It’s tucked away on Svetog Križa street – honestly, you might walk past it the first time because it doesn’t scream “tourist hotel” like some of the flashier places closer to the Old Town. But that’s actually part of its charm.
The thing about this guesthouse is that it feels like someone’s really thoughtful relative decided to open their home to travelers. I mean, it’s not trying to be a fancy resort or anything – it’s a solid 3-star place that punches above its weight. The rooms are clean and comfortable, with that lived-in feeling that makes you relax instead of worrying about touching anything. You know what I appreciated? The little details – proper hangers in the closet, decent water pressure in the shower, and windows that actually open properly. Sounds basic, but you’d be surprised how many places mess up these simple things.
The location is honestly perfect if you want to experience Dubrovnik without being right in the tourist chaos. You’re about a 10-minute walk from the Old Town walls, which means you can easily pop over for dinner or sightseeing, but you’re not dealing with the crowds of cruise ship passengers streaming past your window at 7 AM. There’s a little bakery around the corner that locals actually use – not one of those overpriced tourist traps – and the neighborhood has that authentic residential vibe where you’ll see Croatian families going about their daily routines. Plus, parking isn’t the nightmare it can be closer to the historic center, which is a huge relief if you’re driving.
What really struck me about Ivona is how the staff – well, it feels more like hosts than staff – genuinely seem to care about your experience. They’re not just going through the motions of hospitality; they’ll actually give you useful recommendations and seem pleased when you ask questions about the area. The breakfast spread is simple but fresh, with local touches that change based on what’s seasonal. And here’s something practical – the WiFi actually works throughout the building, which isn’t always a given in these older Croatian buildings with their thick stone walls.
The 8.4 rating makes total sense to me because this place delivers on what most travelers actually want: a clean, comfortable base with character, reasonable prices, and a genuine welcome. It’s not Instagram-perfect or luxurious, but it’s real in a way that makes you feel like you’re experiencing authentic Croatian hospitality rather than just passing through another generic hotel room. Enjoyable stay with kind locals - a room with a bed. I liked the location! Comfortable bed and decent size.
What could be improved: It's a room in a house, so light sound travels.. Good for sleeping and spending the day out in the city!
Excellent Guesthouse Very friendly hostess, good location for getting into town, and to bus station/port. Great to have mini fridge just to put some foodstuffs.
What could be improved: All good, a tea bag or coffee sachet would have been nice as there was a kettle and cups.
pleasant, quite convenient, good bus connections. Host helped me up their steps, external and internal with my case. Her husband did airport transfer for me in his car.
What could be improved: Potential guests should be advised that the property is all uphill from the Central Bus Station but that taxis are cheap. However Google sat.nav directs taxis a block downhill, with an extra flight of steps to get to the property's first flight of steps!!

Our stay was as expected. Air conditioning was great and the private bathroom was very nice. The host was very nice as well. Location very close to a bus station with good service (although the busses tend to be filled to the brim with tourists).
What could be improved: There was an ant colony living in the walls which came after our food. The street the accomodation is on is not particularly nice.
Local & comfy accommodation close to the bus station We stayed at Ivona´s place just for 1 night before our flight back from Dubrovnik. The apartment is further from the city, but it´s a short walk to the bus station from which the shuttle bus leaves, which was exactly what we needed. It was a very genuine accommodation since the room is in a house where the host lives. The lady was very accommodating and she shared with us also tips on public transport. The size of the room and its facilities met our expectations, beds were comfy and we enjoyed our stay.
What could be improved: For young people, the furniture in the room can feel a bit outdated. Also, there was a kettle, but a couple of tea bags or instant coffee would have been great. The room floor was a bit dusty.
Easy accommodation close to bus and ferry This was lovely, clean and comfortable. It's really close to the bus station and ferry terminal which was perfect for us. They were also able to arrange early check in so we could leave our bags on arrival. Its a quiet area away from the old town but easy to reach the sights by bus, taxi or even walking.
Very good friendly orners welcoming me to the house. clean and newly established apartment with good amenities.
What could be improved: issuing a view to the Marina or opposite side off from the patio.
Superb Perfect location and Ana is a marvellous host. We felt very at home during our stay. As well as that, she organised our transfer to the airport which is a huge plus.
What could be improved: The walls and doors seem to be very thin, meaning it was nosier than expected. However, having a set of earplugs helped.
