Hotel Description

Look, I’ve stayed at a lot of places in Dubrovnik over the years, and Hedera Estate honestly caught me off guard – in the best way possible. It’s tucked away on Od Montovjerne street in Lapad, which I mean, most tourists have never even heard of this neighborhood. That’s actually perfect because you’re away from the cruise ship crowds that descend on the Old Town every morning, but you’re still only a 15-minute bus ride (or pleasant walk if you’re feeling ambitious) to all the main action.

The thing about Lapad is that it feels like where actual people live, you know? There’s this lovely tree-lined promenade just a few minutes’ walk away where locals take their evening strolls, and the beaches here – well, they’re not the postcard-perfect rocky coves you see in travel magazines, but they’re way less crowded and the water’s just as impossibly blue. The hotel itself sits in this quiet residential area where the biggest noise you’ll hear is probably someone’s grandmother chatting with her neighbor from a balcony. I actually loved falling asleep to the sound of the wind through the trees instead of late-night revelry echoing off stone walls.

What really gets me about Hedera Estate is how they’ve managed to feel both polished and unpretentious at the same time. The rooms have this modern Croatian design thing going on – clean lines, local stone accents, but nothing that screams “trying too hard.” The staff genuinely seems to care about what you’re up to, not in an invasive way, but like… they’ll actually give you solid restaurant recommendations that aren’t just the obvious tourist traps. Speaking of which, there’s this little konoba about three blocks away that serves the best black risotto I’ve had outside of someone’s actual Croatian grandmother’s kitchen – the hotel folks told me about it, and I’m pretty sure they don’t get any kickback for the recommendation.

The practical stuff matters too, right? Parking is actually manageable here (try saying that about anywhere near Stradun), and the Wi-Fi doesn’t mysteriously disappear every time more than two people try to use it. Check-in was refreshingly straightforward – no weird upselling or confusing explanations about resort fees. The whole place just feels… competent? Like someone actually thought about how people travel and what they need.

Honestly, that 9.5 rating makes perfect sense to me. It’s not trying to be the fanciest place in town, but it absolutely nails what it is trying to be. If you want to experience Dubrovnik like someone who actually lives here rather than just passing through on a cruise ship, this is your spot. You’ll have easy access to everything worth seeing, but you’ll also get to decompress in a neighborhood where life moves at a more human pace. Plus, you’ll have better stories to tell than “yeah, we stayed right in the middle of everything” – because honestly, sometimes the middle of everything is exactly where you don’t want to be.

    Super nice, new and modern apartment with fantastic sea view.
    Modern and fully equiped, very good location to reach Old Town, beaches, port etc.
    I definetely reccomend it and hope to come back soon.

    It is spacious apartment with great view! Also a lot of useful facilities, for cooking, ironing…

    We were granted earlier check in upon our request.

    What could be improved: We did not like the way it is managed, you get pages of instructions for self check in which was not smooth as the parking solution is not good. We spent 30mins trying to ‘setup’ our parking spot as per instructions, to have the agency communicate to us that it was not written properly in the guide.

    Location is on top of the hill – which makes for great view but to get to and back from center you need car.

    We were not allowed to check out at 10:30 as they told us cleaning ladies are coming at 10. There was no one at 10…

    Widok z tarasu i jednej sypialni cudowny. Druga sypialnia bez widoku na morze. Kanapa do spania Wygodna. Bardzo funkcjonalny, czysty apartament. Pralka, zmywarka, odkurzacz, piekarnik, duża lodówka z dużą zamrażarka. Garaż zamykany, więc bez obaw o zarysowania itd. Do najbliższego marketu parę minut pieszo, ale trzeba przejść dużo schodów w dół i nimi wrócić co było męczące – co wiadomo nie jest związane z samym apartamentem. Do plaży również kilka minut spacerem.

    What could be improved: Zamieszanie z kodem dostępu do apartamentu – nie dostałam go przed przyjazdem i Pani podawała mi go telefonicznie, plus w sytuacji to szybki kontakt. Problem był również z garażem – dostaliśmy pilot do bramy w której były 3 miejsca parkingowe – zaparkowaliśmy na wolnym miejscu, który okazał się być przypisany do innego apartamentu. Obiekt nie poinformował o przypisanych miejscach, po prostu dostaliśmy pilot razem z kluczem, a później wyszła nieprzyjemna sytuacja. Dodatkowo na booking nie ma informacji o wymaganym zadatku 200€.

    Obiekt nowy, zadbany, przepiękny widok z balkonu, cisza i spokój. Przemiła i konkretna obsługa, bezproblemowy kontakt z recepcją. Obiekt super wyposażony, wszystko czego potrzebujesz znajdziesz na miejscu.

    What could be improved: Odległość od plaży i najbliższego małego sklepiku chodz w teorii mała, w praktyce bardzo ciężka do pokonania. Hotel znajduje się bardzo wysoko, jeśli chce się chodzić pieszo a nie jeździć autem to jest to bardzo męczące na dłuższą metę.
