You know what really caught me off guard about this place? It’s literally right on the water – I’m talking waves-practically-lapping-at-your-balcony close. When I first walked in, I actually stopped mid-step because the view through those floor-to-ceiling windows was just… well, it’s the kind of thing that makes you forget you’re checking your phone every five minutes. The apartment itself feels more like someone’s gorgeous vacation home than a typical rental, which honestly makes sense given how well everything’s been thought out. The kitchen actually has proper coffee gear (not those sad little packets), and the bathroom has one of those rainfall showers that you end up staying in way too long.

What really sets this apart – and I mean this – is how it sits perfectly between the old town chaos and having your own peaceful slice of the Adriatic. You can hear the gentle lapping of water at night instead of the usual tourist crowds stumbling back from dinner, but you’re still close enough to walk to Stradun in about ten minutes. The owner clearly knows Dubrovnik inside and out because there’s this little folder with actual useful recommendations, not the usual tourist trap stuff. They pointed me toward this tiny konoba tucked away near Pile Gate that I never would’ve found otherwise.

The building itself is newer construction, which means you get modern amenities without sacrificing the views – and trust me, parking in Dubrovnik is a nightmare, but they’ve actually sorted that out too. I stayed during shoulder season in early October, and honestly, it was perfect. The summer crowds had thinned out, the water was still warm enough for swimming, and you could actually enjoy the balcony without feeling like you’re melting. The morning light streaming across the water while you’re having coffee is something else entirely. Even the little details work – the Wi-Fi actually functions properly (crucial for those of us who can’t completely disconnect), and the air conditioning doesn’t sound like a jet engine.

If I’m being completely honest, this is the kind of place that makes you dangerous – you know, where you start seriously googling Croatian residency requirements about three days in. It’s not just the apartment itself, though that’s gorgeous, it’s how it lets you experience Dubrovnik like you actually live there for a few days instead of just passing through with a tour group.

  The apartment‘a setting is stunning, perched on a wooden cliff looking across the bay to a view of the Old Town and sunset that others have to travel to see.
  
  What could be improved: I imagine the road here might be challenging in summer crowds, but we generally left the car in the private parking and took rapid Ubers from outside the neighbouring church for circa €5

  Apartment had absolutely everything you would possibly need or want on your holidays. Everything was so clean and well organised. There was so many complimentary/essential items provided, you would normally had to go and buy. Our hosts was supper helpful and gave us great advice where to eat and what to see.
  But the best of all was the location. This was by far the best view we ever had. Only 20 min walk to old town. If you after relaxing holidays in beautiful settings this is the place to go.

  This holiday we found the most perfect place to stay! We spent five days in lovely Dubrovnik.
  
  We went sailing, paddling, visit old Dubrovnik (20 min walk from the apartment). Swimming at the beach and from the rocks nearby, but best of all was chilling at the apartment!
  
  Sitting on the porch and watching the boats, sunbathing on the terrace listening to the waves and cooking dinner outside just in time for sunset. We loved it all!
  
  The apartment was so well prepared. Everything we needed, and more, was there.
  Lukša was the best host. Always quick to answer our sms with questions about the best restaurants or beaches.

  Our stay here exceeded our expectations. The rooms were neat, clean, and fragrant, with a sea view. A wonderful terrace with a beautiful view of the bay, the old town, and the island of Lokrum. On the terrace, which consists of 3 levels, there is a summer kitchen with a table, deckchairs, and a jacuzzi. Every evening, after returning from the city, we spent time here, resting after the hardships of the hike and planning the next day. The host is very nice and friendly. He organized a transfer from the airport, stored our luggage, and gave us some tips on what to see, how to get there, where to eat, etc. On the first day, he provided us with snacks, which was very helpful for us, because it was a Sunday when the shops were closed: ) He made sure everything was fine.
  We highly recommend staying here.

  What a great holiday, thanks to the host and the amazing set-up. My family of four thoroughly enjoyed the beautiful views from the balcony and hot tub over our stay and the very special sunsets over the old town of Dubrovnik. Easy access to the town center by Uber and there is many, and they are very quick to get you from anywhere, it is a 20 min walk into the old town but well worth the journey for the views on the route are also great. The apartment has everything you need and more for self-catering, the detail and time spent on the finishes are very well thought of, if you think of something that you have at home the apartments have it too. There is a beautiful beach not even 100 meters from the flat called St Jacobs Beach and this is great for snorkeling and swimming and jumping off small rock ledges into the water. My kids had hours of fun and would highly recommend this venue to any family as it is also very private with enough areas around the apartment to unwind and relax and you are not on top of each other.
  
  What could be improved: It was all good, even the climbing of a few stairs from the beach. (Seemingly very little to complain about) if that was the worst part…

  We had an excellent stay in this new, beautiful apartment, with a TOP sea view. The apartment is situated in a quiet location and just a few steps from the St. Jacob beach. The inventory of it has everything you need for a perfect holiday…large terrace, jacuzzi, nice outside kitchen including a grill, fridge e.t.c. The owners are very nice and kind people! They took care of every detail. The old town is just 20 minutes away by walking from the apartment. Cherry on the top was, that we were the first guests! Thank you for the great memories!

  Wie denken, es ist die beste Unterkunft in ganz Dubrovnik. Eine tolle Ferienwohnung mit großer Terrasse mit Jaguzzi und super Aussicht auf Dubrovnik . Es war alles sehr sauber und gepflegt und die Terrasse hat eine Außenküche.
  Fußweg zur Altstadt ca. 25 Minuten.
  Der Vermieter sehr freundlich und hilfsbereit.
  Wir hatten einen tollen Aufenthalt 😊

  Vynikající pobyt v krásném místě s úžasným výhledem na moře a město Dubrovník. Perfektní ubytování, moderně a vkusně zařízený byt s terasou, doplněnou středomořskou vegetací, oceňuji venkovní kuchyni, která disponuje vším, co k přípravě pokrmů potřebujete, večer krásné chvíle ve vířivce. Velice milý a vstřícný majitel, nic nebyl problém. Dostatečné soukromí, na Dubrovník mimořádně klidná lokalita, do města cca 20 min. na pohodu pěšky, pár metrů od ubytování krásná písčito oblázková pláž, kouzelný přístup po schodech, průzračná voda. Ubytování předčilo naše očekávání, rozhodně nejsme naposledy.

  В апартаментах есть все необходимое для жизни:
  – полностью укомплектованная кухня с новой посудой, посудомойкой, расходниками (бумажные полотенца, капсулы для посудомойки, полотенца), духовкой, плитой, холодильником, кофемашиной, телевизором, кондиционером. Снаружи также есть личная кухня с грилем, отдельным холодильником, электрочайником;
  – душевая комната со стиральной машиной, запасами гигиенических средств, феном;
  – спальня с удобной кроватью, запасными одеялами, чистым постельным бельем, кондицинером, просторным шкафом;
  – терраса с лежаками, просторным чистым джакузи, местами для сушки вещей и отдыха.
  
  Все в идеальном состоянии, продумано до самых мелочей, хозяева действительно очень тщательно подошли к тому, чтобы обеспечить постояльцам лучшие впечатления от отдыха.
  
  Luksa всегда был на связи, отвечал на все вопросы, предоставлял всю необходимую информацию, и идеально подготовил апартаменты к заезду. После дороги приветственные напитки, кофе и закуски были очень кстати! 🙂
  
  Главная особенность – невероятный вид на Дубровник, на море и соседние острова (закатная сторона). До пляжа пара минут пешком. Чтобы добраться до пляжа, приходилось подниматься/спускаться по лестницам, но оно полностью того стоило.
  
  От апартаментов до ближайшего магазина около 15 минут пешком, до старого города на убере около трех минут с фиксированной ценой 6,5 евро.
  
  Это действительно то место, куда хочется возвращаться снова и снова.
  
  What could be improved: По вечерам снаружи было достаточно много насекомых, но это никак не повлияло на качество отдыха.
