Look, I’ll be straight with you about Apartments Arla Exclusive – it’s one of those places that grows on you. When I first walked up to Masarikov Put 1A (fourth floor, no elevator struggles thankfully), I wasn’t blown away by the building’s exterior. Pretty standard Croatian apartment block, honestly. But once you’re inside? That’s where things get interesting. The apartments themselves are genuinely well-appointed, and I mean that in the best way – someone clearly thought about what travelers actually need, not just what looks good in photos.

The Lapad location is actually brilliant, though it took me a day to fully appreciate it. You’re about a 15-minute walk from the Old Town, which sounds far until you realize you’re avoiding all that tourist chaos while still being close enough to pop over for dinner. The neighborhood has this authentic residential feel – you’ll hear locals chatting on their balconies in the evening, kids playing in the small parks nearby. There’s a solid bakery just around the corner that opens early (trust me on this one), and the beach at Lapad Bay is maybe five minutes away. During summer, that beach gets packed with families, but in shoulder season? It’s perfect for morning coffee walks.

What I really appreciated was the attention to detail in the apartments themselves. The kitchenette actually works – I mean, you can cook real meals, not just heat up instant noodles. The Wi-Fi didn’t cut out every twenty minutes like some places I’ve stayed. And honestly, the beds are comfortable enough that I didn’t wake up feeling like I’d been wrestling with a cardboard box all night. The 7.5 rating makes sense to me – it’s not going to win any luxury awards, but it delivers exactly what it promises without any unpleasant surprises. Parking can be a bit of a puzzle in this area (like everywhere in Dubrovnik), but the hosts seem to have decent advice about where to leave your car if you’re driving. The whole experience feels more like staying in a friend’s well-organized guest room than a generic hotel, which is exactly what you want from apartment-style accommodation.

  This is a quite nice, modern, and comfortable apartment. The kitchen was very well equipped although we didn't use it. The location is great – near the coast, a general store, a bakery, and the bus stop for the old town is just across the street. There is a free parking spot in the private garage. The view and the terrace are a great added value. In general, I would recommend this place.
  
  What could be improved: Although the apartment is really nice, it desperately needs some regular maintenance. There was mould in the shower. All the kitchen chairs were loose and wobbly. The fridge is missing shelves and was completely frozen up. We couldn't turn on the satellite receiver for an unknown reason (luckily the TV had Netflix). Apartment description said that toiletries are available, but all we found was a half role of toilet paper and some old shampoos probably left by previous guests. The dishes were not properly cleaned, and likely because there was no dish sponge in the kitchen. The roof window above the bed has a blind-out curtain, but the balcony door beside the bed does not, so the sunlight would wake us up early. Hopefully these small flaws can be quickly fixed for next visitors.

  size of apartment is great! close to bus stop. Sara is friendly, offered a hand with our luggage—thank you! we were able to cook and wash clothes (a big plus for us)

  The property and area were just what we expected. Comfy place, close to everything.
  
  What could be improved: There was a lack of attention to detail in the cleaning. Crumbs by the fridge, sofa. Open packages of left over food and toiletries that seemed to be there for quite a while. The washing machine was broken and I had a scared while trying to use it. The freezer within the fridge had no door so the iced part was completely frozen. If you checked the drawers things seemed to be left there without checking or any care. Definitely more attention to detail on the cleaning part is needed.

  Great location in Lapad, very handy for the bus to the old town, right beside the beach and lots of restaurants.
  
  The apartment was very nicely furnished and we were given a great welcome.
  
  What could be improved: The mezzanine was quite hot and stuffy even with the Aircon on. Not a lot the hosts can do about that, hot air rises unfortunately. Ended up sleeping on the couch which was very comfy.

  Great location, super close to bus, grocery store, and beach. Overall the space was comfortable and we were able to cook our own meals.
  
  What could be improved: The place had not been cleaned well. The upstairs loft had not even been swept, with old receipts lying around. Mould in the bathroom and throughout the dishwasher. One cupboard was covered in spilled coffee. Has the potential to be a very nice place, but overall quite disappointing

  It was great to have free underground parking and the bus stop right out the door for an easy 10 minute ride to the old town. It's also steps from the beach, which would've been even better if I was here in the summer. Very comfortable bed.
  
  What could be improved: The cleaning of inside the microwave and cupboard could have been better since there were coffee grains and food crumbs left.
