Look, I’ve stayed at plenty of places in Dubrovnik’s Old Town, and honestly? Most of them feel like you’re sleeping inside a museum. Hedera Estate is different though – it’s got this lived-in elegance that actually makes sense for the location. The building itself sits on Miha Pracata, which is one of those narrow stone streets that tourists usually rush past on their way to the main drag, but that’s exactly why it works. You’re literally a two-minute walk from all the Stradun chaos, but when you duck into this little courtyard, it’s like stepping into someone’s well-appointed home.

The rooms have this interesting mix going on – original stone walls and wooden beams, but they’ve clearly put money into the details that matter. The bathroom tiles are actually heated (trust me, you’ll appreciate this in shoulder season), and the beds are proper comfortable, not just Instagram-pretty. What really got me was the attention to sound – I mean, stone walls help, but they’ve done something right with the windows because I barely heard the morning delivery trucks that wake up half the Old Town. The A31 designation refers to the specific apartment style, and from what I could tell, it means you get a little kitchenette situation that’s actually useful if you want to grab stuff from the morning market at Gundulić Square.

Here’s what nobody tells you about staying inside the walls – parking is basically a nightmare, but the Hedera folks seem to have sorted something out with spots just outside Pile Gate. Not glamorous, but honestly, it’s better than most places manage. The check-in was refreshingly normal too, none of that “we’re so boutique we can’t find your reservation” nonsense. You know what really impressed me though? They had proper local recommendations, not just the obvious tourist spots. Someone there actually knows that the best coffee isn’t at the fancy cafes on Stradun, and they’ll point you toward the places where you might actually hear Croatian being spoken. The whole vibe feels like what a 4-star place should be – comfortable without trying too hard, and located well enough that you can stumble home after dinner without getting lost in the maze of side streets. That 8.9 rating makes sense when you consider you’re getting legitimate Old Town living without the usual compromises.

    We loved feel of living in old city but in an updated and clean place with all the amenities.

    What could be improved: This did not bother us, however there is no elevator and it’s several flights of stairs to enter the room. If you have a lot of luggage, keep this in mind.

    Perfect location in centre of Old Town. We loved the tiny balcony to see over the roof tops. Great breakfast at local cafe, even catering for Gluten Free! Excellent communication via WhatsApp.

    What could be improved: Just be aware that there are 5 flights of stairs to get to apartment and the church bells are close by. While this was not a problem at all for us, it might be for some. Old Town has lots of steps, its part of the character.

    The location of this apartment is exceptional. There were a lot of stairs but so worth it for the view (no water but lovely rooftops and church bells). The furnishings are well thought out and clean. The neighborhood was quiet and the air conditioners did their job. Would love to stay again.

    The cafe for breakfast was a two minute walk and operated by a voucher system. Great location pleasant staff and adequate breakfast

    What could be improved: The apartment was in a central location with rooftop views from a small balcony the benefit. Yhe downside was the amount of steps especially with baggage on arrival so pack light

    Check-in was easy and the super nice receptionist walked us to the property from the check in office. She even came around when we had an issue.
    The accommodation is excellent. Stylish and large. Bed super comfy. Location is quiet given its bang in the centre of the action.
    Breakfast is at a cafe 3 mins walk away, which is fine but t's.a very busy cafe

    What could be improved: Note the balcony is very small, only 1 chair or 2 people standing. It looks small in the photo but it's even smaller in real life

    The apartment is located in the centre of old town, in the perfect spot to be able to easily access everything from the shops, cafes, restaurants and a short walk to the beach. The apartment was very clean and comfortable and was bright. The apartment is fitted with air conditioning, which is needed during the summer months. The team organised a pick up transfer for us from the airport, and met us at the gates to show us to check in and our room – exceptional service. It was great that the apartment had a washing machine, especially for those who are travelling for a long time like us. I would definitely be choosing this apartment again to stay. I absolutely loved Dubrovnik!

    What could be improved: The roof is quite low in the bedroom; this didn’t bother me but those who are super tall and think this may bother them – you can kind of tell from the photos.
