Look, I've stayed in a lot of places in Dubrovnik over the years, and honestly?
Look, I’ve stayed in a lot of places in Dubrovnik over the years, and honestly? The Seaview on Ulica Srednji Kono is one of those finds that makes you feel like you’ve cracked some kind of code. I mean, you’re literally tucked into the Old Town – not some tourist trap version of it, but the actual living, breathing heart of the place where locals still hang their laundry from medieval windows and you can hear the church bells from three different centuries throughout the day.
The thing about this spot is that it actually delivers on that “seaview” promise without making you feel like you’re in some sterile resort bubble. You know what I love? In the morning, you can smell the coffee drifting up from the little café two streets over (they make the best burek, by the way), and by evening there’s this perfect mix of sea salt and that distinctive Adriatic pine scent that just… well, it’s Dubrovnik in a nutshell. The staff clearly knows the neighborhood inside and out – they’ll point you toward Gradska Kavana for drinks instead of the overpriced tourist spots, and they actually warned me that the street can get a bit lively on weekend nights when people spill out from the bars near Stradun. Not obnoxiously loud, just the good kind of alive that reminds you you’re in a real place.
What really sets this place apart though is how it manages to feel both historic and comfortable. The building itself has that weathered Dubrovnik stone character – you know, the kind that’s been standing since before most countries existed – but inside it’s been thoughtfully updated without losing its soul. The rooms have these thick walls that keep things surprisingly quiet (trust me, this matters when you’re this close to the action), and the bathrooms are properly modern, which honestly is a relief after some of the “charming” places I’ve endured in old European cities. Check-in was refreshingly straightforward too – no pretentious ceremony, just genuine helpfulness. And here’s something practical: parking is actually manageable here, which if you’ve ever tried to navigate a car through Dubrovnik’s maze, you’ll know is basically a miracle. That 9.6 rating? Yeah, it’s earned. This isn’t the kind of place that throws around fancy amenities to impress you – it just does everything right in a way that makes you want to extend your stay and maybe not tell too many people about it.

Beautiful apartment just outside the walls, with amazing views, perfect for a couple or two friends, very comfortable sofa bed in the living room. Fantastic attention to detail, very well equipped with everything one may need. Perfectly quiet in a small street, yet close to the old town and airport bus stop. The owners were lovely and very helpful. Highly recommended.

The place is super clean and cozy.
It looks like the owner cleans it as it is their own home with much care in details like all needed equipments to stay are here.
I did not meet the owner in person but she seems super kind during our communication on WhatsApp she was always helpful and fast in response whenever I asked on something and even questions about the city and places she was glad to help.
I asked to extend the check out time to get use of more hours in the city and she accepted immediately.
Beside that, it's 5 minutes walking from the central park if you are coming by car, and 5 minutes walk from the old town.
The view from the living room window was amazing BTW
I would stay here again if I come back to Dubrovnik. And I would recommend this 10/10 place for all visitors

Although we never met our hosts, they were very good about communicating to help us find the apartment, which was a little tricky. They also helped me figure out how to run the washing machine :) Speaking of which, LOVED the ability to do laundry during our stay. We used the clothes lines out in the garden. The apartment was large, and so sunny and comfortable with a giant couch to relax on. The window views are amazing! Hosts left us wine, beer and water, which was much appreciated after a long drive from Split. There are a lot of stairs involved when going out to explore, but that's just Dubrovnik. Stairs everywhere. Loved this property!
What could be improved: I think it would help future lodgers if you created a diagram that better shows how to reach the apartment coming from the 2 different arrival points. We took an Uber from Grand Parking, and the host's directions were pretty clear, but photos/3D diagrams would help, along with a directional sign at the top staircase if that is allowed.

The apartment was absolutely fabulous. It had everything that you could possibly need, plus more.
Matija was amazing with his communication before our arrival and during our stay.
He referred us to people that offered boat trips, to taxis and even offered to get medicine as I arrived with a cold.
The fridge was stocked with eggs, milk, juice, beers, 2 packs of cold meats ….etc, etc. This helped us as the surrounding supermarkets are closed on a Sunday.
What could be improved: Everything was perfect.
NB. Dubrovnik is built on a steep mountain… there are many, many stairs, this needs to be taken into consideration if you have mobility restrictions.

Superbly appointed and sparklingly clean apartment a short 5/10 minute walk down/up the hill from the old city walls, with all the mod-cons one could wish for. Great view out over Fort Lovrijenac and the bay. Nice little garden area for enjoying a sundowner drink too. Host very thoughtful as well and provided clear welcome guidance etc. Recommended.
