Hotel Description
You know what struck me first about Apartment Niki? The location is honestly pretty perfect if you want to be close to Dubrovnik’s Old Town without actually being stuck in the tourist chaos. It’s tucked away on Lukše Beritića street in Ploce – which, let me tell you, is one of those neighborhoods where you’ll actually hear locals speaking Croatian instead of just English and German all day long. The walk to Pile Gate takes maybe 15 minutes on foot, and honestly, it’s a pleasant stroll through some quieter residential streets where you can peek into people’s gardens and see how Dubrovnik locals actually live.
The apartment itself feels like staying at someone’s well-kept family place rather than a sterile hotel room. Niki (I assume that’s the owner) has clearly put thought into the small details – there’s actually decent water pressure in the shower, the wifi works throughout the whole place, and the kitchen has everything you need if you want to grab some fresh fish from the market near the harbor and cook it yourself. The 8.4 rating makes sense to me because while it’s not fancy, everything just… works. The beds are comfortable, the air conditioning doesn’t sound like a helicopter landing, and there’s enough space to spread out your stuff without tripping over your suitcase every five minutes. What I really appreciated was the balcony – it’s nothing spectacular, but you can sit out there in the evening with a glass of wine and hear the city settling down for the night instead of party boats and street performers.
The Ploce area itself is sort of a hidden gem that a lot of tourists miss. You’re walking distance from that gorgeous stretch of coast near the Hotel Argentina (where the locals actually swim, by the way), and there’s a small grocery store about two blocks away where you can stock up on basics without paying tourist prices. Parking can be a bit tricky – I mean, it’s Croatia, so street parking is always an adventure – but it’s definitely more manageable than trying to park anywhere near the Old Town. During peak season (July and August), you’ll want to get back to the apartment before the afternoon heat really kicks in, but honestly, that’s true anywhere in Dubrovnik. The whole place has this lived-in feeling that I found way more relaxing than those big resort hotels where everything’s a bit too perfect. If you’re looking for a solid base to explore the city from, and you don’t need someone bringing you fresh towels every day, Apartment Niki delivers exactly what it promises.

clean room and comfortable beds. Very close to airport shuttle bus stops from the airport and to the airport, few steps from one of the old city gates. The property is in the best location for travelers.
Very good – Daniel from United Kingdom – 2 June 2025 (8/10)
Great location just outside of old town walls and down from cable cars and bus routes. Comfortable and has what you need.
It is a clean and well equipped apartment at excellent location – Li from Finland – 17 April 2025 (9/10)
The location is very close to the eastern gate of the old town (Ploče gate). It is easy to walk to the old town. With just a short walk (via stairs downhill), there are bus stops (line 5, 8, 17), two small grocery stores (Konzum and Studenac) and small restaurants for fast food.
The airport shuttle bus stop of cable car is also very close.
The apartment has enough space and the kitchen is well equipped. Air condition also works quite well. Rooms are kept quite clean.
What could be improved: Nothing related to the apartment. Just note to others that grocery stores are not open on Sundays.Superb – Niko from Finland – 5 June 2024 (9/10)
Fantastic stay nearby old town. Easy check-in and nice house in peaceful area.
What could be improved: Not fault of housing but as Dubrovnik have very steep landscape, also this apartment is top of the hill of steep stairs.Very good – Terry from Australia – 20 October 2023 (9/10)
Close to old town, easy access from the airport taxi, only one small set of steps to carry luggage down to the apartment
What could be improved: No kettle, no toaster which I would expect in a self contained apartmentGreat Location – Mariana from Argentina – 26 September 2023 (9/10)
Location was great, near Ploce Entrance to the old town and near Banje beach
What could be improved: I recommend to travel light, as there are some stairs to get to the apartment!Good – Richard from United Kingdom – 11 June 2025 (7/10)
The apartment and the facilities were clean, comfortable and easy to use. The space was large – bedroom and a separate kitchen/living room.
The cooking facilities seemed quite good, though I mainly ate out.
It was reasonably close to the old, walled town and very close to the cable car and the airport transfer bus stop.
What could be improved: There was no view. A sea view was advertised, but this was only visible from the bedroom and you could only see a tiny gap between two houses.
I could not get one of the air conditioning units (in the kitchen / living room) to work. But I didn't really need it.
The shower was rather small.
There were no supplies in the room. A small starter pack of tea and coffee would have been helpful. There was some cooking oil and what looked like sugar and salt, but I didn't use these. It was a nice apartment where is close to town but peaceful. – Neslihan from United Kingdom – 25 July 2024 (8/10)
Nice flat, close to old town, airport bus station, all attractions. It is like in the city centre, but in a lovely and not busy location. Stairs keep us fit:) Next time I would stay that flat again.
What could be improved: There should be a bin in the bathroom, and shower drainage could be cleaner, washing machine was needed, especially for beach towels. The drawers in the kitchen could be fixed, not good presentation for the guest, even they work. One more kitchen cloth for wet cleaning of the kitchen desk, table which is absorbent. But all those are small things and not really impact negatively this lovely apartment.Very good – Jill from New Zealand – 11 June 2024 (8/10)
Location.Close to walls,cable car.
