Look, I’ve stayed in plenty of places within Dubrovnik’s Old Town, and honestly? Most of them feel like tourist traps with medieval walls slapped around overpriced rooms. But Old Town Apartments u nikse on Ferićeva street is different – it’s actually where you’d want to stay if you knew the area well.

First off, Ferićeva is one of those narrow side streets that most tourists rush past on their way to the main drag, which means you’re literally in the heart of everything but without the constant stream of cruise ship crowds right outside your window. I mean, you’re maybe a two-minute walk from Stradun (the main pedestrian street), but tucked away enough that you can actually sleep at night. The building itself has that authentic Dubrovnik stone look – not the overly restored stuff that feels like a theme park, but the real deal with character marks and weathered details that make you feel like you’re staying in someone’s family home rather than a hotel.

What really got me was how the owners seem to understand what travelers actually need. The apartments are set up like proper living spaces, not just beds with a mini-fridge shoved in the corner. You’ve got real kitchen setups, which is huge when you consider how expensive eating out gets in the Old Town (seriously, even a simple lunch can cost you 20+ euros). The WiFi actually works reliably – I know that sounds basic, but you’d be surprised how many places in those thick stone walls struggle with connectivity. And here’s something I really appreciated: they give you proper local recommendations, not just the obvious tourist spots. The woman at check-in told me about this tiny bakery on Od Puča where locals grab their morning pastries, and it became my daily ritual.

The location hits that sweet spot where you’re close enough to everything that matters but far enough from the worst tourist chaos. You can walk to the city walls entrance in about three minutes, hit the harbor area just as quickly, but when those massive tour groups descend around 10 AM, you can retreat to a relatively quiet street. I stayed there in late September, and while the main squares were still pretty packed during the day, Ferićeva had this almost residential feel in the evenings – you’d hear neighbors chatting, catch the scent of someone’s dinner cooking, that sort of thing.

The 8.7 rating makes total sense to me. It’s not luxury – don’t expect marble bathrooms or concierge service – but it delivers exactly what you want from a stay in Dubrovnik’s Old Town. Clean, comfortable, authentically located, and run by people who actually care about your experience. The only minor issue I had was that the stone steps can be a bit tricky with heavy luggage (but honestly, that’s true for most places in the Old Town), and the hot water sometimes took a minute to kick in. But these are the kinds of quirks that come with staying in a centuries-old building, and they’re part of the charm, really.

If you want to experience Dubrovnik like you’re temporarily living there rather than just passing through, this is your spot.

    The location was great and it was clean. Perfect for out stay. The staff was very receptive and quick to answer.

    What could be improved: The AC didn’t work properly the first night but it was fixed the next day thankfully. Not enough towels or body wash for two people for a three night stay but they delivered more towels and body wash.

    Fantastic location, close to everything in the old town. Scrupulously clean, excellent communication, great facilities (iron and board, hair dryer, toiletries, fridge), excellent air conditioning and modern design.

    This apartment was incredibly well located within the old city. It was walkable to everything. It was also very comfortable and well equipped with ample storage space for all of our travel accessories.

    What could be improved: The website did not specify this but, our unit was on the fourth floor with a very narrow, steep and winding staircase. We only travel with carry-on luggage but, it was very challenging getting those up and down the stairs. Also, we stayed four nights but, our bedding was never changed.

    The host was kind enough to allow us to check in earlier because we had booked a walking tour at 12nn.

    We liked the place and location. It was so near Pile Gate. We had big luggage that we couldn't afford to drag it all the way to the old town center. The only stairs we had to take were the ones going to our room but it was all good since we didn't have to walk that far from the gate.

    The place was also accessible to restaurants and bars. It's just about 1 min walk from the place.

    The room was so pleasant and clean. Very modern. It even has a kitchen and we were able to cook for our dinner too.

    The bathroom was good! Even after a shower, the water was contained within the shower area unlike other bathrooms where the water would flow everywhere.

    Surprisingly the TV had a Netflix access and there is also sort of a Nespresso machine with free capsules and these gave more value for the price we paid!

    What could be improved: By the window from our room, we noticed that there is sort of an event place. It had chairs arranged like there will be a show at night. Good thing there wasn't any event during our stay otherwise we would have a challenge sleeping.

    What could be improved: The owner sent instructions on how to get in, but we did not receive them. Since there was no one on the premises, we stood outside for a long time until the owner helped us by phone. Once we knew the codes, everything was fine.

    Everything was perfect. The apartments are modern, very well equipped with all you need for a stay in Dubrovnik.
    The best bit is the location. Only a short walk from the Pile gate in a quiet alley and no steps!
