You know what struck me first about Villa Franklin? It’s tucked away on this quiet little street called Grudska ulica, and I mean *really* tucked away – you’d walk right past it if you weren’t looking for the address. But that’s actually perfect because you’re literally a two-minute stroll from all the Old Town chaos, yet you come back to complete silence at night. No drunk tourists stumbling past your window at 3 AM, which honestly made all the difference during my stay.

The pool situation is what really sold me on this place. Most hotels in Dubrovnik either don’t have pools or they’re these tiny afterthoughts squeezed onto a rooftop. Villa Franklin’s pool actually feels like you can swim in it – not Olympic-sized or anything, but big enough that you’re not bumping into other guests every lap. The water’s kept perfectly cool, which you’ll appreciate after climbing those stone steps in the Old Town all day (and trust me, you’ll be doing a lot of climbing). I spent most afternoons there with a book, and the whole setup just feels more like staying at a friend’s really nice house than a hotel. The staff seems to know everyone’s name by day two, which is either impressive memory or they’re just not that busy – either way, it works.

What I really appreciated was how they handle the practical stuff without making a big deal about it. Parking in Dubrovnik is basically a nightmare, but they sorted it out without me having to think about it. The rooms are what you’d expect from a solid 4-star place – nothing revolutionary, but everything works and it’s spotlessly clean. The air conditioning actually cools the room down (not always a given in these older Croatian buildings), and the shower has proper water pressure. Look, I know these sound like basic things, but after staying in some places around the Adriatic where “charming” sometimes means “the WiFi works when it feels like it,” you start to value reliability. The 9.7 rating makes sense once you’re there – it’s not trying to be the flashiest place in town, but everything they do, they do really well. If you want to be in the heart of everything but still feel like you can actually relax, this is your spot.

  The villa was perfectly appointed, spotlessly clean and the decor and attention to detail made you feel welcomed and a true home from home – fresh flowers, welcome snacks and drinks in the fridge and toiletries in every bathroom. Brilliant location a short stroll from the Old Town and the views from the terrace simply mesmerising. The pool a great addition and we even got to use this in October. Mateo was a great host – swift communication, help with our luggage and flexibility in check in/out times truly appreciated.

  Host was very friendly and attentive. He was there to greet us when we arrived and kindly carried my bag up the steps to the villa. The pool was a lovely cool down after going around the Old Town and climbing all the steps. I would definitely recommend this villa when visiting Dubrovnik.

  Private and spacious villa with exceptional views of Dubrovnik old town and the Mediterranean. Mateo and his friend were great hosts, helping to carry our heavy luggage the +100 stairs to the property as well as escorting our car to a parking garage and a medical center. True professionals!

  Mateo was the perfect host. He met us on the street and helped us with our luggage.
  The villa was perfect for our family of 5. The views were beautiful, pool was perfect to cool down in, fresh flowers and supplies in fridge were very well received. Very short walk to town, lots of steps back up to villa, worth it for the view! Highly recommend for a stay in Dubrivnik.

  Mateo is an absolutely fantastic host. He is helpful, very informative and very kind. We were struggling to find the property and he bumped into us and immediately helped us carry our cases. We cannot speak highly enough of him. The property was superb. Spotless and beautifully decorated.

  Very spacious and had all that we needed. The best thing was the gorgeous pool as the weather was very hot. The hosts were great- helped us with our luggage and stocked the fridge with necessities and more. Couldn’t be happier with our stay.

  Villa Franklin was exceptional. It was spotlessly clean, had absolutely everything you would need with a beautiful view. Mateo was so helpful, arranging our airport transfers and even sorted out a birthday cake for my daughter
  
  What could be improved: There was only one criticism, and that was the steps to the villa, 104 to be precise, but they probably wouldn’t have seemed so bad if it wasn’t 34 degrees. On the plus side it was good leg exercise!

  Clean, spacious, beautiful views. Lovely furnishing and atmosphere inside and out. Well equipped kitchen and comfortable outdoor spaces.

  What could be improved: Small detail, but the poolside bedroom did not have an outlet in the bathroom, only in the bedroom. Aside from that, it was flawless.
