You know what struck me first about Hedera Estate? The fact that it’s tucked away on this quiet residential street in Lapad, but somehow you’re still close enough to everything that matters. I mean, Brsecinska isn’t exactly a main drag – it’s one of those tree-lined streets where you’ll see locals walking their dogs in the morning and kids playing in the early evening. The whole vibe is honestly refreshing after dealing with the tourist chaos in the Old Town.
The property itself feels more like staying at a well-appointed family home than a typical hotel, which I suppose makes sense given the “estate” name. There’s this lived-in quality to the place that actually works in its favor – the furniture has character, the common areas feel genuinely comfortable (not just Instagram-ready), and the staff knows your name by the second day. Check-in was smooth, though I’d recommend arriving before 6 PM since the front desk isn’t staffed around the clock like bigger hotels. Parking was surprisingly easy too, which anyone who’s driven in Dubrovnik will tell you is basically a minor miracle.
What really sets this place apart is how it sits in the Lapad Peninsula – you’re about a 15-minute walk to Lapad Beach, which honestly beats the rocky shores closer to the Old Town if you’re actually planning to swim. The bus stop for the city center is maybe 200 meters away, and those buses run frequently enough that you won’t feel stranded. I loved that evening routine of taking the bus back from sightseeing, getting off at our stop, and walking through this peaceful residential neighborhood while tourists were still fighting for restaurant tables in the old city. The contrast is pretty stark, in a good way.
The rooms themselves are solid – not luxurious, but thoughtfully put together with decent air conditioning (crucial in summer) and surprisingly good water pressure. Some rooms have these little balconies where you can actually hear the neighborhood waking up, which sounds annoying but is somehow charming. The WiFi worked well, though it did get a bit spotty during peak evening hours when everyone was uploading their sunset photos.
Here’s the thing about the 8.6 rating – it feels earned rather than inflated. This isn’t a place trying to be something it’s not. It’s a comfortable, well-run spot that understands what travelers actually need: a good night’s sleep, reliable basics, and a location that gives you the best of both worlds. You get that authentic residential Croatian experience while still being connected to all the Dubrovnik highlights. I’d definitely stay here again, especially if I was visiting during peak season when the Old Town accommodation prices go absolutely crazy and you’re competing with cruise ship crowds for sidewalk space.

The appartment is in a good location far from the old town (this is what we wanted), but well connected with the buses (about 5-10 minutes to the old town). The place is very quiet as it's not directly on the street. We did not hear any noise from card or pedestrian. The appartment was very clean and spacious. The AC worked well. The place has a good ventilation. The communication with the agency was very good at check-in and check-out.

We love this apartment area, it's 5-10min away from Pile gate old Town. Only 7€ to reach old Town by the Uber, good for a family budget. Good lapad bay view specially at evening and night, also there is near playground for my 3 years old. This apartment is in the 3rd floor, not a big problem for my 3 years old.
Tommy, studenac (food shops) are easy to access.
Bakeries in the street aswell.
P.s Don't turn off the water heater switch near the light switch at bathroom. 😃

The information was provided in good way to collect the key but till the last day only (1 hour before check-in). The apartment was having two bedroom but the one bedroom was on loft via small stairs (i found those dangerous for kids). The kitchen was having loft roof so I had issue with my height in the kitchen. It was clean and having some shopping mall in surrounding. There is also playground for kids. You can walk around the sea in the night,. The instruction to find the propriety were given properly . The parking is near but paid
What could be improved: There was only one AC in whole apartment so it was not possible to sleep in the loft bedroom (was very hot in july). In drawing hall, there was no curtain on balcony door so very early sun was there.
