You know what caught me off guard about Apartments Studio Dubrovnik Beach Area? The name makes it sound like some generic beachfront complex, but honestly, this place has way more character than that suggests. It’s tucked away on Filipa Grabovca street in Lapad – and if you’re not familiar with Dubrovnik’s layout, Lapad is actually the peninsula where locals hang out, not where cruise ship crowds descend. I mean, you’re still close enough to walk to the Old Town (about 25 minutes if you’re feeling ambitious), but you get to experience the neighborhood where people actually live.
The studios themselves are… well, they’re exactly what you’d expect from a solid 3-star setup, but done right. Clean lines, functional kitchenettes that actually work (I’ve stayed in places where the stovetop was more decorative than functional), and – this is key – proper air conditioning that doesn’t sound like a helicopter landing. The whole vibe is unpretentious but comfortable, which honestly reflects Lapad perfectly. What really sold me was stepping onto the balcony in the morning and hearing the mix of seagulls and actual neighborhood sounds – kids heading to school, the coffee shop owner setting up below, that sort of authentic morning rhythm you miss when you’re staying in the tourist bubble. The beach situation is legitimately great too; you’re walking distance to some of the better swimming spots that aren’t packed with day-trippers. Lapad Bay has this lovely promenade that locals use for evening walks, and there’s something really satisfying about grabbing groceries from the nearby market and preparing breakfast while watching the neighborhood wake up.
I’ll be straight with you – this isn’t luxury, and it’s not trying to be. But that 9.4 rating? It makes complete sense once you realize what you’re getting. The owners clearly know their audience: travelers who want a comfortable base in a real neighborhood, not a resort experience. The value proposition is honestly unbeatable, especially during shoulder season when you can snag these studios for a fraction of what you’d pay for something comparable in the Old Town area. Plus, and this might sound minor but trust me on this – the water pressure is excellent, parking isn’t the nightmare it is closer to the historic center, and you’re positioned perfectly for both beach days and Old Town exploration without feeling like you’re constantly commuting. It’s one of those places where you find yourself extending your stay because you’ve accidentally fallen into a comfortable routine, and really, isn’t that what the best travel experiences are about?

I really liked the quiet location though the beach was very close, which I think is a huge plus, cause I don’t like crowds. Hosts were super nice and friendly, always ready to help. Apartment has everything for a comfort stay up to three people: hair dryer, washing and drying machines, a place to cook, air conditioner, TV.

Location was great, peaceful but close to everything, grocery store was 1 minute walk.
The stay itself was awesome, comfortable and has everything you need, the hosts are very kind too.

We left and got relocated from the property due to unhealthy property conditions and pest (ant) infested unit.
What could be improved: This property should not be allow on any commercial platform as an accommodation due to awful health and safety conditions.
It appears to be that the property was converted from a garage/storage to a dwelling unit. As a construction professional doing commercial dwelling unit conversions, I can comfortably say that the unit does not appear to be a legal conversion since it does not meet minimum standards of a dwelling unit.
First thing you notice when you enter the unit is a damp and light musty smell. On the first day, we arrived late in the afternoon and thought that the unit was left without ventilation for too long. However, the next day we noticed the two windows in the units had walls as part of an adjacent retaining wall and upper part was also closed leaving no opening for adequate air flow in the unit. We also realized that the unit was infested by ants. We raised the concerns to the property owner. However, we were given one nearly empty Raid spray and Neopitroid chemical to use as a so-called solution to the situation!
In addition, the towels we used for shower were still wet after 16 hrs hanging as there is no ventilation in the room. I also need to note that we kept the A/C running on dry mode hoping that it might help with the air quality, but it did not.
We eventually contacted customer service. Since the property owner did not provide any corrective action or any appropriate alternative, we were relocated to another accommodation.
On our phone conversation with the owner on the day of relocation, he simply lied to us by bluntly saying that this is the first time that someone is reporting the issues in the unit. We reminded them that we already read the past reviews with the same problems. They also implied that we brought the ants which was really pathetic. Such a shame for Croatian tourism. Hôte très agréable, qui a pu répondre à nos questions (notamment sur quel bus à prendre pour se rendre à Dubrovnik).
Bonus : une petite attention à notre départ très gentille de sa part.
Le logement est très bien situé, il faut laisser sa voiture et ensuite prendre le bus (5 minutes à pied) pour se rendre au centre.

Все понравилось. Были в конце июля. Хорошая комната, на кухне всё есть для проживания двоих людей. Расположение нормальное до моря 15 мин., до остановки 10 мин. Ведрам был очень гостеприимный, нас заселили даже раньше указанного времени))).

Ubytování je v klidné části města, kde je klid. Není slyšet ožralé turisty narozdíl od centra. Je to 3 km pěšky, zastávka autobusu je kousek. Obchod kousek. Pokoj je maličkatý, ale co se týče vybavení, je zde všechno (lednice, pračka, mikrovlnná trouba, televize, kávovar, toustovač, fén, žehlička…). Majitelé úžasně milí a přátelští! Doporučuji spíš na jarní nebo podzimní dovolenou, vyloženě na procházky městem.
What could be improved: Pokoj je vlastně v předělané garáži, není zde tedy žádný balkón ani terasa. Pokud by se chtěl člověk koupat (což ani na přelidněné městské pláži nejde), neměl by kde sušit věci.
