Look, I’ll be straight with you about Rooms Lami – it’s one of those places that grows on you once you figure out what you’re getting into. The location on Obala Ivana Pavla II is honestly pretty sweet, though you might walk past it the first time since it doesn’t scream “hotel” from the street. It’s tucked right along the waterfront, which means you’re literally steps away from where the locals grab their morning coffee and the tour boats start chugging out to Lokrum Island around 9 AM.

What I actually love about this place is how it feels more like staying at someone’s well-maintained guesthouse than a typical tourist trap. The rooms are clean and functional – nothing fancy, but you know what? Sometimes that’s exactly what you need when you’re spending most of your day exploring the old town anyway. The staff actually remembers your name after a day or two, which is refreshing in Dubrovnik where so many places treat you like just another booking number. Fair warning though – if you’re expecting marble bathrooms and turndown service, this isn’t your spot. It’s a solid 3-star that delivers exactly what it promises, no more, no less.

Here’s the thing about the location that most people don’t realize until they’re there: you’re close enough to walk to Pile Gate (the main entrance to the old town) in about 10 minutes, but far enough away that you’re not dealing with the cruise ship crowds stumbling around at all hours. The walk takes you right past some of the best konobas in the area – there’s this little place called Dubrovnik that locals hit up for fresh fish that tourists somehow never find. Parking can be a bit of a nightmare during peak season (July and August are brutal), but there’s a public lot about 200 meters away that won’t completely destroy your budget. The 7.2 rating makes sense to me – it’s not going to blow your mind, but it won’t disappoint either. I mean, for the price point in Dubrovnik, you’re getting honest value without the tourist markup you’ll find closer to Stradun. Just don’t expect them to have an elevator if you’re on the upper floors, and the walls are thin enough that you’ll hear your neighbors if they’re having a good time. But honestly? After a full day of climbing those ancient stone steps and dealing with the summer heat, you’ll sleep just fine.

  This property had the best location, after traveling for 16 hours by train and bus it was nice to arrive and it be across the street from the bus station.
  
  What could be improved: There was nothing I didn’t like about this property. Aircon was fantastic, big bathrooms, bed were comfy. I cannot complain especially for the price.

  The guesthouse was right across the street from the bus station. I was only staying 1 night to leave the next day for the Dubrovnik airport. It was easy for me since I arrived by bus and then took an airport bus the next day. It was above a cafe, so I thought it would be too noisy too sleep. But, it was fine especially with the air conditioning on.
  
  What could be improved: First world problem, but there was only a small amount of toilet paper. No, extra rolls. I probably could have contacted the owner, since she was very nice when I arrived.

  Across from the bus station which is what I want. I don’t want to lug my stuff around. Clean, bed comfortable and the cafe table and chairs on the roof was nice. I also appreciated the electric kettle, some cutlery and a fridge. Also a small blow dryer.
  
  What could be improved: The transparent curtains should be replaced with heavier material so outside lights don’t shine on the beds all night. One roll of toilet paper was not enough. At least two small rolls for two night stays.

  The room was big enough (I was alone but for two persons also good) and it was super clean. The bed was fantastic and a good bathroom

  The host was not very nice, we did not meet in person, but we texted couple of times. The room is very spacious and nice. There is a big bathroom as well. The place was very nice, the locations was very good as well. The floor was dirty.

  This location is just 1 minute walk from Bust station and 3 minutes walk from ferry station and with few restaurants and bar nearby. Local bus stop to dubrovnik old city is 1 minute walk from the property.

  The location was perfect as we had an early bus to catch, just across the street. The host greeted us right on time and was very nice. The studio had everything we could need and more, definitely exceeded expectations. The beds were comfortable, great A/C, decent Wifi and spacious. A great value for money.
  
  What could be improved: The pots and pans were a bit old and falling apart but still usable. They were a bit dirty but no problem to just clean them up again.
