You know what hit me first about Foteza Apartments? The location is absolutely ridiculous – and I mean that in the best way possible. You’re literally on Od Šorte street, which honestly sounds like nothing special until you realize you can roll out of bed and be at the Rector’s Palace in about two minutes. I mean, we’re talking proper Old Town here, not some touristy approximation on the outskirts.

The apartments themselves are pretty solid for a 3-star place – nothing fancy, but everything works and it’s clean, which is more than I can say for some supposedly higher-end places I’ve stayed in Dubrovnik. The building has that typical Dalmatian stone feel, and you can actually hear the morning market vendors setting up if you’re near the front (which I found charming, though light sleepers might want to pack earplugs). What really impressed me was how the staff actually knew their stuff about the city. The woman at check-in – I think her name was Marija – gave us this whole rundown about avoiding the Stradun during cruise ship hours and pointed us toward this little konoba near Sigurata that we never would’ve found otherwise.

Here’s the thing about staying this close to everything: you’re going to hear tourists. A lot of them. But honestly, by 10 PM things quiet down pretty well, and there’s something kind of magical about having those narrow limestone streets practically to yourself in the early morning. The apartment we had faced the courtyard, which was actually perfect because you get that authentic Old Town vibe without the constant foot traffic noise. And parking – well, you’re not parking anywhere near here, but they’ll tell you exactly where to go (there’s a decent spot near Pile Gate that’s about a 5-minute walk with luggage).

The kitchenette situation is pretty basic but functional – we made coffee and light meals without any issues, though the fridge is one of those mini European ones that fits about three yogurts and some water bottles. But honestly, with all the incredible food within walking distance, you probably won’t be cooking much anyway. I’d definitely stay here again, especially considering the price point and that 8.6 rating makes total sense once you’re there. It’s not luxury, but it’s authentic Dubrovnik living without the tourist hotel markup.

  Lovely clean and well appointed apartment with a great central location. Had everything we needed for our 2 nights stay in Dubrovnik. It was lovely looking out of the window and seeing the city wall.

  Loved this apartment! It was very clean, easy to cook with provided kitchen utensils, the living room is quite large and it was easy to relax. Also the location was fantastic – super close to everything in the old town! Would highly recommended staying here.

  Great apartment inside the Dubrovnik walls, walking distance to many great restaurants and cafes. Bedrooms were comfortable and well equipped kitchen for cooking.

  This apt is spacious and clean. Our host was helpful. I would definitely recommend it.
  
  What could be improved: Well, there are a lot of steps.
  
  1) It’s pretty high up the city walls, so a lot of alleys and steps just to get to the exterior door
  2) From the street, there are 4 steep steps to the exterior door
  3) Inside the building, there is a stairway with 1 turn to get to the apt door
  4) Inside the apt the bedrooms and bathroom are on the main level and the kitchen / den is up 1 flight of stairs.
  
  As I said a lot of steps , pls be advised.

  What could be improved: As a group of more mature women the numerous very steep stairs to access the accommodation would have been extremely daunting with our suitcases without help.

  Fantastic location although lots of steps in old town Dubrovnik so better to not bring heavy suitcases. We had a backpack and one case on wheels. Air con on upper level (not bedroom level though). Staff were very helpful and let us store luggage in office on our last half day.
  
  What could be improved: No outdoor area (which we were aware of when we booked) and first night was very hot as air conditioning on upper floor had been off until we arrived late in the evening. Only one fan on level with two bedrooms – would be better to have two fans so that both rooms could have a way of cooling at night.

  The apartment was great and specious. It was a comfortable apartment with all needed furniture. We felt home. If we come back to Dubrovnik will absolutely come back to this place.
  
  What could be improved: The location was not so comfortable for us. We had a lot of luggage as we had planned to be on holiday the whole month.

  We loved the location inside the wall close to the actual walk. We were close to excellent restaurants and main shopping area. It felt really authentic.
  
  What could be improved: We didn't like the steps but understand that is necessary for the nature of such a unique city. The staff at the key pickup were fabulous at helping us with every issue. What a fabulous place!

  The apartment has very good infra structure. The staff is very kind.
  
  What could be improved: The location is terrible. Ok, is inside the old town. However is in the top of SEVERAL stairs. To reach there with luggage is exausting.
