Look, I’ve stayed in a lot of places around Dubrovnik’s Old Town, and Apartments Espana 3 is honestly one of those finds that makes you feel like you’ve cracked some local code. The address — Ulica za Rokom 6 — puts you literally steps from Stradun, but here’s the thing most people don’t realize: you’re tucked just far enough off the main drag that you actually get to sleep at night. I mean, during peak summer season when those cruise ship crowds are doing their thing until midnight, you can hear the distant hum of activity, but it’s more like a gentle soundtrack than the full-blown party that guests right on Stradun have to deal with.
The apartments themselves feel authentically Croatian without being overly touristy about it — you know what I mean? There’s this great blend of old stone walls (because everything in Dubrovnik has old stone walls) with genuinely comfortable modern touches. The woman who runs the place actually knows the neighborhood, and she’ll tell you things like which bakery opens earliest for fresh burek or where to grab groceries without paying tourist prices. What really got me was how she casually mentioned that the little courtyard area gets the most amazing morning light — and she was right. I found myself having coffee there every day, watching the city wake up before the day-trippers arrived.
You’re basically in the heart of everything without feeling crushed by it. The Rector’s Palace is maybe a two-minute walk, and you can pop over to the harbor area just as easily. But honestly, the best part might be how connected you feel to the actual rhythm of the place. In the early morning, you’ll hear the delivery trucks navigating those narrow streets, and by evening, you’re close enough to duck into one of the smaller restaurants that locals actually frequent — not just the ones with English menus positioned right on the tourist route. The whole setup just works, especially if you’re the type who wants to explore but also needs a genuine place to decompress. Sure, it’s not some massive hotel with a pool and room service (though given the location, you’re literally surrounded by better restaurants than any hotel could offer), but that’s sort of the point. You get the full Dubrovnik experience without feeling like you’re living in a postcard.

Incredible value for an apartment right in amongst the old town. And tremendous facilities. We thought we had a problem (turns out it was entirely ’user error’ but the hosts jumped it in straight away with the solution. Strong recommend.

Location is perfect, centre of the old town, good distance to Banje beach, near the Taxi pick-up point in front of Pile Gate. Jelena is really kind! Although it is needed to go up the stairs to the room at 2nd floor, the big advantage comparing with other hotels is we can arrive at the apartment without any stairs from the Pile gate.

The owner arranged a driver to pick us up at the airport which was very convenient. The location was incredible and conveniently located to everything in Old Town Dubrovnik. Even though it was in the Old Town City Center, it was located in very quiet area so it was not loud at night from all of the tourists.

Location, Location Location. Right near the main entry up to the city walls and steps from restaurants and shops. The main bed and pull out bed was comfortable, great shower and nice kitchen. Communication with Bozo was A+ and he arrange a driver to meet us at the airport which was really nice.
