Villas & SPA Dubrovnik – Resort of 5 Star Villas Overview

I’ll be honest – when I first pulled up to Villas & SPA Dubrovnik on Podumane, I wasn’t expecting much from the street view. You’re sort of tucked away from the main tourist chaos, which actually turns out to be the whole point. This place gets the balance right between being close enough to matter but far enough to breathe, you know?

The villa setup is what really sold me on this place. Instead of cramming you into some generic hotel room, you’re getting your own space that feels like… well, like someone’s really nice Croatian vacation home, if that someone happened to have impeccable taste and a serious spa budget. Each villa has this natural stone thing going on that doesn’t feel fake or overdone – it’s just warm and solid in a way that makes you want to walk around barefoot. The pools are private, which means you can actually relax without some kid doing cannonballs three feet away (though honestly, even the families here seem pretty chill).

What I didn’t expect was how quiet it gets at night. I mean, you’re still in Dubrovnik, but you’re positioned just right so the evening breeze comes through without all the street noise from the old town. The spa treatments are legitimately good too – not just some massage table thrown in a basement somewhere. They’ve got this whole wellness thing figured out, and the staff actually knows what they’re doing instead of just going through the motions. The breakfast spread changes daily, which is a small detail that shouldn’t matter as much as it does, but when you’re staying somewhere for more than a couple nights, it really does make a difference. You can also walk to some decent local spots if you want to get out of the resort bubble – there’s a little konoba about ten minutes down the hill that does incredible seafood, though I’d recommend making a reservation during summer months. The only thing I’d mention is that you’ll probably want a car if you’re planning to explore beyond Dubrovnik proper, but the front desk can sort that out pretty easily. This isn’t the kind of place where you feel like you’re just another tourist getting shuffled through – it’s more like staying somewhere that someone actually cares about.

Reviews of Villas & SPA Dubrovnik – Resort of 5 Star Villas

  • Gorgeous villas with a fabulous host – Melia from United States – 4 June 2025 (10/10)

We had an incredible time staying at Villas & Spa. The villas themselves were new and very beautifully designed. They are right on the water, so the view (especially at sunset!) was gorgeous. The location was perfect, because it was in a quieter area, but still only about a 15 minute drive to Old Town. There’s a grocery store, cafes, and a restaurant all within 5-10 minute walking distance, and a great path along the water. Igor was such an amazing host! We had a large group (15 people staying in two of the villas), and he helped us book rides to/from the ferry and airport, a full-day boat trip to some of the nearby islands, and a dinner with traditional dishes cooked by a private chef. He was very responsive to any questions that we had and really went out of his way to make sure we had a great stay. We would love to return!

  • Exceptional – Sam from United States – 14 May 2025 (10/10)

Absolutely amazing stay with 8 people. Villa is furnished to perfection and brand new with stunning views. Includes a luxurious pool, hot tub, kitchen, gym, and sauna. Igor was amazing – met us at the villa and was our concierge for the whole trip, helping with reservations, cars, and questions about the home. Highly recommend!

  • Hidden Gem of Adriatic – Anna from France – 5 May 2025 (10/10)

We stayed in Villa W. The swimming pool was absolutely gorgeous, large and, best of all, heated. The lounge area was definitely a bonus. The villa itself is stunning, and our host, Ana, was incredibly helpful and kind. The top floor features a spa zone with a jacuzzi, sauna, massage room and gym, all offering a direct sea view. We enjoyed relaxing on the top terrace while watching the Adriatic Sea. Our stay lasted four nights, and the best part is that you never want to leave this place. Dubrovnik is just ten minutes away and easily accessible by Uber. We parked our car at the villa and didn't need to move it.

The bay is absolutely beautiful, and the entire area is peaceful. If you enjoy jogging, there’s an excellent promenade below the villas. Although the villa is equipped with a gym, we preferred to jog outside.

We took a full-day boat trip to Lopud Island and enjoyed the stunning Šunj Beach. The Megi restaurant and supermarkets are just 300 meters away.

  • Unforgettable, exceeded our expectations – Rana from Bahrain – 27 April 2025 (10/10)

The villa was beautiful, exactly as shown in the photos. The whole area is extremely safe, everyone was very nice. The host Igor was extremely kind, welcoming, helpful, & generous. He arranged many activities for us. We had a private chef cook us a 6 course meal on the 1st night, every dish was flavorful, delicious, & presented beautifully. On the second day he arranged a boat trip for us, the boat was very nice & clean, the staff were very friendly and kind, they took us around dubrovnik, we saw some caves, & then took us to have lunch at Lopud island, they made us a reservation at a restaurant on the beach, the food and view were more than amazing. On our last day he arranged for us to go on a tour to see the sea salt mines & oyster farm. I could go on and on about how wonderful & unforgettable this trip was, it truly exceeded our expectations thanks to Igor.

  • Exceptional – Christian from Switzerland – 24 April 2025 (10/10)

The location is fantastic, beautiful and peaceful, yet it’s only a 15-minute drive from Old Town. We stayed in April and were among the villa’s first guests. Each villa offers privacy, a spa area, and a swimming pool. Our host, Ana, was incredibly helpful with everything we needed. We enjoyed a jet ski ride right from our bay and arranged for massage treatments at the villa, which was quite convenient.

There’s a beautiful walking path from the bay to Dubrovnik Marina, and supermarkets are just a 7–8-minute walk away. Definitely coming back.

  • Heated swimming pool – Frano from Croatia – 21 April 2025 (10/10)

This villa is the definition of luxury and elegance. Located right by the sea, it offers absolutely breathtaking views of the Adriatic, especially at sunset. Every detail has been carefully thought out — from the stylish, contemporary interior design to the top-quality furnishings. Everything is brand new and impeccably clean. The comfort level is exceptional, making it feel like a true home away from home. The outdoor area is equally impressive, featuring a beautiful private pool that invites you to relax and soak in the peaceful surroundings. We couldn’t have imagined a more perfect stay in Dubrovnik — this place is a true gem, and we can’t wait to return. The best thing is that the swimming pool is heated, so we enjoyed 29 degrees Celsius in April.

  • Luxury experience – Robert from Croatia – 14 April 2025 (10/10)

The property is on top location, merely 12-15 minutes by car to the Old Town, which is really convenient. Rooms are spacious, all areas are perfectly clean, but the biggest 'wow' are the outside areas including large pool, lounge area and barbecue corner. Definitely recommendable for families or friends on vacation looking for that Mediterranean feel and privacy in a peaceful location.

What could be improved: Luxury experience

  • Exceptional – Madelon from France – 13 April 2025 (10/10)

The villas are brand new and stylish, offering a variety of entertainment options such as kayaking, boat trips directly from the bay where the villas are situated, a chef with a waiter, massages, jet skiing, and more. All activities need to be arranged in advance with the host and are available at an additional cost. The only downside for us was that, although it is less than 4 kilometers away from the old town in a straight line, it takes about 15 minutes by taxi to get there. An Uber ride is quite affordable, costing less than 10 euros. The nearby bar was not open yet since we visited during the off-season.

  • The Bay – Matko from United Kingdom – 1 April 2025 (10/10)

I must admit that the location is absolutely incredible. Nestled in a small bay, it offers stunning sea views. Unfortunately, the beach bar has not opened yet, but I can imagine how perfect it will be during the summer. The staff offered us a transfer to the Old Town via speedboat, but we opted for a regular taxi, which took about ten minutes.

The accommodation is brand new and stylish; they mentioned that we were among their first guests. There are three villas: the first one boasts the best view but is slightly smaller, while the other two feature a large pool area, a barbecue area, and spacious living rooms, all with excellent sea views from nearly every spot. Since the resort wasn't fully occupied at the time, we were able to choose our villa, and we decided on Villa E, which we did not regret. It has five large bedrooms, most of which offer sea views, a spa zone, a jacuzzi on the top floor, and one of the best pools I have ever seen. Generally speaking, all the villas are quite similar, so you can't go wrong with any choice.

I will definitely be returning in September.

  • Exceptional – Natalie from Russia – 23 June 2025 (10/10)
