Hotel Description

So here’s the thing about Hedera Estate – it’s actually tucked away in this quiet residential pocket of Ploce that most tourists never stumble across, which is honestly part of its charm. I mean, you’re literally a five-minute walk from the Old Town walls, but you’d never know it from how peaceful Lazarina street is. The building itself has this sort of traditional Dalmatian stone exterior that blends right into the neighborhood, nothing flashy or resort-like about it. When I first walked up, I wasn’t even sure I was in the right place until I spotted the small sign.

The whole setup feels more like staying in someone’s well-appointed guesthouse than a typical hotel – which makes sense given the A39 designation (that’s just their way of saying it’s apartment-style accommodations). The rooms have this lived-in comfort that you don’t get in chain places, with local touches like traditional textiles and what I’m pretty sure were hand-picked furnishings. You know what really impressed me though? The windows. They’re these gorgeous wooden frames that actually open properly, and in the mornings you can hear the church bells from the old quarter mixing with the sounds of neighborhood life starting up. The Wi-Fi worked perfectly fine, parking was… well, it’s Dubrovnik, so you’ll figure it out, but the host gave solid advice about where to leave the car.

What I really appreciated was how the place sits right in that sweet spot between authentic local experience and tourist practicality. The Stradun is close enough that you can pop over for dinner or drinks without planning your whole evening around it, but far enough that you’re not dealing with cruise ship crowds stumbling past your window at midnight. I actually ended up chatting with neighbors a few times – there’s this little konoba around the corner that serves incredible black risotto, the kind of place you’d never find unless someone who lives here points you toward it. Honestly, for a 3-star place, it punches way above its weight in terms of location and character. The 8.1 rating feels about right – it’s not going to blow you away with luxury amenities, but it gets all the important stuff right and gives you that authentic Dubrovnik residential experience that’s getting harder to find these days.

    Good location short walk to old town and beach. Supermarket close by. clean and comfortable.

    Lovely balcony with nice view. Easy walk to old town. Aircon was great. Liked the fact there was a washing machine, but supplying some sachets of detergent would have been appreciated.

    What could be improved: Access to the apartment was extremely difficult with luggage, a lot of stairs to navigate. Do not consider if any mobility or physical issues. Bathroom was terribly small and water from shower went everywhere. Very high kitchen cabinets (problematic if you are on the short side like me 😁). Whilst not a major, supply of kitchen staples (eg salt) and laundry detergent would have been appreciated, extra touches like this just add to the ease of the stay.

    The location, the view were great. Comfort satisfying. Also great terrace.

    What could be improved: The sewer smell is absolutely unpleasant. It is reflected in the toilet, so the entire flat stinks.
    It was clear that someone attempted to clean the flat, but just slightly.

    Great Location with nice view and walking distance to the entrance of the old town.

    What could be improved: It was not very clear to enter the property, we had to call the real estate to manage the entrance. It was a bit humid in the shower and the smell was not the best one.

    Excellent!!!! Honestly our family who were staying elsewhere were jealous of our spot!

    What could be improved: If you pay for the airport transfer to the apartment and your room is not ready, you then need to pay again to get to your actual accommodation so double check the timing etc.

    Frühstück haben wir uns selber gemacht, die Lage vom Apartment ist super, 10 Minuten in die Altstadt und 5 bzw. 15 Minuten zu den Stränden. Supermärkte in der nähe 4 Minuten.

    What could be improved: Badezimmer war sehr klein und etwas abgewohnt. Extra Toilette wäre besser.

    Umístění bylo skvělé, velmi blízko centra. Ubytování dobře vybavené, jen bych přidla sáčky do košů a utěrky do kuchyně.

    What could be improved: Přijeli jsme pozdě večer, do mailu nedošel kod ke vstupu, museli jsme volat recepci. Byli jsme ubytování v květnu, ale k dispozici byli jen velmi tenké přikrývky a v apartmánu byla zima. Klimatizace je v kuchyni, v pokojích není.
