So I stumbled upon Apartment Toma during my last trip to Dubrovnik, and honestly? It’s one of those places that makes you feel like you’ve found a little secret. The address puts you right on Zagrebačka street, which — and here’s something most tourists don’t realize — is actually this perfect sweet spot between the chaos of the Old Town and the residential areas where actual Dubrovnik locals live.
The apartment itself has this lived-in authenticity that you just don’t get in those sterile chain hotels. I mean, it’s clearly been thoughtfully set up for travelers, but there’s something genuine about the way it’s furnished. The windows face toward the city center, and you can actually hear the subtle hum of daily life filtering up from the street below — not the touristy noise, but the real sounds of a Croatian neighborhood. Morning coffee preparations, conversations drifting from nearby terraces, that sort of thing. What really struck me was how the owner (I’m assuming Toma?) has managed to create spaces that feel both practical and welcoming. The kitchen actually has everything you need if you want to grab ingredients from the local market — there’s this fantastic little produce stand just a few blocks away that the cruise ship crowds never find. And the bathroom? Well, let’s just say it’s one of the few places in Dubrovnik where you don’t feel like you’re showering in a closet.
Location-wise, you’re maybe a seven-minute walk to Pile Gate, but here’s the thing — you’re positioned perfectly to explore the parts of Dubrovnik that most visitors rush past. There’s this incredible bakery around the corner that opens ridiculously early, and the walk down toward the harbor takes you through these winding streets where you’ll pass elderly locals sitting outside their homes, completely unbothered by the tourist frenzy happening just blocks away. Parking can be tricky (honestly, it’s tricky everywhere in Dubrovnik), but the neighborhood streets are way more manageable than trying to navigate closer to the walls. I actually found decent spots within a reasonable walk, especially if you’re willing to arrive in the late afternoon when the day-trippers start heading back to their cruise ships. The 8.7 rating makes total sense to me — this isn’t luxury in the Instagram-perfect sense, but it’s something better. It’s comfortable, it’s authentic, and it puts you in the middle of actual Dubrovnik life rather than the theme park version that most hotels offer.

Excellent location for the old town with good views across the Bay.
Everything was clean with good facilities.

Apartment toma is in fabulous location with all u need to get by for ur stay any problems u had instant help on viber to sort things…

Location was fantastic, it was about a 5 minute walk to the old town, maybe less! Loved the outdoor sitting area that had a lovely view.

The location was perfect with seaviews and the Old Town walls visible from the terrace.
Great power shower and washing machine, hairdryer and plenty of towels.
The terrace was huge with 2x sunbeds and an outdoor table with 4 chairs and a shaded area.
The area felt very safe and well lit and 1 minute walk to the old town walls, cable car and bakery.
The apartment management is very responsive by WhatsApp if you do have a problem.
What could be improved: The road outside is exceptionally busy with coaches, mopeds and cars causing lots of congestion and air pollution, this makes it uncomfortable to use the terrace area, which is such a shame.
The room upstairs is owned by someone else and when occupied causes a lot of noise with heavy footsteps especially late at night when you are trying to sleep and from 7am in the morning, you will need earplugs.

the property had everything we needed for a comfortable stay. it was clean, comfortable and in a great location only 100m from the gates to the old city.
What could be improved: It is on the ground floor of a 3 storey building and there was little or no noise insulation between the floors. This means you can hear every footstep and conversation going on in the rooms above. On one night the upstairs group came back at 12.30 and didn’t shut up until 4.30am. The location, Terrace and a good Air Con are the three best thing for the property.
What could be improved: The property has an adjacent hotel and since both the location has not mention anything at the gate. The people staying in the hotel barged into the property multiple times. It had happened twice with us. The suggestion would be add a board with Private Property sign. There were some positives and some negatives. I will start with the positives:
– the location was superb for the old city
-The terrace was fabulous although on quite a busy road but views were excellent
– the staff on WhatsApp were very helpful and communicative
-there were plenty of towels
– the WiFi was good
What could be improved: The negatives:
– a lot of noise from the rooms upstairs of people walking, and stamping their feet and shouting loudly suggesting very poor sound proofing. We didn't sleep very well at all.
– the bathroom was mouldy and the window unreachable so became very damp and wet.
– there was not enough loo roll or toiletries for 2 people, we had to go and buy some more.
– the whole place was grubby, e.g. the bathroom door sides were peeling off.

Boli sme milo prekvapené, ubytovanie aj jeho poloha sú super, vybavenie na jednotku blízko do starého mesta . Pri ubytovaní je jednosmerná cesta ale nejako nám to nevadilo. Radi sa vrátime.

Die Lage war fantastisch! Die Terrasse ist riesig, man kann sowohl in der Sonne liegen als im Schatten sitzen. Der Ausblick ist sehr schön (Stadtmauer, Ozean). Die Wohnung bittet alles, sogar Waschmaschine und Geschirrspüler. In der Nähe befinden sich verschiedene Geschäfte und Restaurants wie auch Altstadt sind auch leicht zu Fuß zu erreichen.
Kein Problem für uns aber vielleicht für andere: Die stark befahrene Straße vor der Haustür.
What could be improved: Ein bißchen mehr Geschirr könnte es schon sein. Das Moskitonetz war defekt.
