Look, I’ll be honest – when I first heard “Penthouse Fantasia,” I rolled my eyes a bit. Sounds like something from a cheesy 80s movie, right? But walking into this place on Petra Kresimira IV actually made me eat my words pretty quickly. The location in Ploče is honestly perfect if you know Dubrovnik at all – you’re far enough from the Old Town crowds that you can actually breathe, but close enough that the walk down takes maybe 15 minutes on foot. And I mean, who wants to stay right in the thick of all those cruise ship tourists anyway?

The thing that got me was how they’ve managed to feel genuinely luxurious without being stuffy about it. You know what I mean? Like, the penthouse suites (and yeah, most of the rooms here have that elevated feel) have these huge windows that frame the Adriatic in a way that makes you want to just… well, stare. I spent way too much time on my balcony with morning coffee, watching the ferry boats head out toward the islands. The staff actually knows the neighborhood – when I asked about getting to that little bakery locals hit up near Pile Gate, the guy at reception knew exactly where I meant and gave me the shortcut through the back streets.

What really sold me though was the attention to details that actually matter when you’re traveling. The air conditioning works properly (crucial in summer, trust me), the shower pressure is fantastic, and they’ve got blackout curtains that actually block light – something you don’t always get in Mediterranean hotels. Parking was surprisingly easy too, which if you’ve ever tried to navigate Dubrovnik’s old streets with a rental car, you’ll appreciate. The breakfast situation is solid without being over-the-top – local cheeses, proper coffee, and they’ll pack you something to-go if you’re heading out early for day trips to Lokrum or Cavtat. I mean, the 9.7 rating makes sense once you’re there. It’s not trying to be the flashiest place in town, but everything just… works. And honestly, after a long day of walking those marble streets in the Old Town, coming back to a place that feels like a calm retreat rather than another tourist trap makes all the difference.

    The location minutes (walk) away from Old Town is excellent. The two decks on the property offer a view that is superb of the sea and old Town. Sunsets are thrown in for good measure! These views will leave impressions on you that will last forever! Kate keeps a spotless, very well-appointed apartment with recent renovations adding even extra value and comfort. She is a beautiful, welcoming host. This is my second time staying here and I wish it could be more – I highly recommend the Penthouse! Beds are super comfortable, kitchen has everything and it’s great to have the washing machine for laundry.

    It has to be the views. I could sit on the balcony all day. The apartment was very clean and well decorated. Very close to the old town, only a 10-minute walk.

    Amazing views of Dubrovnik old town and a quick walk to get there. Lots of options around to eat if you don't want to go into Old Town too. Was a comfortable space for 4 adults.

    What could be improved: Lots of stairs – over 90 from street to front door! BUT it was worth the view, just be prepared to get your luggage up (although gratefully the hosts son gave us a hand)!

    Breathtaking views of old town. Easy walking distance to old town. Well equipped kitchen and good sized bedrooms. The balcony got a lot of use. Loved our stay, and highly recommend. Our hosts were very helpful and lovely!

    The location for the old town and the views of the old town were amazing. The apartment was well supplied and exceptionally clean. The hosts live on the ground floor below, and we're always available for help but never bothered you

    What could be improved: To get the amazing view required, climbing a few stops to the door. Great trade ofc but seriously, you need to be reasonably fit.

    The view from the balcony of Dubrovnik old town and harbour is fabulous. You could never tire of waking up to that view. Kati our host was so friendly and allowed us to check in early. We had a beautiful complimentary basket of fresh fruit plus water and beer in the fridge. The apartment is clean, very spacious and has everything you could possibly need. We would definitely stay here again (and this is our fifth visit to Dubrovnik!)

    What could be improved: There are about 90 steps from the road to the front door of the apartment which are steep so be warned!! In 35 degree heat it's not easy, but the view is sooo worth it once you are up there!

    Large, clean apartment perfect for a family or group of friends. The incredible view alone makes it worth booking! The owner is very kind and understanding, and we really appreciated her hospitality and the fact that she organized a parking space for us when it would have otherwise been quite difficult to park in the area. We appreciated the fruit basket and water the owner left us. Very convenient walk to the old town, with a grocery store just down the street. We would definitely book again!

    What could be improved: Just note that, although there is excellent air conditioning in the downstairs bedrooms, the upstairs loft with two twin beds does not appear to have a wall unit, only a fan, and the area was quite warm in the summer. We did not need this sleeping area so wasn't a problem for us.
