You know what struck me first about Villa Leoni? It’s tucked away on this quiet residential street in Ploče – and I mean actually quiet, not that fake “peaceful oasis” nonsense you read about places that are right next to construction sites. The location is honestly brilliant if you know Dubrovnik at all. You’re maybe a 10-minute walk from the Old Town walls, but you’re completely away from the cruise ship chaos that turns the main tourist areas into human sardine cans during summer. The neighborhood feels like where actual Dubrovnik residents live, with little grocery shops and cafés that don’t have English menus plastered everywhere.
The villa itself has this lovely stone facade that fits perfectly with the Dalmatian architecture – nothing flashy, just well-maintained and authentic. Check-in was refreshingly straightforward (no weird upselling or confusing key card systems), and the staff actually seemed to know the city well enough to give useful recommendations. I mean, they pointed me toward this little konoba about three blocks away that I never would’ve found otherwise, and it ended up being one of my best meals in Croatia. The rooms are what you’d expect from a solid 4-star place – clean, comfortable beds, decent-sized bathrooms, and air conditioning that actually works when you need it most. Nothing groundbreaking, but honestly, that’s exactly what you want when you’re spending most of your day exploring and just need a reliable place to crash.
What really sets Villa Leoni apart, though, is how it handles the practical stuff that can make or break a Dubrovnik stay. Parking is included, which is huge – if you’ve ever tried to navigate Old Town’s parking situation in July, you’ll understand why this matters. The breakfast setup is well-done without being over-the-top, and they time it so you can actually fuel up before heading out to beat the crowds at the city walls. The 9.4 rating makes sense once you’ve been there; it’s not trying to be the fanciest place in town, but it nails all the things that matter when you’re using Dubrovnik as your base for exploring the region. Plus, if you’re planning day trips to places like Korčula or the Elaphiti Islands, the location gives you easy access to the ferry terminals without having to drag your luggage through cobblestone streets at dawn. It’s the kind of place where everything just works smoothly, which – let’s be honest – is exactly what you want when you’re trying to make the most of your time in one of Croatia’s most beautiful cities.

Location ideal - short walk into town and to beach. Lovely view from balcony.
What could be improved: Nothing. Lot of stairs down to beach which might bother some people.

This was my second stay at Villa Leoni. The location is ideal for visiting the old town. The hosts are gracious and helpful. Both rooms I have had have been clean and comfortable with great views of the water and old town. I will stay there again on my next visit to Dubrovnik.
What could be improved: There are many stairs to navigate to get to the sea and old town. This is true of most anywhere that you would stay in Dubrovnik. It is part of the charm, but would be difficult for anyone with limited mobility.

The apartment feels much larger than what you see in the pictures. Very clean, quite new and with an incredible view. The owner was very gracious and gave us a lot of local information. He was always at our disposable if we had a question. We loved our stay at Villa Leoni and would definitely stay here again!
What could be improved: We didn't know there were two parking locations (about a city block apart) and we initially parked in the wrong spot and a local resident was not happy that we took his space. Parking is at a premium in Dubrovnick! We eventually got it figured out when the villa owner flagged us down.
Also, there are 180+ steps down (and back up!) to the old city. If you take your time it's not too bad coming back up. If you want access to one of the main roads and a bus line, then it's only about 20 steps up. Worth it.
