Hedera Estate, Hedera A39 Overview
First Impressions
Walking up to Hedera Estate, Hedera A39 in Dubrovnik, you immediately get the sense that this isn’t your typical hotel experience. Tucked away on Lazarina street in the Ploče area, it feels more like you’re staying at a friend’s beautifully restored Croatian home than checking into a commercial property. The building has that authentic Dalmatian stone architecture that makes you feel like you’ve stepped into old-world Croatia — which, honestly, is exactly what you want when you’re visiting this incredible city.
Location Perfection
I mean, let’s talk about where this place sits because it’s honestly spectacular. The Ploče neighborhood is where locals actually want to live, and you’re just a short walk from Dubrovnik’s famous Old Town walls without being right in the tourist chaos. You know what I love about this spot? You can easily stroll to the city walls in about ten minutes, but when you come back in the evening, you’re in this peaceful residential area where you can actually hear yourself think. The location score of 9.1 isn’t just a number — it really reflects how perfectly positioned you are to explore everything while having a genuine Croatian neighborhood experience.
The Space Itself
The apartment setup here is what really sets Hedera Estate apart from standard hotel rooms. You get your own space with a proper kitchen, which is fantastic if you want to grab some fresh seafood from the local market and cook it yourself — or just make coffee the way you like it in the morning. The interiors blend traditional Croatian elements with modern comfort, and there’s something really satisfying about having room to spread out after a day of walking those ancient cobblestone streets. The whole place feels lived-in rather than sterile, if that makes sense.
Perfect for Couples
There’s definitely a reason couples rate this place so highly for romantic getaways. The intimate scale of the property means you’re not dealing with crowded lobbies or fighting for pool chairs — it’s just you, your partner, and this beautiful Croatian setting. The Ploče area has some lovely spots for evening walks, and you’re close enough to those amazing clifftop restaurants overlooking the Adriatic that you can easily make it a special night out. Plus, having your own space means you can start the day slowly with coffee on your terrace instead of rushing down to a busy hotel restaurant.
Why Guests Love It
What really strikes me about Hedera Estate is how it gives you that authentic Croatian experience without sacrificing comfort. You’re staying in a real neighborhood where you might chat with locals at the corner café, but you’ve still got modern amenities and easy access to all the sights. The combination of the prime location, the apartment-style setup, and that residential feel creates something pretty special. It’s particularly great if you’re the type of traveler who wants to feel like you’re living somewhere rather than just visiting — and in a city as magical as Dubrovnik, that makes all the difference.

Reviews of Hedera Estate, Hedera A39
Great location but difficult access – Trina from New Zealand – 1 July 2025 (7/10)
Lovely balcony with nice view. Easy walk to old town. Aircon was great. Liked the fact there was a washing machine, but supplying some sachets of detergent would have been appreciated.
What could be improved: Access to the apartment was extremely difficult with luggage, a lot of stairs to navigate. Do not consider if any mobility or physical issues. Bathroom was terribly small and water from shower went everywhere. Very high kitchen cabinets (problematic if you are on the short side like me 😁). Whilst not a major, supply of kitchen staples (eg salt) and laundry detergent would have been appreciated, extra touches like this just add to the ease of the stay.Superb – Juha from Finland – 27 September 2024 (9/10)
Sijainti oli hyvä.
Exceptional – Jessica from New Zealand – 5 September 2024 (10/10)
Excellent!!!! Honestly our family who were staying elsewhere were jealous of our spot!
What could be improved: If you pay for the airport transfer to the apartment and your room is not ready, you then need to pay again to get to your actual accommodation so double check the timing etc.Superb – Jennifer from United Kingdom – 11 July 2024 (9/10)
Good location close to Dubrovnik old town and beach. Nice terrace, comfy bed, well equipped terrace.
What could be improved: A lot of steps, could go with another mirror in the double bedroom.Dubrovník stojí za to navštívit. Velmi dobré umístnění ubytování. – Alena from Czech Republic – 19 May 2024 (7/10)
Umístění bylo skvělé, velmi blízko centra. Ubytování dobře vybavené, jen bych přidla sáčky do košů a utěrky do kuchyně.
What could be improved: Přijeli jsme pozdě večer, do mailu nedošel kod ke vstupu, museli jsme volat recepci. Byli jsme ubytování v květnu, ale k dispozici byli jen velmi tenké přikrývky a v apartmánu byla zima. Klimatizace je v kuchyni, v pokojích není.Very good – Amir from Bosnia and Herzegovina – 2 January 2024 (8/10)
The location, the view were great. Comfort satisfying. Also great terrace.
What could be improved: The sewer smell is absolutely unpleasant. It is reflected in the toilet, so the entire flat stinks.
It was clear that someone attempted to clean the flat, but just slightly.Fair value in Dubrovnik – Franck from Switzerland – 11 April 2023 (7/10)
Great Location with nice view and walking distance to the entrance of the old town.
What could be improved: It was not very clear to enter the property, we had to call the real estate to manage the entrance. It was a bit humid in the shower and the smell was not the best one.Nice stay. – Ray from United Kingdom – 22 August 2022 (9/10)
Good location short walk to old town and beach. Supermarket close by. clean and comfortable.
What could be improved: Quite hilly, lots of steps, but was ok for us.Beste Lage für Stadtbesichtigungen und Badeurlaub – Gerald from Austria – 5 August 2022 (8/10)
Frühstück haben wir uns selber gemacht, die Lage vom Apartment ist super, 10 Minuten in die Altstadt und 5 bzw. 15 Minuten zu den Stränden. Supermärkte in der nähe 4 Minuten.
What could be improved: Badezimmer war sehr klein und etwas abgewohnt. Extra Toilette wäre besser.sublime – Sophie from France – 9 July 2022 (9/10)
appartement splendide on ne se lasse pas de la vue superbe sur lokrum et sur le vieux dubrovnik
What could be improved: les travaux du voisin et la réception située à 2 kilomètres pour réceptionner les clés.
