First Impressions
Walking up to Paradis Apartments, you immediately get the sense that this four-star property understands what travelers actually want from Dubrovnik. The building sits quietly on Stikovica street, away from the tourist chaos but close enough that you can hear the distant hum of the Old Town — honestly, it’s the perfect balance. I mean, you’re not dealing with cruise ship crowds outside your door, but you’re also not stuck in some remote suburb wondering how to get anywhere.
Location & Getting Around
Here’s what I love about the location — it’s genuinely walkable to everything that matters. The Old Town walls are about a 10-minute stroll downhill, which means you can pop back to your apartment when the midday sun gets too intense (and trust me, it will). You know what’s really smart about staying here? You’re positioned perfectly for those early morning or late evening walks along the city walls when the lighting is incredible and the crowds have thinned out. Plus, there’s actual parking nearby, which anyone who’s driven in Dubrovnik will tell you is worth its weight in gold.
The Apartment Experience
The apartments themselves feel more like staying in a well-appointed local home than a typical hotel room. Each unit has a proper kitchen — not just a mini-fridge and microwave situation — which honestly saves you a fortune when you consider restaurant prices in the Old Town. The spaces are thoughtfully designed with that clean, modern Croatian aesthetic that doesn’t try too hard to be trendy. Air conditioning works perfectly (crucial during summer months), and the Wi-Fi actually delivers on its promises, something I’ve learned not to take for granted in this part of the world.
The Neighborhood Feel
What strikes me most about this area is how it feels authentically Dubrovnik rather than tourist-focused. You’ll see locals heading to work in the morning, kids playing in nearby streets, and small neighborhood cafes where the barista might not speak perfect English but makes excellent coffee. It’s particularly great for couples — there’s something romantic about having your own little Croatian apartment to retreat to after exploring the medieval streets. The walk back uphill gives you these glimpses of the Adriatic through the trees, and honestly, those moments feel more special than any hotel amenity.
Why Guests Love It
The combination of space, location, and that residential feel really sets Paradis Apartments apart from the typical Dubrovnik accommodation experience. You get the independence of having your own place while still being close enough to walk everywhere that matters. Recent guests consistently praise the location, and I can see why — it’s that sweet spot where you feel like you’re living in the city rather than just visiting it. For the price point and the four-star quality, you’re getting genuine value in a destination where that’s increasingly rare.
Dubrovnik hotels pair terracotta rooftops with sea-view terraces perfect for oysters, rose, and lantern-lit evenings.

What Our Guests Say
The view, pool and spa, helpfulness of the owner and the quiet area with the little beach and rocks.
What could be improved: The furnitures were a little old style.
Everything was great, the hosts met us perfectly, they were kind, responsive and could always help if you needed anything. Quite a quiet place to relax, although we were there in May, not quite the season yet. The beauty of the landscapes is simply mesmerizing in its beauty. The room was cleaned and the bed linen was changed every day, quite cozy and nice

Such a relaxed and quiet area…it was lovely and the hosts made it even better! There were 2 restaurants nearby serving up local beers and international delicacies alongside a small pebbled beach.
