So I stumbled across Nikolina Rooms last spring when I was hunting for something close to Old Town but not right in the middle of all that tourist chaos – and honestly, this little place on Padre Perice turned out to be one of those perfect finds you almost don’t want to tell people about. You know how Dubrovnik can feel completely overrun during peak season? Well, this street is literally a five-minute walk from Pile Gate, but it’s tucked away enough that you actually get some peace and quiet in the evenings.
The thing about Nikolina Rooms is that it feels more like staying at someone’s well-designed home than a typical hotel. I mean, it’s only got three stars officially, but the 9.4 rating makes total sense once you’re there – the owners clearly put thought into every detail. The rooms are clean and modern without being sterile, and you can tell they actually care about the guest experience. What really sold me was the morning routine: you wake up, step outside, and there’s this genuine neighborhood feeling with locals heading to work and kids walking to school, but then you’re literally minutes from the city walls. It’s that sweet spot where you feel like you’re experiencing real Dubrovnik life instead of just the postcard version.
Parking was way easier than I expected (there’s street parking nearby, though you’ll want to ask them about the best spots), and the check-in was refreshingly straightforward – no corporate nonsense, just helpful people who actually know the area. The rooms themselves are spotless, and honestly, after spending days walking those stone streets, having a comfortable bed and a good shower is all you really need. One small thing – if you’re a super light sleeper, you might hear some street noise in the morning, but it’s not the kind of all-night party noise you get closer to the main tourist areas. I actually found it kind of charming, like a gentle reminder that you’re in a real city with real people. For what you pay versus what you get, especially considering how expensive Dubrovnik can be, this place delivers exactly what it promises without any pretense.

The apartment is spacious.
The view from the window is truly beautiful.
The kitchen is well-equipped. We were especially grateful for the welcome food the host had kindly left for us — we arrived at 1 a.m. and had no chance to buy groceries. It was such a thoughtful gesture — thank you so much! 😊
There were also all the little essentials: salt, sugar, oil, spices, tea — small things that make a big difference in comfort.
The host is a very kind and attentive person. She personally met us at the door at 1 a.m. and helped us settle in. Check-in is possible at any time of day or night.
Sometimes I would just casually mention something in conversation — and she would respond right away, with genuine care. For example, I asked about lemons — and soon received a couple of fresh ones straight from the tree. I asked about an unfamiliar fruit growing nearby — and the next morning, there it was in a bag, waiting for me. Thank you again! 😊
The location is convenient: near the port (we recommend visiting the islands), and the main bus station — great for short trips to small towns near Dubrovnik. The airport shuttle also runs from there. Within walking distance: a market, bakeries, shops, restaurants, two large supermarkets.
Near the stairs you’ll also find a playground, a sports area, and picnic benches — great for families.
The room is very kid-friendly — we found colored pencils, board games, even playing cards. The TV had an English-language channel and a Croatian kids’ channel too.
The balcony (or rather a terrace) is spacious and has pleasant evening lighting.
It’s only 5–7 minutes by bus to the Old Town, and the buses run frequently.
The night before we left, the host kindly asked about our flight time and offered to let us stay until we needed to leave — very thoughtful.
This place is a great choice for a relaxing stay. Everything is well thought out, quiet, comfortable, and feels like home.
We would be happy to come back again.

The place was very welcoming and the host made sure we got everything for a perfect stay which was nice !! The location is good, near the port, you can walk to the old town for about 20min what is doable. We really appreciated the kindness of the host towards us, thank you !

owner is super helpful and very caring. she hadn't seen me for 2 days as I was out very early and said she was worried about me and wanted to know if I was OK. she gives you lots of helpful information. Nice location just a staircase away from the port and 15 mins walk from main bus station

We love the location of the property as it is accesible to everything,transportation and shops to buy basic needs especially with children.I like the most the hospitality and kindness of the host -Jele.She is so kind and caring to her guest.I can see my mum at her.I spent my birthday in her place so when I came back in our flat ,there was a paper bag and gift for me hanging outside the door.She gave Easter eggs to my children before we left.She facilitated also to buy local product from her friend to be brought home.Her hospitality is above and beyond to her guests.Offered umbrellas too as weather was not good.

The host is the most beautiful experience of the stay. She’s so warm and caring it felt like a home away from home. That’s what is most important when you travel to a distant land. It’s the people who care and treat you well. The location is also amazing, a few stairs down the bus stop is right there. The city is beautiful and charming and above that Nikolina Rooms made Dubrovnik the best experience.

The hostess was extremely kind, experienced, and very knowledgeable. I cannot overemphasize this. One of the 2-3 best hosts I've ever had. I could tell she had a strong connection to the city of Dubrovnik, and that helped me gain a greater appreciation of the place, its history, and its people. If you're visiting and need recommendations, you're in the right place. It was rainy one day and I would've gladly stayed in and helped her do laundry. Traveling by bus and by sea, the location was extremely convenient, being by the bus stop and the harbor. I was afraid it would be loud, but the neighborhood was very quiet with one exception.
What could be improved: No cons about the hotel. I couldn't say the room was completely quiet. One night there was a party down the street and the DJ was blasting… you won't guess it.. "My friend the witch doctor" by David Saville. But that's no fault of the guesthouse.
