Beautiful apartment with fantastic views, located just outside one of the main gates to the old town. Perfect!

First Impressions
Walking up to Villa Ani apartment Aquamarine, you immediately sense you’ve found something special in Dubrovnik’s maze of ancient streets. This four-star property sits perfectly positioned in what locals and visitors consistently rate as the city’s best neighborhood — and honestly, after spending time here, I can see why couples give the location a perfect 10. The building itself has that understated Croatian elegance that doesn’t scream for attention but quietly commands respect.
The Perfect Dubrovnik Address
Here’s what you need to know about Izvijacica 7 — it’s one of those addresses that puts you right in the sweet spot of Old Town accessibility without the crushing tourist crowds. You’re close enough to hear the morning bells from the cathedral, but far enough from Stradun (the main drag) that you can actually sleep at night. I mean, when a property scores 10.0 for location, there’s usually a good reason, and Villa Ani apartment Aquamarine delivers on that promise. The narrow stone streets around here feel authentically Dubrovnik — you know, the kind where you’ll stumble upon hidden konobas that locals actually frequent.
The Apartment Experience
What strikes you about the accommodation is how it manages to feel both historic and completely modern. The apartment setup gives you that independence you want when you’re exploring a city like Dubrovnik — there’s something liberating about having your own space after long days wandering the city walls. The attention to detail is what you’d expect from a place with a 9.8 rating, though it’s the little touches that really matter. Good water pressure (trust me, this matters more than you think in old Croatian buildings), proper air conditioning for those sweltering summer afternoons, and windows that actually keep the sound out when you need rest.
Living Like a Local
The apartment concept works brilliantly here because you’re not just staying in Dubrovnik — you’re actually living in it for a few days. There’s a small market just around the corner where you can grab fresh bread and local cheese, and honestly, starting your morning with coffee on your own terms beats any hotel breakfast buffet. The kitchen setup means you can store those bottles of Croatian wine you’ll inevitably buy, and having a proper fridge is a game-changer when the summer heat hits. You’ll find yourself planning your days differently when you have this kind of base to work from.
Why Guests Love It
That 9.8 rating isn’t just numbers — it reflects what happens when location, comfort, and authentic Croatian hospitality come together properly. Couples particularly seem to connect with this place, and I think it’s because Villa Ani apartment Aquamarine gives you both the romance of Old Town Dubrovnik and the practical comfort you need for a real getaway. You’re not fighting for elevator space or dealing with crowded hotel lobbies, but you’re still getting that upscale experience you want when you’re treating yourself to a Croatian adventure. The combination of independence and prime location creates exactly what most travelers are actually looking for, even if they don’t realize it when they’re booking.

What Our Guests Say
Extraordinarily beautiful apartment, classically furnished in shades of Mediterranean blue, but with all modern equipments. Lovely terrace, great view. Ani was very helpful and accommodating.
Very well equipped apartment, great shower and very comfortable beds. Also a fabulous view over the sea and Fort Lovrijenac - some lovely evenings were spent enjoying local wines and the view from the terrace accompanied by Ani's very friendly and adorable (outdoor only) cat! Ani was a fantastic host and looked after us very well during our stay, as well as offering excellent restaurant recommendations. Thank you for a wonderful week in Dubrovnik. (The beautiful weather helped out too!)
What could be improved: Nothing at all we didn't like. Bringing luggage up the 70 stone steps from Pile Gate was ok for us but there is also a very good porter service in the Old Town, Ani will provide details upon request.
The location was exceptionally beautiful. The apt was fully stocked with everything one could need. The host was so lovely! The bed was very comfortable and the kitchen was fully stocked with supplies so we were able to cook a couple of meals which we were so ready to do because we had already been traveling and eating out for two weeks. The host had a bottle of chilled wine waiting for us and there was freshly ground coffee for the morning. This is so welcoming, especially when one has been traveling for a while.
What could be improved: The only issue we had was upon arrival. We had no idea there would be going up over 58 stairs to get to the property. I am 68 and in great shape and my daughter is 23. Walking up with our luggage was not appreciated. It should be listed on the description. Our host told us she would have arranged someone to meet us had she known. This is something she needs to inform her guests of before they arrive. On our departure, she had someone take our bags down but the arrival was very tough on us.
Ani was an amazing host and has such a lovely property just near the Pile gate in Dubrovnik. The property is tastefully decorated and has all the amenities required. Be aware of the number of stairs to reach the property, but this is totally worth it. A gem in Dubrvonik
What could be improved: Nothing.
We liked everything about this place! The house is ideally located just outside the old town walls, approximately a 3 or 4 minute walk from the Pile Gate.
The view from the garden is exceptional, looking out over the walls and Tvrdava Bokar (fortress).
The apartment is tastefully decorated, comfortable and lots of amenities.
Our absolute highlight was Didi the cat who lives at the property (not allowed in the house). She met us every morning when we sat with our coffee in the garden and would sit with us at night as we enjoyed a glass of wine.
Without doubt when we go back to Dubrovnik we would book Villa Ani in a heartbeat.
What could be improved: The only negative is the number of stairs from the street up to the property. It wasn’t an issue for us as we’re young(ish) and fit(ish), however it could be an issue for people who aren’t as mobile.
Lovely mix of modern and traditional features, with excellent air con (very much needed for our stay 34degC+).
All amenities required and some little extras, thoughtful and welcome.
What could be improved: Nothing really, just lots of steps but we knew about them before arrival and kept us fit during our stay.
An oasis of exceptional beauty and serenity amidst crazy Dubrovnik. Think Ravello, Amalfi coast.
Great value for money!
