue with steep steps.

  • Perfect location. Heaps of room and washing machine was handy. Thoroughly enjoyed our stay. – Andrew from Australia – 15 September 2024 (9/10)

Great location and great host. Joseph explained everything and gave great advice about buses, etc.

What could be improved: Too many stairs and found shower to small for me. No big deal.

  • Exceptional – Ali from Turkey – 20 June 2024 (10/10)

Everthing was amazing . The owener perfect . Location wonderful . Will return back

    What could be improved: Nothing

  • Ideal for a short stay, two nights in our case. – Keith from United Kingdom – 16 June 2024 (8/10)

Location is in heart of the Old Town, warm welcome, very traditional home, despite age of accommodation it was very clean.

What could be improved: Shower is quirky, but we knew some things would be cramped in such a traditional space.
