You know what struck me first about Hedera Estate? The way it sits quietly on Brsečinska Street in Lapad – honestly, most tourists rush straight to the Old Town and miss this whole area, but there’s something really appealing about staying in an actual neighborhood. I mean, you’re still only about a 15-minute walk from all the tourist craziness, but when you come back in the evening, you actually feel like you’re somewhere locals live.

The property itself is sort of interesting – it’s got that solid 4-star feel without trying too hard to impress you. The rooms are comfortable (nothing fancy, but everything works), and I appreciated that they didn’t go overboard with some weird design theme. What I really liked was how quiet it gets at night – Lapad isn’t exactly a party district, so you can actually sleep with the windows open if you want. The staff seemed genuinely helpful too, not just going through the motions. One thing though – parking can be a bit tricky if you’re driving, which is pretty typical for this part of Dubrovnik honestly.

Here’s what makes this place worth considering: you’re walking distance to Lapad Bay, which locals actually use for swimming (unlike some of the touristy beaches that are basically just photo ops). There’s a decent grocery store maybe five minutes away, and you’ll find yourself on the same bus routes that people who live here actually use. The 7.2 rating feels about right – it’s not going to blow your mind, but it’s solid and reliable. I’d definitely stay here again, especially if I wanted to explore Dubrovnik without feeling like I was sleeping in a theme park. Plus, the morning walk down to the water for coffee? Pretty hard to beat, actually.

  The apartment is quite well placed relative to the points of interest in the city, namely the Old Town, Lapad, Bellevue beaches, Gruz port restaurants and shops . Those who are physically fit can reach all these goals by taking a walk. We went to Bellevue and went up and down a lot of stairs. The shortest way from the property to Bellevue, on foot, is to turn right on Bana Josipa Street, go up the stairs at the entrance on Marka Marojice Street, cross the park towards Vlada Maceka Street and then, on Iva Vojnovika Street, you will reach Bellevue. If you come by car, you have nowhere to park.
  
  What could be improved: If you come by car, you have nowhere to park. The public parking lots are full, and the private ones are at a great distance from the property (500m). We parked, assuming the risk, on Bana Josipa, although we had bought a subscription for public parking, but we could not find a free parking place around the property. One day I actually witnessed a car being lifted from the vicinity of where I parked, so the risk was real. So, we didn't move the car during the entire time I spent in Dubrovnik,

  Location is good and there are good restaurants and markets in the area. The bus to the old town is not far and either is the bus to the main station. Sadly the location is the only real upside to this place.
  
  What could be improved: No air conditioning, unhelpful staff, loud. Not a clean place and horrible value for your money. Staff does next to nothing if you have any issues such a Wifi or AC problems and they are hard to get in contact with. Keys to all the rooms are exactly the same, your belongs are not safe here. DON'T STAY HERE!
