Look, I’ve stayed in a lot of places around Dubrovnik over the years, and Orsan Residence is one of those finds that makes you feel like you’ve cracked some local code. It’s tucked away on Ivana Zajca – honestly, most tourists have never heard of this street, which is exactly why it works so well. You’re maybe a 12-minute walk from the Old Town walls, but you escape all that cruise ship chaos that turns the main areas into a bit of a zoo during peak season.

The building itself has this understated elegance that I really appreciate. It’s not trying to be some flashy resort – more like a sophisticated apartment building where everything just works properly. The rooms are spacious in a way that surprises you, especially if you’re used to cramped European city hotels. I mean, you can actually open your suitcase without having to climb over it to get to the bathroom. The kitchenettes are properly equipped too, which matters when you want to grab some of those incredible Croatian figs from the morning market and not pay hotel restaurant prices for everything. Actually, speaking of food – there’s a lovely little konoba about three blocks down that the front desk told me about, and I never would’ve found it otherwise.

What really sold me on this place was the attention to detail without the fuss. The air conditioning actually works (you know how hit-or-miss that can be), the WiFi doesn’t cut out every ten minutes, and the beds are firm enough that you don’t wake up feeling like you’ve been sleeping in a hammock. The bathrooms have good water pressure – honestly, after a long day walking those stone streets in summer heat, you want a proper shower, not some dribbling European disaster. Parking can be a bit tricky in this area, but they’ve got arrangements with a nearby garage, and the staff actually knows how to give directions that make sense. Check-in was refreshingly straightforward too – no upselling, no lengthy presentations about spa packages, just “here’s your key, the market’s that way, need anything else?”

The neighborhood vibe is what really makes it special though. You’re in a residential area where you’ll hear actual Croatian conversations on the street, not just tourist chatter. There’s a small park nearby where locals walk their dogs in the evening, and you can cut through it to reach the coastal path – perfect for those early morning runs before the city heats up. The 9.1 rating makes sense when you experience how smoothly everything operates. It’s not luxury in a flashy way, but it’s genuinely comfortable in a way that makes you want to extend your stay. If you’re the type who prefers feeling like a temporary resident rather than a tourist being processed through the system, this is your spot.

  The location was fantastic – close to bus stop, pedestrian path, restaurants, bakery, convenience store!

  What could be improved: It’s a great apartment for two people, we also had our 19 year old daughter with us and it was still manageable and comfortable.

  Great location and view from the room. Taking uber to the city, bus station is really close, and a great walk path with great views just outside the house. Parking just next to the apartment organised by the host. Would stay here again.

  Apartment was super clean and comfortable equipped with everything one would need. The host was unbelievably kind and attentive.

  Comfortable room on the first floor, easy to deal with baggage. Most of the things are nice and clean, the apartment has everything you would need, cooking, laundry. There is a bar nearby, a couple of stores and a pharmacy. There is a fancy yacht restaurant 20 meters away from the apartment, but I couldn't try it there, because the staff unwelcomed me with a "come back in 20 minutes", 20 minutes after it was supposed to be open. The owner was very polite and helpful, provided me great suggestions on places to eat, to see, and even on where it is better to park! Taking into account the prices in Dubrovnik, it is a very good choice for the money.

  The apartment was very clean and the location was quiet and easy to go to the Old Town by bus. Marko is a great host that made it very easy to self check in and then meet us in person to give all kind of advices and suggestions for our stay, super kind and friendly. Really recommend 🙂

  The room is very big, has all the necessary ammenities (Washer-drier, kitchenette, beach towels, large bed etc.) and is very close to plenty of markets and restaurants. We only stayed for two nights but it is the perfect accommodation for a couple who wants to spend a few days at the beach. Our host, Marko, was very responsive and offered us a lot of great tips and restaurant suggestions. We highly recommend Orsan Residence!

  What could be improved: My door wasn't so easy to close, I had to really pull on it. I couldn't find the milk in the morning, coffee machine didn't work so well. Construction going on while I was there so more rubbish than usual hanging around, but I was warned in advance and it was totally easy
