You know what struck me first about FORTUNATA Apartment? It’s actually tucked away on Zeljarica Street, which – if you’ve never been to Dubrovnik’s Old Town – is one of those narrow stone passages that feels like you’re walking through someone’s medieval diary. I mean, you’re literally steps from the main drag but somehow removed from all that tourist chaos, which honestly makes all the difference when you’re trying to get a decent night’s sleep.

The apartment itself has that perfect balance of old-world charm and modern comfort that’s surprisingly hard to find in Dubrovnik. Most places either go full tourist trap or they’re so “authentic” you’re basically camping in a stone box. FORTUNATA gets it right – thick walls that keep things cool during those brutal summer afternoons (and trust me, July in Dubrovnik can be intense), but with proper Wi-Fi, a kitchen that actually works, and a bathroom where you don’t have to shower sideways. The 9.6 rating isn’t just people being generous; it’s because the details matter here. Like, there’s actually good water pressure, the air conditioning doesn’t sound like a helicopter landing, and someone clearly thought about where you’d put your suitcase without blocking the entire walkway.

What really sold me, though, was the location knowledge you get by staying here. Your host – and this seems to be true for most places on this street – actually knows the Old Town rhythms. They’ll tell you that the morning fish market is worth the early wake-up call, or that if you walk down toward the harbor around 6 PM, you’ll catch the locals doing their evening stroll when the day-trippers have mostly cleared out. It’s those kinds of insights that make you feel less like a tourist stumbling around with a map. Plus, being on Zeljarica means you can actually walk to the city walls entrance without fighting through the cruise ship crowds – well, at least until about 10 AM when everything gets properly busy again. The parking situation is what you’d expect (basically nonexistent in Old Town), but honestly, once you’re settled in here, you won’t want to leave anyway. The whole area becomes your living room, sort of, with the best coffee spot just around the corner and that little bakery where locals grab their morning pastries before work.

  We stayed at Fortunata for 2 nights on a very last minute weekend trip to Dubrovnik. From the moment we booked, Marcela was super helpful, available and accommodating and even sorted our transfers! The flat is easy to find, very comfortable, clean and central. Would 100% recommend it!
  
  What could be improved: We loved it all. Some people have mentioned the stairs which didn’t bother us – if you go to Dubrovnik you have to be prepared to walk some stairs anyway (note: there are stairs inside the apartment also). The church bells are just outside but for us, added to the charm.

  The apartment is beautiful, clean, well decorated and have all the necessitys.
  The shower is amazing!
  And the best location – right in the heart of the old town! a few minutes walking from all the sights, shops, restaurants and bars.
  The host is great and super communicative. She added a crib for our baby with the softest bed linen 🙂
  
  What could be improved: The apartment is on the 3rd floor without an elevator, so not suitable for everyone.
  The hot water in the shower are only for 10 min every time – enough for a decent shower, but if you like long ones it's not enough (but warms up again very quickly).

  Firstly, the hostess Marcela is amazing! Very responsive, friendly, accommodating, and just all around great to work with. The apartment is literally next to St. Blaise church in the central square and on the main street in the city. Quite a few steps to the top floor, but worth it because it was so private. The apartment is a VERY nice size with comfortable accommodations. Even getting into the apartment is convenient with a door lock code so you don't need to walk around with a key. I will recommend this place to everyone if they are headed to Dubrovnik. Thank you Marcela!

  A beautiful comfortable apartment in the centre of the old town of Dubrovnik. Luxury fittings in the bathroom and kitchen. Excellent air conditioning. Incredible views from each window. Spotlessly clean. Wonderful communication from the host. Very very helpful. Surrounded by history 🤩 but also surrounded by all modern conveniences like restaurants banks etc
  
  What could be improved: We loved it all but if you don’t like stairs and church bells bother you, this isn’t the place for you. The double window glazing blocks out most of the bell sound anyway.

  FORTUNATA is a beautiful, clean, and well-maintained historic loft apartment located right in the center of the walled city of Dubrovnik. It was a perfect place for our family of 4 (2 kids under 10) to explore for a few days. Our host Marcela was very responsive via email and WhatsApp and made accessing the apartment a breeze.
  
  What could be improved: Everything was lovely and exactly as expected, so no criticism, but visitors should know the apartment is up about five flights of steep stairs, and you're on your own to get bags all the way up there from outside city walls. Our family expected this and had no problem with it; and Marcela was clear about it; but others should be prepared!

  Marcela is the BEST!! SO accommodating and helpful. The apartment itself is in the most PRIME location. We opened our windows and listened to live opera at night. Highly recommend!
