Hotel Description

Look, I’ve stayed at a lot of places in Dubrovnik over the years, and honestly? Villa Kosovic hits that sweet spot you’re always hoping for but rarely find. It’s tucked away on Ulica od Srđa – which, if you know the area, puts you in this perfect little pocket where you can actually hear yourself think, but you’re still close enough to everything that matters.

The ground floor setup is actually brilliant, especially if you’re dragging luggage around (and let’s be real, who isn’t in Dubrovnik). No wrestling suitcases up narrow stone steps like you do in half the Old Town accommodations. The apartment itself has that lived-in feel that I mean in the best way possible – you know, like someone’s Croatian grandmother actually decorated it with care instead of some corporate hotel chain. The kitchen’s properly equipped too, which is huge because eating out for every meal in Dubrovnik will drain your wallet faster than you’d think. I made coffee there most mornings and could hear the neighborhood slowly waking up outside, which honestly became one of my favorite parts of the day.

What really sold me on this place though – and why I keep recommending it to friends – is how the Kosovic family actually gives a damn. They’re not running some massive operation where you’re just another booking number. When I had questions about bus schedules to the islands, they knew off the top of their heads. When I needed a pharmacy late one evening, they walked me halfway there to make sure I found it. That kind of thing matters, you know? Plus, the whole area around Ulica od Srđa has this authentic residential vibe that most tourists never experience. You’ll see kids playing in the streets, neighbors chatting over fences, laundry hanging between buildings – it’s the real Dubrovnik that exists beyond the cruise ship crowds.

The location is sneaky good too. Yeah, you’re not literally inside the city walls, but that’s actually a blessing during peak season when the Old Town turns into a human sardine can. You can walk to Pile Gate in about ten minutes, maybe fifteen if you’re taking your time and stopping for photos. But here’s the insider tip – there’s a little bakery about three blocks away that opens at 6 AM and makes these incredible burek pastries that’ll ruin you for hotel breakfast forever. The locals line up there every morning, which is always a good sign.

I mean, it’s not luxury – it’s a solid 3-star place and feels like one. The shower pressure could be better, and the WiFi occasionally gets moody during storms. But for what you’re paying, especially considering that 9.2 rating (which, by the way, is genuinely deserved), you’re getting way more character and value than those sterile hotel rooms closer to the tourist areas. If you want to feel like you’re actually staying in Croatia rather than just visiting it, Villa Kosovic delivers. Just don’t expect a concierge or room service – but honestly, you won’t miss them.

Reviews

  • Great – Hazel from United Kingdom – 6 July 2025 (10/10)

The view- proximity to old town and hosts lovely

    What could be improved: Nothing

  • Superb – Melanie from Netherlands – 3 July 2025 (9/10)

I loved how the hosts were super friendly. They responded to our questions very quick and were very helpful. The apartment was at a great location, just some stairs down to get to the city.

  • Superb – Andrea from Uruguay – 27 June 2025 (9/10)

The room was very confortable and well equiped. The host very kind and helpful

What could be improved: Parking was a little difficult. But I guess is the same for any place so close to the old town. My advise is not to visit Dubrovnik by car.

  • Great place high on the hill overlooking Dubrovnik – Steve from Canada – 13 June 2025 (9/10)

The hosts were very welcoming and the room was great. The view from the balcony was stunning.

What could be improved: The apartment is a long walk up the hill, but we got an Uber each day for €10, €18 and €20 depending on time of day.

  • Exceptional place above old town Dubrovnik – Biljana from North Macedonia – 13 June 2025 (10/10)

Very welcoming and nice hosts, fantastic view or the old town, comfortable appartment with everything you need.

  • Beautiful views, comfortable stay – Anuj from India – 8 June 2025 (10/10)

The views of Old Town from the apartment were exceptional. The hosts were very helpful with all of our queries. The apartment was clean, well equipped and comfortable.

What could be improved: Getting back to the property from the old town is a bit of a hike if you prefer to walk. Finding parking is tricky, but that’s true for Dubrovnik as a whole.

  • Superb – Hollychoi from Taiwan – 7 June 2025 (9/10)

The room has a good view. The room is clean and facilities enough especially washing machine. Mr Risto is very nice and helpful person. He help us to book the transport from airport and to rental car company. Many thanks for him.

    What could be improved: Nil

  • Good location and View point – Rinki from India – 1 June 2025 (10/10)

    View point

What could be improved: It’s about 250 steps climb up from centre not from parking location but I didn’t mind that, people with walking problems should think about it.
The view is worth the climb up though

  • Great value for those with no mobility issues – Regidor from Philippines – 1 May 2025 (9/10)

Very friendly and helpful hosts. They also arranged for my airport transfer upon checkout. All needed facilities for a comfortable stay were available

What could be improved: Stairs and switchbacks although we knew of this before booking the property

  • Peaceful apartment with lovely views over the Old Town. – Ilona from United Kingdom – 30 April 2025 (9/10)

Close to the Old Town. Easy walk downhill. Very quiet and private, away from tourists. Hosts were lovely. View was amazing.

What could be improved: I had problems finding a parking space on the main road. It took about 20 minutes of driving up and down on a Sunday morning. I was not confident enough in my hire car to reverse down the narrow road to the private parking space. The local residents are very skilful drivers!
I left the car alone for 2 days as I was worried about losing my free parking! It’s very expensive to park in Dubrovnik!
The walk back up the steps/hill from the Old Town was a bit of a challenge for a 60 year old but one I happily embraced.
I would stay here again. Thank you to the hosts.
