It’s tucked away on Frana Supila – which, if you know the area, is this lovely residential street in Ploče that’s just far enough from the Old Town chaos but close enough that you can walk there in maybe 15 minutes along the waterfront. The thing is, most tourists never venture into this neighborhood, so you get this authentic Croatian residential vibe that’s actually pretty rare in Dubrovnik these days.
The moment you step inside, you realize this isn’t your typical “luxury hotel” setup. I mean, it technically has five stars and that crazy 9.8 rating, but it feels more like staying at your incredibly well-traveled friend’s gorgeous home – you know, the friend who has impeccable taste and somehow always knows where to source the perfect everything. The rooms have this understated elegance that’s hard to pull off… think Croatian stone and wood mixed with modern touches that don’t feel forced or flashy. What really got me was the attention to detail – like, the bathroom toiletries were actually good (not just fancy packaging), and the bed linens had that perfect weight where you immediately sink in but don’t feel like you’re drowning in fluff.
Here’s what I really appreciated: the staff actually knows the area. Not just the standard tourist recommendations, but they pointed me toward this little konoba about ten minutes away that I never would’ve found otherwise, and they knew exactly when the morning produce market gets the best stuff (around 8 AM, if you’re curious). Parking can be a bit of a puzzle in this part of town – the streets are narrow and very Croatian-residential – but they sorted that out without me even asking. The noise level is practically nonexistent, which is saying something since Dubrovnik can get pretty intense during peak season. Even in July, when the Old Town is absolutely swarming, you come back to Villa Paulina and it’s like stepping into this calm pocket of the city where you can actually hear yourself think. There’s something about waking up to the sound of locals going about their morning routines instead of tour groups that just hits differently, you know? It’s the kind of place where you end up extending your stay if you can swing it, because honestly, once you experience Dubrovnik from this little corner of Ploče, going back to the tourist-heavy areas feels a bit exhausting.

Wonderful location and amenities! We could walk very easily to the beach, great restaurants, grocery store and old town. There's really no need for a car although they had private parking for us just in front of the villa. The pool and patio was relaxing. And each room had their own en suite bathroom with heated floors. Absolutely luxurious. Host was welcoming and helpful in every instance.

Property is quirky, comfy beds, really gorgeous view, nice terrace. The location is absolutely amazing, just a short walk from old town.
What really made it for us was Ivan, the owner of the villa. He was so attentive and helpful organising us boat trips, walking tours, catering and recommending/booking us numerous lovely restaurants, which really made our trip. Thanks Ivan!!

We loved everything about Villa Paulina. We felt so lucky to have found it. It's the most perfect place for a group of friends. The villa is so beautiful and the views are out of this world.
Ivan is so helpful, nothing was too much trouble. He organised a very large supermarket shop and our airport transfers, which meant we could just relax and enjoy our special weekend.
