You know what caught me off guard about Sipa Apartments? The fact that you’re staying in Ploče – which honestly, most tourists have never heard of – but you’re literally a 10-minute walk from the Old Town madness. I mean, everyone fights over staying inside the city walls, but then they’re dealing with crowds at 7 AM and paying triple for everything. Here, you get this quiet residential vibe where actual Dubrovnik people live, but you can still hear the morning bells from the cathedral if you open your balcony door.
The apartment itself feels like someone’s stylish cousin decided to rent out their place – everything’s clean and modern without being sterile. The kitchen actually has proper knives (you’d be surprised how rare that is), and there’s this great little balcony where I’d sit with morning coffee watching locals walk their dogs down Petra Krešimira IV. The street’s pretty calm, though you’ll hear some traffic during rush hour – nothing crazy, just the normal city hum. What I really appreciated was the air conditioning that actually works (crucial in July heat) and the fact that the WiFi didn’t cut out every five minutes like so many places do.
The location thing is honestly genius once you figure it out. You’re close enough to walk to Banje Beach without the tourist trap pricing, and there’s this little local market about three blocks away where you can grab fresh produce and decent wine for half what you’d pay near the Stradun. Plus, if you’re planning any day trips – and you should, because Lokrum Island is incredible – you’re perfectly positioned for the ferry terminal. The 4-star rating feels about right; it’s not luxury resort fancy, but everything works the way it should, and the 8.7 rating makes sense when you consider you’re getting solid comfort without the Old Town chaos. I’d definitely stay here again, especially if I wanted to experience Dubrovnik like someone who actually lives there instead of just checking boxes off a tourist list.

There was a wrap around balcony over looking the city and the water with outdoor patio for eating. We were greeted with a bottle of wine and fresh grapes. It is run by a mother and son, they were very accommodating. The apartment is lovely. A short walk into town. We started here our first two nights and hopped around Croatia and ended up coming back for our last night. Highly recommend!

The view from the apartment is one to die for! From the balcony one can see the whole, wide, azure sea and the old town of Dubrovnik, at a distance but clearly visible. There is a bit of construction going on, and a large overhead crane somewhat mars the view, but it is still one of the best views we have ever had in our stays.
The host is super nice and accommodating. On the last day he allowed us a late check out and to keep the car in the garage for a longer time. Parking in Dubrovnik is limited and expensive, and having a private parking space was awesome!
The apartment was also well stocked, and the WiFi was good. There was complimentary wine and bruscetta for us on arrival.
All in all, a very nice experience.
What could be improved: I wish there were 2 bathrooms, in line with the 2 bedrooms. But then this is the way the apartment is, and we knew it. So, no complaints really.
Also, between booking and check in, the communication was through an agency Direct Brokers, which I felt was an added layer and therefore slow and unnecessary. The host was so accommodating. Location is very convenient if you like to walk (10-15 minutes to city center). Parking was available which was nice.
