Hotel Description

You know what struck me first about Blasius Residence? It’s actually tucked away on this quiet little street called Zeljarica, which honestly feels like you’ve discovered some secret corner of Dubrovnik’s Old Town. I mean, you’re literally within the ancient walls – you can walk to Stradun in maybe three minutes – but somehow you’ve escaped all that tourist chaos that makes the main drags feel like a theme park sometimes.

The building itself has this authentic stone facade that fits perfectly with everything else around it, but inside it’s been updated in all the right ways. The rooms are clean and comfortable (though not huge – this is Old Town after all, space is premium), and what I really appreciated was how quiet it gets at night. You’d think being so central would mean noise, but Zeljarica doesn’t get the foot traffic that some of the other streets do. The staff actually knows the neighborhood too, which sounds basic but you’d be surprised how many places just hand you a generic city map. These folks will tell you which bakery opens earliest or where to grab coffee before the cruise ship crowds arrive around 9 AM.

Here’s the thing about staying here – and this is something you only really get if you’ve spent time in Dubrovnik – you’re positioned perfectly for the rhythm of Old Town life. Early morning? You can have those iconic limestone streets almost to yourself. Late afternoon when everyone’s doing the wall walk? Duck back to your room for a break, then emerge for dinner when things calm down again. The 7.6 rating feels about right honestly – it’s not going to blow your mind with luxury, but it delivers on the essentials really well. The location alone is worth it, and I’m not just talking about Instagram shots (though yes, you’re surrounded by incredible architecture). It’s more that you feel like you’re staying in a neighborhood rather than just visiting one. Check-in was smooth, no issues with the key cards, and the AC actually works – which, let me tell you, matters in July. The only minor thing I’d mention is that some rooms face the courtyard while others face the street, so if you’re a light sleeper, maybe ask about that when you book. But honestly, after a full day of exploring those ancient walls and wandering through the maze of old stone passages, you’ll probably sleep just fine either way.

    Great location

The location of this property is right in the strict center, practically just a few meters from Stradun. The room is large and spacious, with an unusually low bed. The beds are comfortable; we used a room on the first floor. During the day, there is some noise from the street and the restaurants located on the ground floor, but it’s not too bad. What is unrelated to this property is the nearby church whose bell tower chimes every hour. At night, this could potentially be a problem, but we used earplugs, so it wasn’t an issue for us. The bathroom is large and beautiful. Breakfast is served at the Palata Pucic hotel, which is less than 1 minute’s walk away. The breakfast is very good, and the staff is very friendly.

What could be improved: The entrance fee for Dubrovnik’s city walls is 35 euros, and I think it’s overpriced. Realistically, you won’t miss much if you skip it. Dubrovnik is beautiful, and it’s nice to stroll around, but I believe one afternoon is sufficient for sightseeing. Of course, be prepared for large crowds. As for restaurant prices, they’re generally okay, except for drinks (a 0.5L beer costs 8.5-9.5 euros, and a 0.15L glass of wine starts at 10 euros, which is quite expensive).

  • Marian from Ireland – 19 July 2024 (8/10)

Loved the location 3-5 minute walk from all main attractions in old town. Lovely restaurants surrounding the property!

What could be improved: There was loud music playing down stairs until approx 1am which wasn’t great!

  • Diana from United States – 17 July 2024 (9/10)

Didn't have breakfast included. The staff was wonderful.

  • Lee- from United Kingdom – 13 October 2024 (7/10)

location was amazing. you are right in the middle of the things.
the room was a good size and the bathroom was clean. the hotel staff were friendly and helpful. the breakfast was yummy.

What could be improved: The bedframe was fabric and had a lot of stains and this unfortunately made the room seem less luxurious.

  • Margaret from Australia – 11 August 2024 (7/10)

The manager arranged transport from the airport and porters to carry our bags up the stairs. Very friendly and helpful staff. Very expensive for a plain room in the apartment. However very comfortable. Great position in the old town. Close to everything! Loved Dubrovnik! Wished there were seats to sit in and around the old city!!

    What could be improved: Expensive.

  • Gary from Australia – 27 July 2024 (7/10)

Great location, clean with friendly staff. A little noisey at night and some issues with hot water but certainly a good choice right in the heart of the old town.

What could be improved: Bit noisey and some hot water issues mean two showers were a little challenging.

  • Marion from United Kingdom – 7 July 2024 (8/10)

Very well located. Lobby of hotel and staff available at any time to support. Perfect to visit the city.

What could be improved: Overall all was good except the mild stains on the ceiling probably due to a previous water leak. Hopefully this will be fixed.

  • Cheri from Canada – 2 July 2024 (8/10)

The location was perfect! The staff were very helpful and accommodating.

What could be improved: The room had a really bad smell to it. We couldn’t quite figure out what the smell was.
