Look, I’ll be honest – when I first walked up to Apartment Perica on Zagrebačka Ulica, I wasn’t expecting much from a 3-star place. But you know what? Sometimes the best finds are the ones that surprise you, and this little spot absolutely did that.
The thing about staying here is that you’re actually living like a local for a few days, not just passing through like most tourists do. Zagrebačka runs parallel to the main drag that leads to the Old Town, which means you’re maybe a 10-minute walk from all the Dubrovnik madness but far enough away that you can actually sleep at night. I mean, if you’ve ever tried to get rest near Stradun during peak season… well, good luck with that. Here though, the street’s quiet enough that I could keep my windows open – and honestly, that sea breeze in the evening made all the difference.
What really got me was how Perica (the owner) had set everything up. The apartment itself feels more like borrowing a Croatian friend’s place than staying in some sterile hotel room. There’s this lived-in quality to the furniture and the way the kitchen’s stocked – you can tell someone actually cares about the details. The bathroom’s nothing fancy, but the water pressure was surprisingly good, and after walking those stone steps all day in Dubrovnik heat, that matters more than marble countertops, trust me. The whole place smells faintly of that Croatian lavender soap they use everywhere, which sounds cheesy but actually made me feel more settled somehow.
Parking was way easier than I expected too – there’s street parking right there, and while it’s not free, it’s definitely cheaper than what you’d pay closer to the walls. Plus, Perica gave me the real scoop on which spots to avoid during street cleaning (apparently Tuesday mornings are a no-go). The neighborhood grocery store is literally two blocks down, and I found myself doing the whole European thing of buying fresh bread and cheese for breakfast instead of hunting for overpriced tourist cafes.
The 8.3 rating makes total sense to me because this isn’t trying to be something it’s not. It’s clean, comfortable, and genuinely well-located for people who want to experience Dubrovnik without feeling like they’re trapped in a theme park. I actually ended up chatting with neighbors on a couple of evenings – something that would never happen at one of those big resort places up the coast. There are little imperfections, sure – the WiFi got spotty during busy hours, and the air conditioning unit makes this weird clicking sound – but those things fade when you’re sipping wine on a balcony overlooking red tile roofs while the cruise ship crowds are long gone for the day.

It is just a few minutes from the old town, and close to the beach, cable car, and airport shuttle etc. Outside the city walls, there are fewer stairs to climb. The building itself is not new, but the interior is beautiful, and the large terrace with a partial view of the Adriatic Sea was very convenient. The kitchen is also conveniently located just inside the terrace. We spent most of our time at the apartment on the terrace except for sleeping! The tap water is drinkable and has a water filter. We were grateful that the owner had chilled water in bottles for us when we arrived.
