You know what struck me first about Studio Nikol? The address – Prijeko 20 – which honestly tells you everything you need to know if you’re familiar with Dubrovnik’s Old Town. Prijeko is this narrow, bustling street that runs parallel to the famous Stradun, and I mean narrow – you’re talking maybe eight feet wide with limestone walls towering on both sides. It’s actually perfect positioning because you’re literally in the heart of everything (I could hit Rector’s Palace with a stone from the entrance), but you’re not dealing with the main tourist crush that makes Stradun feel like a medieval theme park during peak season.
The studio itself has that authentic Dubrovnik feel – thick stone walls that keep things surprisingly cool even in July, though you’ll want to crack the windows at night because, well, those same walls can trap heat. What I really appreciated was how they’ve managed to squeeze modern amenities into what’s clearly a centuries-old building without making it feel forced or fake. The bathroom actually has decent water pressure, which honestly isn’t a given in Old Town properties, and there’s enough space to spread out your stuff without living out of a suitcase. The 4-star rating feels right – it’s not luxury, but it’s thoughtfully done and genuinely comfortable.
Here’s what the booking sites won’t tell you: mornings on Prijeko are magical. Around 7 AM, before the cruise ship crowds arrive, you’ll hear the gentle clatter of restaurant owners setting up their terraces and maybe catch the scent of fresh bread from the bakery just down the street. By 10 AM though, it transforms into this lively corridor of outdoor dining and tourists, which is charming but definitely not quiet. The location means you’re a two-minute walk from Buža Bar (the cliff bar everyone posts on Instagram), and honestly, you can slip out for a late drink and be back in bed without the trek that guests staying in Lapad or Babin Kuk have to deal with. Parking is… well, there isn’t any nearby, but that’s true for literally everywhere in Old Town – you’ll use the public garage outside Pile Gate like everyone else. What makes Studio Nikol worth that 8.7 rating is the combination of being genuinely inside the historic core while still having the creature comforts that make a stay pleasant rather than just atmospheric. I mean, you could spend more for a sea view outside the walls, but then you’d miss those early morning moments when Old Town belongs to the locals and the light hits the limestone just right.

Located in the center of the old town amidst the restaurants. Can stroll through the Promenade. Since it’s on top of the restaurants there’s a lot of activity & noises till late night & the crew preparing for the opening of the restaurant in the mornings from around five thirty. So if you can handle this it’s great.
What could be improved: Kinda of confusing to locate the apartment & carrying the suitcases down the stairs is precarious & exhausting. What could be improved: Price is (too) high, everything you want extra costs a lot, such as late check out.

We had an amazing stay. The apartment is very clean, fully equipped, you have literally everything you could possible need. The location was also perfect.

What could be improved: It can get very noisy when restaurants are closing at 2am and reopening at 7am, I'd just recommend bringing some ear plugs.I recommend Studio Nikol as it is well located, clean. The unit is exactly what is in the picture. The location is great as it is right in the middle of old town.

What could be improved: You have to be aware that to access the unit you have to go up a few flights of stairs.
Though the windows cancel the outdoor noise, a restaurant uses the main floor. When they are closing the workers are loud and noise with moving the furniture indoors. Croatia is a safe country so it’s not a big issue but it’s worth mentioning that the door downstairs is often unlocked or even wide opened. You have to pass along tables to get to the unit and people use the door to hang backs and clothes.
The reception is at a different location. You have to go there for check in and check out. The lady answering through booking was a fast responder and helpful while the receptionist lady was quite the opposite. Location was perfect. We did not have to use any transports. The apartment was clean. The breakfast was at a near by cofe, and it was good and sufficient. The host was nice and answered quickly. I would recommend this apartment.
What could be improved: We did not have proper blankets for sleeping. We slept with the bed covering. It was comfortable but we just got surprised.
