You know what? I wasn’t expecting much when I first pulled up to Apartment Nikatoni on Liechtensteinov Put – I mean, it’s tucked away in this quiet residential stretch of Lapad that most tourists completely miss. But honestly, that turned out to be exactly what made it special. The building itself has that understated Croatian charm where it’s clearly well-maintained but doesn’t scream “tourist accommodation” at you, which I actually loved.

The apartment itself really surprised me. It’s got this lived-in comfort that you just don’t find in most hotels – like someone actually thought about how you’d want to spread out after a long day of wandering Dubrovnik’s stone streets. The kitchen is properly equipped too, not just some sad mini-fridge situation, which came in handy when I grabbed fresh seafood from the morning market near Gruz port. What really got me though was how quiet it stays at night. Lapad has this perfect balance where you’re close enough to hear the occasional tram heading toward the peninsula, but far enough from the main tourist chaos that you can actually sleep with the windows open. The air conditioning works well too – and trust me, you’ll want that during those sticky July nights.

Location-wise, it’s sort of perfect if you know how to work it. Sure, you’re not stumbling distance from the Old Town, but the bus connections are actually better than most places I’ve stayed. The number 6 runs pretty regularly, and honestly, after spending days getting crushed by cruise ship crowds in the old city, coming back to this quieter neighborhood felt like a genuine escape. There’s this little bakery about a five-minute walk away that does incredible burek in the mornings, and the whole area has that authentic residential vibe where you see locals going about their actual lives. Plus – and this is huge – parking isn’t the nightmare it is closer to the center. The host was straightforward about everything too, no overselling or weird surprises, just solid communication and reasonable check-in. For the price point and that 9.3 rating, I get it. It’s not trying to be the fanciest place in Dubrovnik, but it nails the things that actually matter when you’re traveling.

  Incredibly clean, cozy apartment. Located in a really quiet neighborhood, but close enough to the center. The beach is amazing, three minutes' walk away. All amenities are taken into account in the apartment in great detail. There was no need that could not be met. Snow-white towels and bedding created real home comfort, and the wonderful view from the window overlooking the sea every morning reminded me of rest.

  It's very cheap to take a taxi from the bus station. It's a 15-20 minute walk from the old town. There's a convenience store next to it, and it only takes five minutes to walk to Bellevue Beach. The house has a great view of the sea, complete facilities, and the landlord is very warm and friendly.
  
  What could be improved: The bed in the king-size bed room makes a little noise when you lie down on it.

  The apartment is in an excellent location, close to a beautiful beach, close to the old town, close to a forest. A grocery store just 50 m away.
  Equipped with everything one might need.
  And the best "feature" is the host, Julijana, who really did everything for us, she rearranged the flat a bit to fit our toddler better, left some fruit there for us… If I could give 11 points, I would. 🙂

  Location excellent, the facilities in the apartment, the cleanliness. The hostess was very attentive and also ordered us a taxi on arrival of dubrovnik, and recommend local events going on in dubrovnik.

  The cleanliness was on top. The apartment is very spacious and well located. The host is very helpful and responsive. The apartment is also fully furnished and well equipped, we had everything we needed.

  The apartment is very nice, super clean, the view is amazing, the closest beach is at 5mns by walk and is wonderful, the old town is at 15mns by walk or 5mns by bus! Big enough for a family of 4 and the host is so kind! I recommand

  Just be aware that they are few stairs to go to the apartment and to the beach.

  The location was perfect, just few minutes walk from Bellevue beach. The old town is also within walking distance from it. The sea view from the window is superb. Wifi was fast. They provide everything you need in the apartment. The apartment was clean and cozy. They even arranged a taxi for pick up from the airport.

  It was a very nice apartment in a nice location. I would give it 100 points if I could. we stayed with two little kids and had everything we need. And Julijana was the most caring, well wishing, adorable host – with her wonderful family. all the best for you all.
