Piano Nobile Residence Overview
Look, I’ve stayed in plenty of places in Dubrovnik’s Old Town, and honestly? Most of them are either tourist traps or so cramped you can barely open your suitcase. Piano Nobile Residence is different – it’s actually what you’d hope a five-star place would be like, but rarely is. The moment you walk through that entrance on Buniceva poljana (which, by the way, is this quiet little square that most tourists never even notice), you realize someone really thought this through. The building itself has this gorgeous stone facade that fits perfectly with the old city walls, but inside it’s been renovated with actual taste – none of that fake medieval nonsense you see everywhere else.
What really gets me is the attention to detail here. I mean, the rooms are spacious by Old Town standards, which is saying something since most places feel like medieval closets. The bathrooms are properly luxurious – heated floors, rainfall showers, and those little touches that make you feel like you’re not just another booking number. You know what I love most though? The soundproofing actually works. Dubrovnik’s Old Town can get incredibly noisy, especially during summer when the cruise ships dump thousands of people onto those limestone streets, but somehow this place stays peaceful. I’m guessing it’s because Buniceva poljana is tucked away from the main Stradun thoroughfare – close enough that you can walk to Onofrio’s Fountain in two minutes, but far enough that you’re not hearing every tour guide’s spiel at 7 AM.
The staff here actually knows the city, which is rarer than you’d think. They’ll tell you to hit the morning market before 9 AM (after that, it’s all picked over), or suggest that little konoba on Prijeko that doesn’t look like much but serves the best black risotto in the city. Honestly, that kind of local insight is worth its weight in gold when you’re trying to experience Dubrovnik beyond the Game of Thrones tours. The location is pretty perfect too – you’re literally inside the city walls, so no dealing with those crowds at Pile Gate every time you want to grab dinner, but you’re also positioned where you can slip out to the newer parts of town if you need a proper grocery store or just want to escape the tourist bubble for a bit. I should mention that parking is handled through the hotel, which removes one major headache of staying in the Old Town. The whole experience just feels… well, it feels like how travel should be. Effortless, comfortable, and genuinely special without trying too hard to impress you.

The location was lovely. The only problem is it is in the main old town square and so it is beautiful but it is noisy from bars and restaurants on Saturday night until late and so if you want to go to sleep relatively early that could be a problem for you.
What could be improved: The noise from bars and restaurants at night when trying to sleep.Michael from United States – 2 December 2024 (10/10)
This property was beautiful, spacious and well thought out. Probably the best place we have ever stayed. Perfection!
What could be improved: It was great for us visiting off season. Might be a little noisy in season because it is in such a central location. Otherwise, everything was top notch!Linda from United Kingdom – 9 November 2024 (9/10)
Comfortable, spacious & convenient apartment well located in the Old City.
High spec furnishings & fittings, beautifully decorated.
What could be improved: Church bells nearby but didn’t bother us, local restaurant/bars quiet late evening, so outside noise not a problem.Tara from United Kingdom – 22 October 2024 (10/10)
The location and the apartment
What could be improved: Noise on the weekend from the square and local bar was noisy until 11:30pm, but not a problem for us but if you were after a quieter location, something to considerYvette from South Africa – 23 September 2024 (10/10)
Spacious, pristine, comfortable and small touches that take a stay from good to great. Delightful toiletries and good lighting are some of these touches.

The property is beautiful even better than the pictures. Its luxury really with a bedroom with a king bed and another large bed in the living area. The location is perfect the restaurants right outside your door.
You can open the windows and hear the vibe of the streets and the bells ringing.

Our stay at Piano Nobile Residence was incredible and unforgettable. This appears to be a newly renovated property with two bedrooms, an entrance, and a bathroom, in addition to a spacious sitting room and kitchenette in one of the large bedrooms. The property is located in the most attractive part of Old Town Dubrovnik, within easy walking distance of the Ploče Gate, the less crowded entrance to the city walls, and in close proximity to the main street (Stari Grad), the Main Cathedral, the Church of St. Blaise, the Clock Tower, the Rector's Palace, the Spanish Steps, other museums, and the port. Additionally, some of the best restaurants are right around you. The staff are incredibly friendly, and the apartment is spacious enough for a family and extremely clean. Highly recommended for couples and families.
