  Beware that the property entrance is in the middle of the hill and there's NO LIFT, only tiny stairs. So you would need to carry your own luggage either from the top of the hill (then walk down 3~4 floors of stairs) or from the bottom of the hill (then walk up about 3 floors of stairs). Moreover, there's NO LIFT inside the building as well. If I had notice these before booking, I would definitely choose other hotel. The female staff is nice that she helped me carry my luggage to my room up on the 3rd floor and also helped me to moved down to the bottom of the hill on the checked out day. We were both sweating from carry the luggage. Otherwise the view of the room is impeccable and the room itself is clean and has everything. The staff is friendly.

  Traveling with family so we booked 2 rooms. Very nice small hotel with good breakfast and view of the bay/sea. Staff was very helpful. Good value for money as most hotels in Dubrovnik and that area are expensive/old, this one is quite new and comfortable. Quick access to the sea once you go down the stairs.

  Magical views over bay from common terrace , close to swimming and restaurant. Old town is very easy from nearby bus stop or taxi points . Away from large crowds at old town

  Location was great – few steps down to promenade. Exceptional staff – friendly and very helpful.
  
  What could be improved: The number of stairs to get to the hotel. No lift in hotel. We were aware of this. Had a lot of luggage as this was start of trip but nonetheless it gave us some good excercise!

  Dubrovnik is beautiful!! The city itself can be a real workout at times but totally worth it. Art hotel is in a stunning location and the views are awesome!!!
  Lapad peninsula is fab with bars and restaurants on your doorstep. Alot quieter than the Old Town which is a short bus ride away.
  
  What could be improved: I can understand customers concerns regarding the steps, and you would need to be mobile and not afraid of exercise, however it's totally worth it!!
