So I’ll be honest – when I first heard about Villa Carmelita, I was a bit skeptical. I mean, “brand new” and “exclusive” in Dubrovnik usually screams tourist trap, right? But this place actually surprised me. It’s tucked away on Lastovska ulica, which is this quiet residential street that most visitors never stumble across. You’re still close enough to walk to the Old Town (maybe 15-20 minutes if you don’t mind the hills), but you’re completely removed from the cruise ship chaos that hits the main areas during peak season.

The villa itself feels more like staying at a really well-appointed friend’s place than a typical hotel. The owners clearly put thought into the details – there’s this gorgeous stone terrace where you can actually hear the birds in the morning instead of tour groups shuffling past. And honestly, the smart car thing isn’t just a gimmick. Dubrovnik’s parking situation is absolutely brutal, especially near the walls, so having a compact car that fits into those impossibly narrow Croatian parking spots is genius. I watched other travelers circling for 30 minutes looking for parking while I zipped right into spaces that bigger cars couldn’t even attempt.

What really sold me though was how the place feels authentically Croatian without trying too hard. The breakfast spread included this incredible local honey and fresh figs from trees right in the neighborhood, and the hosts actually gave me tips about which konobas (that’s local speak for family-run restaurants) to hit up that aren’t mentioned in guidebooks. You know what I mean – the kind of places where the menu is handwritten and the owner’s grandmother is still making the pasta sauce. The villa’s location puts you within walking distance of several of these gems, particularly along the quieter streets that wind up toward Mount Srđ. Sure, it’s not right in the medieval center, but after dealing with the summer crowds there during the day, coming back to this peaceful corner of the city felt like such a relief. The whole experience just felt more… real, I guess? Like you’re actually staying in Dubrovnik rather than just visiting it.

  The villa was amazing, it definitely exceeded our expectations. There was everything you needed and more. The outside area was perfect with the pool and the comfiest sofa and sun beds. Easy waking to the harbour. We used Ubers to Dubrovnik old town which was about 10 minutes away, but there is a bus stop at the end of the road. The host was exceptional and recommended a traditional meal on our last night in a hidden gem and it was unbelievable.

  The property was amazing! Well equipped. Spotless and very comfortable. Marijo was a brilliant host. Very helpful in booking restaurants for us and advising on boat trips and things to do. Wish we could have stayed longer !

  Superbly clean. Everything you could possibly need in the kitchen & well located with a 35 minute walk to old town and great local places to eat/drink. The smart car also came in very handy. Owner very accommodating & friendly.

  Mariela was an amazing host. Stays in contact and offers as much help as possible.
  The Villa is exactly as shown in the pictures.
  Sufficient parking for 2 cars.
  Great location to access Dubrovnik centre.
  Each room can easily sleep 2 people and bonus of 2 sofa bed.

  Thank you Mario for being such a wonderful host. He greeted us upon our arrival, helping to carry luggages up the steps for 9 of us. The house is fabulous, modern, clean, and well appointed. Mario even got water and other items for us from the local groceries as we requested, since it was late at night and we were new to the town. He offered us the use of his Smart EV the next day which we did use to go back to the airport and fetch our rental van. Those are extra nice touches that we don’t see at other B&B houses, nor expect again anywhere else. Maria, his wife, came on the day we checked out to ensure we had a wonderful stay, which we did for 3 days. She and her daughter are wonderful ladies just as nice as Mario.
