You know what struck me first about Apartments Raič? The location is absolutely perfect – and I mean that in the most practical way possible. Walking down Žudioska Street, you’re literally steps from all the Old Town action, but somehow the street itself stays relatively quiet. It’s one of those narrow cobblestone lanes that feels genuinely medieval, not like the touristy reconstructed stuff you sometimes get.
The apartments themselves are honestly better than I expected for a 3-star place. The owner, Marko (super helpful guy, by the way), clearly knows what travelers actually need. My unit had this great little kitchenette – nothing fancy, but perfect for making coffee in the morning or storing those Croatian wines you’ll inevitably buy too many of. The bathroom was small but well-designed, and here’s something that matters more than you’d think: the water pressure was excellent. After walking Dubrovnik’s walls in August heat, that shower felt like heaven. The Wi-Fi actually worked throughout the apartment, which isn’t always a given in these thick stone buildings.
What really sells this place is how it sits in the Old Town geography. You’re maybe a 3-minute walk to Stradun (the main drag), but you won’t hear the late-night crowds from your window. I could walk to the city walls entrance near Pile Gate in about 5 minutes, or head the other direction toward the harbor and all those seafood restaurants. There’s this little bakery – I think it’s called Dubrovačka Kuća – just around the corner that does amazing burek in the mornings. The apartment building itself has that weathered stone look that blends right into the neighborhood, so you feel like you’re staying in someone’s actual home rather than a tourist accommodation. Parking is tricky (well, it’s Old Town Dubrovnik, so duh), but Marko gave me solid advice about the closest spots outside the walls. Check-in was smooth – he met me right at the apartment and spent probably 20 minutes showing me around the neighborhood, pointing out his favorite spots and the best times to visit popular areas. That 8.9 rating makes complete sense once you’re there. It’s not luxury, but it’s exactly what you want: clean, comfortable, perfectly located, and run by someone who actually cares about your experience.

Amazing Location Amazing accomodation right in the centre of Old Town Dubrovnik. We could not believe the location, one staircase away from the main centre. Drop off was also really easy if you get dropped to Buza Gate. Host was very lovely, and the accommodation was extremely clean. The aircon worked really well. We could not recommend this accommodation more highly.
Overall is good but beware of stairs and your physical problems It s in the old town, near everything that is necessary. But as it s in the old town there are a lot of steps of stairs. Might not good for people who have a physical problems.
For me it s fine.
What could be improved: The towel is clean as i can see but it might use for long so it s not soft but it s ok for me.
The bed is too soft and makes me feel back pain.

Exceptional Central location in Old Town so close to everything. The AC was also very good.
Book it! Brilliant location. When you arrive, get dropped off at Buza Gate, it is literally a 2 minute walk to the apartment, you will realise how helpful this is when you see how many steep steps some new visitors have to lug heavy suitcases up and down. At this apartment you can drop off your cases with ease then start exploring this beautiful city. Just walk down the steps and you find yourself on the Stradun, the main promenade in the old town. Ivana, who runs the apartment, is a lovely lady and tells you to contact her anytime if you have any queries or concerns. I absolutely recommend that you book this place.
Exceptional My son and I were delighted with our stay at this apartment in Dubrovnik. The location is unbeatable, right in the heart of the Old Town, making it incredibly convenient to explore all the local attractions. The owner was exceptionally friendly and welcoming, which added a personal touch to our stay. The apartment itself was spotless and well-maintained, with everything in excellent condition. I strongly recommend this apartment to anyone looking for a comfortable and centrally located place to stay in Dubrovnik.

Very good Location, atmosphere and ease of access and proximity to some great eateries.
We never met the owner as she was unwell but we had no issue accessing the property and they were accommodating when we left allowing us to leave our bags after official checkout.
What could be improved: Noise from other people staying at the property. Our apartment was at street level but there people staying above us moved furniture around, constantly paced the floor, came in and out at all hours and we could actually hear most of their late night conversations. There didn't seem to be any sound proofing between the floor levels which is not unexpected but it was like having a herd of elephants above us.
Amazing location, clean and charming, just perfect Location perfect , a few minutes walk to Ploce Gate and $14 return airport bus another few minutes walk. On steep stepped alleyway but all accommodation within walls is. Only 2 minute walk down to main Stadun street . Spacious, clean appartment fully kitted out and charming. Superb for experiencing central Dubrovnik and could leave luggage there
What could be improved: The clock tower goes off every hour and dongs the time. Shutters closed deadens it but I'd take earplugs if light sleeper. Street is silent
