You know what struck me first about Villa Kolorina? It’s tucked away on this quiet little street called Ulica od Kolorine – honestly, I walked past it twice before spotting the entrance because it feels more like a local neighborhood than a tourist zone. Which is exactly why I ended up loving it. The building itself has that gorgeous Dalmatian stone facade that catches the morning light perfectly, and when you step inside, there’s this immediate sense of… well, calm, I guess. The kind of place where you can actually hear yourself think after battling the crowds on Stradun all day.

The rooms are what I’d call thoughtfully designed – not trying too hard to be trendy, but everything just works. My balcony looked out over these terracotta rooftops with glimpses of the Adriatic between the buildings, and honestly, I spent way too much time out there with my morning coffee. The staff actually knows the neighborhood, which sounds obvious but trust me, it’s not always the case. They pointed me toward this little bakery about three minutes away that locals use – no tourists, just incredible burek and the strongest coffee in Dubrovnik. The kind of insider tip that makes you feel like you’re not just another visitor checking boxes.

What really sets Villa Kolorina apart is how it manages to be both peaceful and perfectly positioned. You’re maybe a seven-minute walk to Pile Gate, but you’re not dealing with the constant stream of cruise ship groups that flood the main drags. I mean, you can still hear the city walls tour guides echoing in the distance during peak hours, but it’s more like background ambiance than noise pollution. The 9.6 rating makes total sense when you experience it – it’s not flashy or over-the-top, just really, really well done. The kind of place where you find yourself planning your next Dubrovnik trip before you’ve even checked out.

Perfect location with perfect view The perfect location with the perfect view. Just 200-300m far from the old city this comfortable apartment has a magnificent view to the beach. A few steps far from the house there's access to the sea, almost under the apartment The neighborhood with the surrounding alleys was the perfect addition to the scenery. The house was spacious with all the basic amenities and the communication with the owner was smooth, providing us in advance all the necessary information. Recommended for staying at the wonderful Dubrovnik.

Fantastic Stunning apartment. With a breathtaking view. We were simply speechless for the beauty of the place. The apartment is very close to the old city. In a quiet place, leaning over the sea. It's comfortable and clean. It has all the necessary amenities for a quick snack and breakfast. Quick and easy check in and check out.

The most perfect stay for a long or short holiday! It was the most perfect location! Being a 5 mins walk to the water was a plus. Stocked with towels and anything we needed for our stay.

What could be improved: Wish there was a full sized mirror but didn’t ruin our stay. It was amazing short stay and in the middle of everything!

Exceptional So helpful at check-in (quick WhatsApp exchange for the key code, made sure I was safely inside), all went smoothly and they let me drop my bags early so I could go roa.ing without a suitcase. The view in the advertising photo is the view from the private terrace - glorious! Location is unbeatable: couple of minutes to the Old Town along a beautiful road right by the sea. Eateries, places to have a drink, and the beach also on the doorstep. Everything worked, spotlessly clean. Thank you Kolorina!

Epic view of the ramparts and 10 minute walk to Old Town Wow, wow, wow. The view from the terrace is stunning. One of the best I have ever enjoyed. The property is spacious and the beds comfortable but if you want a view this one is amazing.

What could be improved: Some of the interior and furnishings could use updating. The undersea dioramas in the bedrooms were, well, a bit strange. The bathrooms are small so if you're a big person it might be a problem.

Over the top experience! The location is exceptional , as was the property manager. Villa Kolorina is one of the most unique places we have stayed, built into the side of the cliff, overlooking the ocean, below the fort. Over the top setting and views.
Close to Pile Gate and several restaurants.
Just wish we had more than one night there!

What could be improved: Needed matches in the kitchen, to start a small fire in the outdoor fireplace.
We couldn't get the hot water to work in one of the 2 bathrooms, so we just used the other bath. They are small bathrooms, but that is due to the properties unique location.
Iron railing around small patio overlooking the ocean was rusted, but it's due to the ocean corrosion, and that's hard to keep up with.
Just note that the stairs from the upstairs living space to the downstairs bedrooms, and bathrooms is steep. We are in our late 60's and reasonably fit, so it wasn't a problem. Overly large suitcases might be a problem.
