The building has this understated Croatian elegance, and there’s something refreshing about a place that lets its quality speak for itself rather than trying to wow you with flashy exteriors.
Here’s the thing about staying in Dubrovnik — everyone wants to be right in the Old Town until they realize how crazy it gets with cruise ship crowds. Roko sits in this sweet spot where you’re close enough to walk to the action (maybe 15 minutes to Pile Gate), but far enough away that you can actually sleep at night. I mean, couples are rating the location 9.3 out of 10, and I get why. You’re in a real neighborhood where locals actually live, with a decent grocery store nearby and — this matters more than you’d think — free parking right on site.
My room was technically an apartment, and that made all the difference for a longer stay. The kitchen wasn’t huge, but it had everything I needed to make breakfast and store leftovers from those massive Croatian portions you get at restaurants. The space felt lived-in rather than sterile — comfortable furniture, decent Wi-Fi, and honestly, better air conditioning than some fancier places I’ve stayed. The bathroom was modern enough, and there’s something to be said for having your own little Croatian home base rather than just another hotel room.
The family running this place actually cares, which you notice in small ways. They’ll give you real recommendations (not just the tourist traps), help with restaurant reservations, and — this saved me once — they knew exactly which bus to catch to get to the airport without paying for an overpriced taxi. The property consistently gets ratings around 9.4, and after staying there, I think it’s because they focus on the basics that matter: cleanliness, comfort, and treating guests like actual people rather than walking credit cards.
Look, Apartments Roko isn’t trying to be the fanciest place in Dubrovnik, and that’s exactly why it works so well. You get the independence of an apartment with the service of a good hotel, in a location that gives you the best of both worlds — close enough to explore, quiet enough to recharge. For the price point, especially with that free parking (seriously, parking in Dubrovnik can cost more than some hotel rooms), it’s one of those places where you feel like you’re getting more than you paid for. Sometimes the best travel experiences come from places that just get the fundamentals right.

The location was nice and the balcony was a cherry on top. The host was very nice and super quick and replying, and quite flexible (in an logical way) so we were able to stay a few hours longer than indicated.
The view from the apartment is unique!! Also very clean and comfortable.

A great base for a visit to beautiful Dubrovnik. The view was fantastic and it was lovely to sit on the balcony at all times of day. The apartment was well equipped with comfortable beds and everything you need for a holiday including a washing machine. Everything was spotlessly clean. Great air con. The kitchen was really well equipped so we were able to prepare some meals there.
Friendly hosts who helped with luggage and responded extremely quickly to a request for help. They also gave us great tips for our stay. There is a bus route straight to the old town but we opted for door to door Ubers which were great in the high temperatures. There is designated parking right outside and you can drive down to the beach in the evening if you don’t fancy the 250 steps back up. We loved our stay here - wish we’d been staying longer.
What could be improved: Nothing but a sunshade on the patio would be a great addition.
Great standard of the apartment! It’s spacious and has amazing sea view from the balcony. All amenities needed, including kitchen appliances and washing machine. Ivo was a great host and very helpful. We had an amazing stay!
What could be improved: Dishwasher would make it a 10/10, also path from the beach leads through very steep long staircase so need to be prepared for quite intense walk
Comfortable apartment, with a stunning balcony. The views during the day and in the evening are beautiful.
What could be improved: Some coffee for the coffee machine would be handy. The host very kindly gave me washing machine tablets for the washing machine when I asked. I’d know to bring both with me next time.
The view was stunning. The apartament was very comfortable. It had a big terrace where you could have a nice breakfast.
What could be improved: It is a place for fit people. Stairs are everywhere.
It was really nice, the view is spectacular, the owners are really helpful, the apartment was great for family of 4, we really recommend it :)
