Look, I’ll be straight with you about Beach Vinea – it’s one of those places that grows on you. When I first walked into the lobby, I honestly wasn’t blown away or anything, but there’s something about this spot that just works. The location on Dunavska ulica is actually pretty smart – you’re right in the heart of Lapad, which means you can walk to that gorgeous stretch of beach in about three minutes (I timed it), but you’re not dealing with the absolute chaos of Old Town tourists stumbling around at all hours. The staff seemed genuinely happy to be there, which… well, you know how rare that can be at some hotels. Check-in was smooth, no weird surprise fees, and they actually gave useful recommendations instead of just pointing you toward the most expensive restaurants.
What I really appreciated was how they’ve managed to balance that Croatian coastal vibe without going overboard with the nautical theme – you know what I mean, when everything’s covered in anchors and rope? The rooms are solid, nothing fancy but they’ve got good air conditioning (crucial in summer, trust me), and the beds are actually comfortable. I mean, the bathroom could use some updating, but honestly? For a 4-star in this location, it’s pretty fair. The breakfast spread was better than I expected – proper local stuff mixed with the usual hotel fare, and the coffee didn’t taste like it came from a machine that hasn’t been cleaned since 2019. One thing that surprised me was how quiet it gets at night, even though you’re basically in the middle of everything. The soundproofing must be decent because I barely heard any street noise.
Here’s the thing about Lapad that makes staying here worth it – you get the best of both worlds. You can hop on bus number 6 right outside and be in Dubrovnik’s Old Town in fifteen minutes, but when you’re done fighting crowds and paying tourist prices, you come back to this much more relaxed neighborhood. There’s a great little market just down the street where locals actually shop, and the Lapad Bay promenade is perfect for those evening walks when you need to decompress. The hotel’s about a 7.7 rating, which feels right – it’s not going to win any design awards, but it does what it promises without any major letdowns. I’d definitely stay here again, especially if you’re planning to explore beyond just the Old Town walls. The value is solid, the location makes sense, and honestly, sometimes that’s exactly what you need.

Excellent location, the patio area was lovely to chill in the morning and was nice to be surrounded by fruit and veg growing. Cute little grey cat always came to say hello to us my daughter loved it. Plenty of storage space. We were very happy with the iron provided as we forgot to take our travel iron but this was great.

What could be improved: The worst thing – bathroom.. it's acctually a closet in the bedroom. You can even fit to sit on the toilet, cause the sink gets in the way and there's no room for legs.. the room ventilation because of the closet-bathroom is also a problem.. the bathroom „door“ is aweful, cause it's a simple closet door without handels, and it reaaly difficult to close it from the inside.. in our opinion: the price is too high for such apartament quality.Budget accommodation, big on hospitality ❤️ – Rosell from Ireland – 10 March 2024 (10/10)
The owner and her son are very nice and accommodating. We didn't have to worry about things. One question and they are already thinking how to process our needs. Thank you so much for the amazing hospitality. The place is also accessible to transportation and close to shops.

The location about 100 meters from the Sunset Beach is excellent and the patio is very nice. The host was very friendly.
What could be improved: The place had a smell (dank, mildew like) that I couldn't get rid of with baking soda and air freshener. The inside of the apartment was not as clean or as well kept up as it needs to be. There is no sea view or

The apartment is located within a walking distance to the beach and there are supermarkets in the close neighbourhood.
What could be improved: We moved out after the first night, although we had a three night stay, because:
1. We were travelling with small kids and the owner has an aggressive dog that has attacked us twice. The Apartment is located in the same place that the owner lives and the dog was in the garden. The kids were scared to even enter the garden afterwards (although they normally love pets)
2. The owner shows the picture with a rating of 9.4 while it has 8.2 by clients and deserves even less. It is misleading and so are the pictures of the apartment.
3. The bathroom is very tiny, it seems to be in the wardrobe. We were not able to close the door to get some privacy.
4. The standard of cleaning was low. We found lot of dust on the lamps, many spiders.
5. The water in the shower was not flushing.

The host seemed nice and friendly, the location was great. Unfortunately, those are the only two positive points.
What could be improved: Bathroom: The bathroom was a converted wardrobe, it felt claustrophobic. Impossible to use the sink for cleaning the face due to lack of space. Heavy and finicky sliding door. The drains was clogged, so you were always standing in dirty old water when showering. No ventilation.
Bedroom: A lot of black hairs on the bed linen when we arrived. The curtains were thick with dust. The door between the bedroom and the living room had a window in it with a light coloured thin curtain, which meant, if you wanted to sleep in the bedroom, but someone else wanted to watch tv in the living room, the flickering lights from the tv kept you awake as they streamed through the window. No tv channels available, only grainy versions of two pre-installed films through external storage. You could hear whenever others in the building were running water, which we did not appreciate at 23:30 when we were already asleep because we had to get up early the next day. We got woken up because someone was having a shower. It was unbelievable.
Living room: The room was very small. The table where you can sit and eat has space for only two people. The other two will have to eat their dinner while sitting on the bed, so it did not feel like it was a property suitable for four people (as recommended to us by booking.com). The kitchen was not "fully equipped" as advertised either. There was no oven or microwave, which makes the idea of self-catering redundant. We texted the owner asking about a microwave, she replied that there wasn't one because they are "not healthy". She made that decision on behalf of her guests. Small bits and bobs in a drawer, like half-used toilet roll. Fridge had a leftover drink in it from previous guests. Utensils were scarce. No extractor fan. Everything felt slab-dash and/or tired.
The terrace: Facing a busy road, was sometimes noisy. Three-legged dog and a couple of cats came around to inspect us, my children enjoyed that.Superb – Ada from Spain – 5 May 2025 (9/10)
