So I stumbled across BIS Apartments 1 & 2 during my third trip to Dubrovnik, and honestly? It’s one of those places that just gets it right without trying too hard. You know how some accommodations feel like they’re performing for you – well, this isn’t that. It sits quietly on Ulica bana Josipa Jelačića in Lapad, which most tourists totally overlook even though it’s actually the neighborhood where locals hang out.
The thing about staying here is you’re getting real apartment living, not some hotel-apartment hybrid that tries to be both and succeeds at neither. I mean, the kitchenette in my unit had everything I actually needed (sharp knives – miracle!) and the balcony overlooked this tree-lined street where you can watch Croatian grandmothers doing their evening walk routine. Lapad Bay is literally a five-minute stroll away, and I’m talking about that gorgeous curved beach where the water stays calm even when the Adriatic gets moody. The bus stop that’ll take you straight to Old Town is right there too, though honestly, sometimes I’d just walk the coastal path – takes about 25 minutes and you pass all these little coves where locals swim.
What really sold me was the practicality of it all. Check-in was refreshingly straightforward (no pretentious lobby drama), parking is actually manageable in this area – unlike the nightmare that is trying to drive anywhere near the old city walls – and the neighborhood has that authentic Croatian rhythm. There’s a little market around the corner where an older guy sells the best figs I’ve ever tasted, and this family-run konoba that serves peka (you know, that slow-cooked meat and vegetables under the bell-shaped lid) that’ll ruin you for tourist restaurant versions. The apartments themselves are clean and comfortable in that unpretentious way – think IKEA meets Croatian practicality, which sounds boring but actually works perfectly when you’re tired from walking Dubrovnik’s marble streets all day. Sure, it’s not luxury, but it’s got that 8.3 rating for a reason: everything just works, the price makes sense, and you feel like you’re living in Dubrovnik rather than just visiting it. Plus, when your feet are killing you from climbing those city walls, coming back to a quiet street where the biggest excitement is the neighbor’s cat sunbathing feels exactly right.

Useful comms with Ivana up to the stay. The property was immaculate and had all the amenities we needed for our short stay. The front balcony was a nice surprise, a good spot for morning coffee and drying wet swimwear. Central to the beach, city and other spots we wanted to visit.
What could be improved: Gave Ivana our flight details, let them know when we were enroute, as requested, text and called at arrival however waited for approx. 45mins on the front step waiting to be let in. Everything was good, our host was very attentive and quick to reply to any queries. Location is good and away from the crowds in the old town.

The room was spacious and the bathroom was big and good.
What could be improved: We didn't meet the host at all. You need to call her when you arrive and her grandma comes to help you but she doesn't speak any English. There are no curtains but blinds. So, you are a bit uneasy in case someone outside may see you. A good apartment for staying 2-3 nights

When we arrived, we were met by Irwin who was very friendly and kind. The room was very clean and everything was prepared for us.
The location is rather convenient – about a 20-minute walk from the ferry port, 30 minutes from the bus station, and in the opposite direction, about 20 minutes to the Old Town.
We needed to store our backpacks after we checked out, and we were able to leave them, for a fee, at the laundry service located in the same building right under this studio. That was very convenient!
What could be improved: The studio is located on the ground floor, with people constantly walking in front of the windows, so for privacy reasons you always need to keep curtains down, which makes the room dark and a bit claustrophobic.
