Look, I’ll be honest – when I first pulled up to Apartment Paco on Eugena Kvaternika, I wasn’t expecting much from a 3-star place. But you know what? Sometimes the best discoveries come when you’re not trying too hard to impress anyone, and that’s exactly what Paco nailed.

The thing about staying in Lapad is that you’re actually living like a local instead of being trapped in the tourist bubble of Old Town. I mean, don’t get me wrong – you’ll want to spend your days wandering those ancient walls, but coming back to this quiet residential street each evening? Pure gold. There’s something really satisfying about walking past the neighborhood bakery (grab their burek in the morning, trust me) and knowing the guys at the corner café already recognize you after two days. The apartment itself feels like staying at a friend’s place – not fancy, but everything works and it’s genuinely comfortable. The beds are actually decent, which honestly surprised me after some of the rock-hard mattresses I’ve encountered in Croatian rentals. Plus, there’s this little balcony where you can sit with your morning coffee and watch the neighborhood wake up, which beats staring at a hotel corridor any day.

What really sets Paco apart though is the location knowledge you get without trying. You’re a 10-minute walk from Gruz Harbor, where all the ferries come in – super handy if you’re planning day trips to the islands. The beach at Lapad Bay is literally around the corner, and it’s one of those sandy spots that locals actually use, not just cruise ship passengers. Parking was surprisingly manageable too, which if you’ve ever tried to navigate a car anywhere near Dubrovnik’s center, you know is basically a miracle. The whole area gets this lovely evening buzz when families come out for their evening walks – there’s something really authentic about it that you miss when you’re staying in the heavily touristed zones. I spent half my evenings just people-watching from that little terrace, listening to kids playing in the street and smelling whatever incredible thing the neighbors were grilling. The 9.1 rating makes total sense once you realize this isn’t trying to be a luxury experience – it’s just doing the basics really, really well in a spot that feels like the real Dubrovnik.

    The host was super friendly and helpful. Gave really useful tips to the area and even helped with the luggage. The apartment has everything you need. The view was spectacular and the beds were super comfy. We had a wonderful stay.

    Extremely clean, well equipped property
    3 bedrooms, bathroom, 2nd toilet. TV in front room, plenty of storage. Balcony with fantastic views. Friendly host. Very helpful.

    What could be improved: Nothing to dislike however be aware it’s up 3 flights of stairs and you have to walk up a hill to the nearest bus stop. People with mobility issues shouldn’t book this apartment.

    The Apartment accommodation was perfect and was fully equipped with everything you needed, It felt like a home from home. The beds were so comfortable and and whole apartment was spotless.
    The View from the huge balcony was spectacular.
    I would recommend this apartment and will certainly be back.

    I loved the location and proximity to all main attractions of Dubrovnik. Also the Bellevue beach was a highlight and a short walk from Apartment Paco. The property terrace overlooking Adriatic Sea is the main highlight of this place. All bedrooms were good size and comfortable beddings. Well equipped kitchen. The owner quick and responsive e to all need.s. Fantastic experience!

    What could be improved: It is not very specific to this property but indirectly :the road to get to it was very up/down the hill with one way traffic and very challenging to park. Uber drivers would not get to the pick up spot and some would cancel the ride. We damaged our rental car parking due to steep hill and high curbs and walls obstructing traffic views. I realize parking was not included but indication “street parking” was not indicative of the experience.

    It is located in a very nice location with a wonderful view of the sea. The apartment was beautifully clean and extra equipped. The host, Maja, was very kind, helpful and friendly. I would love to go back anytime.

    A beautifully maintained and spotlessly clean apartment in a lovely peaceful location. It was a very welcome haven after a hot day of sightseeing with the crowds in the old town. There was a lovely swimming spot from the rocks nearby as well as Bellevue beach for cooling down.

    What could be improved: The house whose red tiled roof is shown in the advertising photo has had an extra floor added so now instead of looking over the roof you look at the house and there was more building work happening to the left of this too. Although this didn’t cause much noise, the building site did also spoil the view which was the main reason for booking this apartment. This was disappointing.

    Awesome view very relaxing convenient to get to beach. Not too far to walk into old city. Would recommend & stay again.

    What could be improved: Be great to have couple recommendations with eg 1 beach over with cave & cliff jumping. Beautiful to swim at end of street with ladder access. Was hard to find wifi & didn’t know where beach towels / tea towels were. However everything was superb. Hard as prior accommodation host met and walked through everything which isn’t totally necessary.

    The location is not bad, I like that it's easy to reach the bus station. The host is great, and the view is so GOOD!

    What could be improved: But parking! oh dear the parking! I think it's easier just to pay and park in a lot or the roadside parking space. It's actually very easy to pay with the download app "bmove.' If you MUST have to have a free parking, just put in mind that it's a risk to take especially if you are driving an SUV.
