Hotel Description

You know what struck me first about Apartments ORCHIDEA 1? The location on Kliševska street is actually perfect – I mean, you’re close enough to Old Town that you can easily walk there, but far enough out that you’re not dealing with the constant buzz of cruise ship crowds. It’s one of those residential streets where locals actually live, which honestly makes the whole experience feel more authentic than staying right in the thick of things.

The apartments themselves are surprisingly well-maintained for a 3-star place. I was a bit skeptical at first – you know how apartment rentals can be hit or miss – but the owner clearly takes pride in the property. The rooms are clean and functional, nothing fancy but everything works properly (which, let’s be honest, is sometimes more than you can say for pricier hotels). What I really appreciated was the kitchen setup – actually usable, not just for show. There’s a small market just down the street where you can grab fresh bread and local produce, and honestly, having coffee on the balcony while watching the neighborhood wake up became my favorite part of each morning.

The walk to Dubrovnik’s Old Town takes about 15-20 minutes depending on your pace, and it’s mostly downhill going there (just remember it’s uphill coming back, especially after a long day of sightseeing). But here’s the thing – that little bit of distance is actually a blessing. You avoid the crazy markup on everything inside the city walls, and the evening walk back gives you time to decompress from all the tourist madness. Plus, the local buses run frequently if you’re not feeling the walk. I found myself using the apartment as a proper base rather than just a place to crash, which made the whole trip feel less rushed. The 9.3 rating makes total sense once you’re there – it’s not luxury, but it delivers exactly what it promises without any unpleasant surprises.

  It was on a bus route, had free parking, a map of city provided, it is up on top of a ridge providing great views with a short walk on all sides. Apartment was well equipped for a 3 day stay. Also a dehumidifier is provided which helped drop humidity and was more comfortable.
  Owners spoke English very well and were very helpful regarding how to get around explained how the crowds from cruise ships affected mainly Old Town.
  
  What could be improved: Because the walls are all cement, it smelled damp until we opened up the windows to air it out. Remember, you are just above sea level.
  Wifi was not secure and a little weak but we did ok with it.
  I didn't realize that the veranda was a little walk around the owners house, not part of the apartment. It did have a nice view though.

  The property is a bit far from the old town, but the balcony view is absolutely worth it. The rooms were clean, and the host personally handed over the keys upon our arrival, giving us some insights about Dubrovnik. Located in a quiet area away from the city center, you will need to book an Uber to get to the old town, which costs around 8-10 Euros one way. The nearest supermarket is a 15-20 minute walk away. It's a bit pricey, but considering Dubrovnik is a tourist destination, I’d say it’s worth it. You might also encounter a bird that visits the balcony every day, looking for some food.

  Everything what is needed for a great holiday can be found here: air conditioner, wi-fi, fridge, microwave oven, comfortable bed, TV (we could follow the EURO24 🙂), parking place at front of the apartment, quiet neighbourhood. The "6" (it goes to the Old Town) bus stop is about 7-10 minutes walk from the apartment. 3 beaches (Lapad Sunset, Mandrac, Copacabana) are 20 minutes walk from the apartment. On Mandrac Beach you can find shadow too!
  The owners are very helpful, Marko give us a lot of suggestion what to visit, and how to do in Dubrovnik. And he was right!
  
  What could be improved: Everything was good! The location of the apartment is on the top of the hill, which is not a problem but keep it mind when you go to the beach by walk! 🙂 On Mandrac you can park the car free. For Uvala Lapad you should go down on stairs. But all these information will be told you by the owners.

  The view was great and the hosts were really nice. Kitchen was fully equipped and the whole place was very cosy. Clean and spacious.
  
  What could be improved: It’s quite high up so be prepared to climb quite a few stairs on the way back from the gym. Also WiFi didn’t work in the bedrooms but it was perfectly fine in the living room.

  Marko and his wife were exceptional, very friendly and welcoming! Gave me great I formation on my location things nearby and best ways to commute.
  I even locked myself out on the way back from a wedding party in the early hours and both were very understanding even though I had to unfortunately wake them

  What could be improved: 320 steps up to the apartment – a car would be a good option! Although it's worth it for the views, and the breeze.
