Hotel Description

You know what really struck me about Apartment Neva? It’s tucked away on this tiny street called Ulica od Šorte that most tourists completely walk past – and honestly, that’s exactly what makes it special. I mean, you’re literally steps from the Stradun (that’s the main drag through Old Town), but you’d never know it from how quiet it gets at night. The building itself has that weathered Dubrovnik stone look that photographs beautifully, though I should mention the stairs are pretty steep if you’re hauling heavy luggage.

The apartment itself feels more like staying at a friend’s place than a hotel – which makes sense since it’s really more of a guesthouse situation. The owner, this lovely Croatian woman, actually lives nearby and you can tell she genuinely cares about the place. She gave me this whole rundown about the best times to visit the city walls (early morning, trust me on this) and which konoba serves the best black risotto without the tourist markup. The space is clean and functional, nothing fancy but everything works. The AC is a godsend in summer, and the little kitchenette means you can grab fresh produce from the Gundulić Square market and actually use it. The shower pressure is surprisingly good for an old building – I’ve stayed at much pricier places in Dubrovnik where it was basically a trickle.

What really sold me on this place was the location within the location, if that makes sense. See, everyone thinks staying in Old Town is just “staying in Old Town,” but there’s a huge difference between being right on the main tourist route and being on one of these little side streets. You’re close enough to pop out for dinner or drinks whenever you want, but you’re not dealing with the cruise ship crowds walking past your window at 7 AM. Plus, you’re actually closer to some of the better local spots – there’s this tiny wine bar called D’Vino about two minutes away that most visitors never find, and the walk to Fort Lovrijenac is way easier from here than from the main hotel area. The only real downside is parking, but honestly, that’s true anywhere in the old city. Most people end up using the lot outside the walls anyway and just walking in through Pile Gate. For what you’re paying – and this is definitely on the more affordable end for staying inside the walls – you’re getting a solid base for exploring without the stuffiness of a big hotel. It’s the kind of place where you feel like you’re actually living in Dubrovnik for a few days, not just passing through.

Reviews

  • Very good – Skaiste from United Kingdom – 19 June 2025 (8/10)

I arrived earlier and I met the cleaning lady, she was so kind and while she was still cleaning she let me stay in the flat.

  • Location great, quiet area – Ann from Australia – 18 May 2025 (9/10)

Location, comfort & ease of communication with owner .

  • Cosy studio in excellent location – Diana from United Kingdom – 11 April 2025 (8/10)

I think the location of the studio is excellent and the studio is well equipped. The bed is comfortable and the space is well divided and functional.

What could be improved: Everyday exactly at 4.30am the neighbour at the floor above starts walking nonstop, making the floor boards which are the studio's ceiling boards creak loudly. It woke me up every night. I'd advise anyone staying at this studio to sleep with earplugs.

  • awesome place as long as a bit of noise doesn't disturb you – Paul from Finland – 26 October 2024 (9/10)

very central, old style house converted into modern living

What could be improved: the noise. you can hear anyone passing by on the road in front. also, you can hear the upstairs neighbor walking around. if you're sensitive to noise it might be an issue

  • Good value for money – Nazarana from Australia – 13 October 2024 (9/10)

The location definitely was the best part. Right in the centre of old town within the walls. There are lots of steps to get up there with your bag so definitely not ideal for everyone. But I didn’t have an issue with the steps. The apartment is well equipped, spacious and very clean. I did book the place giving an importance to the washing machine. Unfortunately it was out of order. So would recommend checking with the owner before booking if it is important to you.

    What could be improved: Nothing

  • Good – Daniel from Switzerland – 10 September 2024 (7/10)

Easy check in , location, clean

What could be improved: With a new more comfortable mattress it would be a lovely tiny apartment for a short stay in Dubrovnik

  • Good – Maria from United Kingdom – 8 July 2024 (7/10)

The property was in a wonderful location. So handy for exploring the Old Town. The bed was extremely comfortable and the apartment had everything we needed for our stay. We struggled to find the property as Google/ IPhone maps weren’t working but contacted the host who helped us. Easy checking in/ out.

What could be improved: It was a little noisy with people walking past and you could hear the apartment upstairs.
The bathroom was on the small side.
There are quite a few steps up to the apartment but this is to be expected when staying in the old town.

  • Great location. – Yi-na from Taiwan – 2 July 2024 (7/10)

    Location

What could be improved: The toilet is very small.

  • Lovely stay with everything we needed – Rio from United Kingdom – 29 June 2024 (8/10)

Great location, lovely and clean! Everything we needed for our time in Dubrovnik. Staff were really helpful and allowed us to check out late which was really appreciated.

What could be improved: I would recommend taking ear plugs as it is a old building you can hear the people upstairs walking around and there is some noise from people walking past at night/in the morning especially if they have suitcases it can be loud with it being half way up stairs! I’m just a light sleeper so wouldn’t let this put you off too much!

  • Great stay in wonderful Dubrovnik. – Peter from Australia – 2 June 2024 (9/10)

Small, cosy, really clean and comfortable….and of course in the old town.

What could be improved: The stairs to the property were challenging with luggage but that’s life if you want to stay in the old town.
