You know how sometimes you stumble across a place that feels like someone’s well-kept secret? That’s exactly what happened when I found Boutique Villa Filaus tucked away on Marka Marulica street in Lapad. I mean, most people bee-line straight to the Old Town and miss this gem entirely – which honestly works in your favor because it means you’re not fighting crowds every time you want to step outside.

The thing about Lapad is that it’s got this perfect balance going on. You’re close enough to everything that matters (the Old Town is maybe a 20-minute stroll along the waterfront, or hop on bus line 6 if you’re feeling lazy), but far enough out that you actually get to breathe. The villa itself sits on this quiet residential street where the most excitement you’ll get is maybe a neighbor walking their dog – and after a day of navigating Dubrovnik’s tourist masses, that quiet feels like absolute luxury. The building has this understated elegance that I really appreciated – not trying too hard to be Instagram-perfect, just genuinely beautiful in that effortless Croatian way.

What really sold me on this place was the attention to detail that you don’t usually find unless someone actually cares about what they’re doing. The rooms feel thoughtfully designed rather than just furnished, if that makes sense. You’ll notice things like proper blackout curtains (crucial for those summer sunrises), decent water pressure in the shower, and – this might sound silly but it matters – outlets placed where you actually need them. The staff genuinely seemed to know the area well, too. When I asked about good spots for watching sunset that weren’t completely overrun, they pointed me toward this little stretch near Hotel Kompas that locals actually use. That’s the kind of insider knowledge you can’t Google.

The whole Lapad peninsula has this laid-back vibe that’s perfect if you want to experience Dubrovnik without feeling like you’re constantly “on” as a tourist. There’s a decent beach about five minutes away, some solid restaurants within walking distance (try Villa Ruža if you want to eat where locals actually go), and honestly, just wandering around the residential streets here gives you a much better feel for how people actually live than staying in the thick of the tourist zone. The 9.5 rating makes total sense once you’re there – it’s not trying to be the fanciest place in town, but everything works exactly as it should, which is surprisingly rare. Plus, parking is actually manageable in this area, which anyone who’s driven in Dubrovnik will tell you is worth its weight in gold.

    Anita was super helpful and friendly. The suite was very comfortable, with a large fridge. There is no restaurant on-site but breakfast was just a block or so away. The pool was small but nice. We had access to the companion hotel, More, but weren’t there long enough to check it out. Next time! Bus service to the Old City is very convenient.

    😍😍😍 Amazing place! We would easily go back here on our next visit to Dubrovnik. Beautiful and comfortable room, fast wifi, and the breakfast was nice (down the street). Catching the bus to old town was quite easy – not a problem at all. And we were close to a great beach that is quieter. Also lots of restaurants nearby. Highly recommend! Anita was very welcoming and thoughtful.

    Villa Filaus is in an excellent, quiet location near a quaint promenade. Breakfast was at a lovely little restaurant right around the corner, and it was delicious. The lady working at the desk was ever so friendly and helpful, providing interesting insight into the area and things to do. It was the perfect place for us to stay in Dubrovnik.

    Reception staff very welcoming and helpfull.
    Room coffee maker came with loads of 'portions' – not the usual 'two'.
    Garden is lovely – sorry but I picked some delicious figs off the tree for breakfast!
    Great location….very different to the hectic Dubrovnik old town.
    We didn't have a car but -you have your own parking.
    Loved the promenade to the beach with good bars and restaurants and a great family vibe.
    My favourite area on the mainland.
    I booked this place, totally ignorant of Croatia/Dubrovnik, purely because it looked near to a beach. My expectations were that it would be adequate….it was an excellent choice.

    What could be improved: Found the electronic combination lock room doors a bit of a hassle, compared to, say, a key card.
    I, and my friends, both managed to set the door alarm off.

    Property is lovely, ideally situated for restaurants and bars in easy walking distance as is the bus stop down to the old town. Must mention the receptionist Anita, who is clearly passionate and proud of what she does and her area, she went above and beyond giving advice and assistance to us.
