Look, I’ll be honest with you – when I first pulled up to DUBROVNIK HAUS suites on Antuna Mihanovića street, I wasn’t expecting much from a 3-star place. But you know what? Sometimes the best discoveries come when your expectations are just… reasonable. The building itself sits in this quiet residential pocket that most tourists never stumble into, maybe a 12-minute walk from the Old Town walls (I timed it because I’m weird like that). What struck me first was how genuinely quiet it is here – no cruise ship crowds stumbling past your window at 6 AM, which honestly makes all the difference if you’re trying to recover from a long day of climbing those ancient stone steps.

The suites themselves are bigger than you’d expect, with this sort of understated Croatian charm that doesn’t try too hard. I mean, it’s not Instagram-perfect, but there’s something refreshing about a place that feels lived-in rather than sterile. The kitchenette actually works (shocking, I know), and the bathroom has decent water pressure – details that matter when you’re dealing with August heat and need a proper shower. The staff runs a tight ship without being overly formal, and they actually know the neighborhood well enough to point you toward that little konoba on Prijeko street that doesn’t have English menus but serves the best black risotto in town. Parking can be a bit of a puzzle – there’s street parking nearby, but you’ll want to ask them about it when you book because navigating those narrow streets with a rental car is… well, let’s just say it’s character-building.

What really sold me on this place is its position in the real Dubrovnik, if that makes sense. You’re close enough to walk to Stradun in ten minutes, but far enough away that you can actually breathe and think without being swept up in the tourist current. The neighborhood has this lived-in feel – you’ll hear kids playing in the courtyard next door, smell someone’s dinner cooking, maybe catch an old-timer watering his plants on a tiny balcony. It’s Croatia, not a theme park version of it. The 7.4 rating seems about right – it’s solid and dependable without being fancy, which is exactly what you want when you’re using the room as a base for exploring rather than a destination in itself. I’d definitely stay here again, especially during shoulder season when the whole city feels more manageable and you can actually enjoy that short walk to the walls without fighting through selfie sticks.

    Great location – walking distance from the Old Town (from Old Town it is uphill though). Local bus stops nearby so it was easy to see different parts of Dubrovnik. Quiet neighbourhood.
    Staff was friendly and answered questions quickly.
    Room had all the basic things we needed.

    What could be improved: Aircondition could be better.
    Would have been nice if the room would have be cleaned during our stays at least once.

    I really liked how spacious the room was. It was comfortable and well air conditioned. It was a decent distance from Old Town and is totally walkable.

    What could be improved: I did not like how the washroom was across the hallway.

    Good location (the old town and the supermarket Maxi Konzum are close);
    The room is bright, spacious and clean (corresponds to the uploaded photo);
    A big balcony with a sea view in the distance and a nice sunset.

    What could be improved: To access the bathroom and the WC you have to cross the hall (at the beginning it was quite disturbing);
    The room has only a kettle and a fridge. The microwave would be useful.
    We were not informed that the copies of passports were needed before arrival (all the communication was via Booking, but later the person in charge of this accommodation switched to WhatsApp, which I do not use :)))) .
    We were not informed about self check-in and this caused us some inconveniences.

    Perfect location between Dubrovnik old town and Gruž! Okay size room for our use. Friendly staff. Although it took some while for them to answer: they were really friendly and helpful.

    What could be improved: The aircondition didn’t work, and there was a lot of small ants. Also the pillow case and towel had a lot of stains. But all in all a good experience! 🙂
