You know how sometimes you book a place based on photos and cross your fingers? Well, this one actually delivers. It’s tucked away on Baltazara Bogisica street, which is perfect because you’re close enough to walk into Old Town (maybe 10-15 minutes if you don’t mind the uphill trek back), but far enough that you won’t hear drunk tourists stumbling around at 2 AM. The sea view they promise? Yeah, it’s legit – I spent way too much time just staring out at the water with my morning coffee, watching the ferry boats chug toward the islands.
What really got me was the attention to detail that you don’t usually find at this price point. The rooms feel genuinely luxurious without being stuffy – think contemporary Croatian design with these gorgeous stone accents that actually complement the coastal setting instead of fighting against it. The staff clearly knows their stuff too; when I mentioned wanting to avoid the cruise ship crowds in Dubrovnik, they pointed me toward this little walking path that connects to the city walls during the quieter afternoon hours. Honestly, that tip alone made my whole trip better. The WiFi is solid (I had to work a few mornings), and surprisingly, the soundproofing is excellent – my neighbor’s kids were clearly having a blast in the pool area, but I couldn’t hear a thing from my room.
Here’s what I really appreciate about Villa Anica: it feels like someone who actually lives in Dubrovnik designed it for travelers who want more than just a place to crash. The breakfast spread focuses on local ingredients – proper Croatian cheese, fresh figs when they’re in season, and this incredible olive oil that I’m pretty sure spoiled me for life. Parking is included, which honestly saves you a fortune and a headache if you’re driving along the coast. I mean, trying to park anywhere near Old Town is basically a nightmare, so having a guaranteed spot is huge. The 9.6 rating makes total sense once you’re there – it’s not trying to be the fanciest place on the coast, but everything they do, they do really well. If you’re planning to spend your days exploring Dubrovnik and the surrounding islands but want to come back to something that feels like a proper retreat, this is your spot.

Very peaceful, comfortable, real home from home .
Mimi did the most wonderful breakfast , and we felt calm and relaxed from the first minute until we sadly returned home. Everything we would want was in our room, and a couple of extras. Close to the old town via 197 steps !! It was perfect for us. Definitely be back.
What could be improved: Everything was great for us and our needs
The property was minutes out of the Old Town’s hustle and bustle near a car park which was practical with a rented car. It was in a terraced garden with flowers and trees and so quiet, we could sleep with open windows

Amazing views, beautiful clean room, Mimi the host and Ricco the cat were unbelievably friendly and welcoming, close to everything you need, Dubrovnik and the people just fantastic, we will be back, and certainly will be staying here again. Do yourself a favour and come visit!!

The villa is in a fantastic location and it is incredibly peaceful and charming. The edge of the old town and the Adriatic Sea are both beautiful from the view of the terrace and windows. Mimi is such a lovely and kind host. She was immensely accommodating and went above and beyond to ensure that I had a wonderful stay. Thank you, Mimi!
Villa Anica was perfect. Perfect location for the Old Town, the beach, walking around the new town and also access to the hills. The room was so comfortable with a lot of room. The patio outside is absolutely delightful and the views arw amazing. Everything was exceptionally clean. Mimi could not have been more helpful and friendly and her breakfasts were lovely. Perfect accommodation.

The room was large with plenty of storage, beautifully decorated. We were met at the door with a smile, coffee and homemade cookies. We would recommend this location to our family and friends!
What could be improved: The beautiful view, flowers, orange and lemon trees, the patio, and the close proximity to the Old Town Dubrovnik! Please bring good walking shoes and understand in advance that you will be walking up thousands of steps and inclines no matter where you stay in Dubrovnik. Get in shape and enjoy!
Mimi is the most charming and helpful hostess. Villa Anica is the Mediterranean villa we dreamed of! Quiet neighborhood 5-10 minutes walk from Old Town. The views are stunning. The bed was the best of our trip.

Our stay at Villa Anica was fantastic! There were 4 of us, 2 couples and we had the entire lower level. So beautiful, quiet and comfortable!
Mimi was such a gracious hostess! So helpful with information to help us enjoy our time in Dubrovnik. She served us wonderful breakfasts on the terrace.
Our host helped us with everything especially important for us was parking and understanding routes to the old town without the steps and we were kindly instructed about it. Host was very heart-full while the whole our stay. The villa is gorgeous and atmosphere is unique. 10 of the 10
What could be improved: Liked everything. The only small issue was water leaking somewhere from the bath to the floor, but the same problems as well we experienced even in the most modern and new hotels and of course in authentic Villa such a thing isn’t a great deal
